It has? Pretty sure the amount of development in and around Findlay Market has been speeding up not slowing down? I don’t know why  people think that they have to park right next to where they want to go. When I go down to Findlay Market I park further down in OTR and take the streetcar. There’s multiple ways to get to any place in downtown/OTR other than driving. Downtown/OTR was never meant to be a car needed neighborhood and it never should be.

It used to be free to park in Findlay Market's lots. When they started charging for parking, the business owners screamed bloody murder and said that no one would go to Findlay Market anymore if they had to pay to park. In reality, business boomed and has continued to grow ever since. They announced a few weeks ago that the parking rates will be going up and, once again, the business owners screamed bloody murder. But they will be fine.

People don't decide to go to a certain area based on how easy it is to park there. People are smart. If there is something there that they want to visit...they will find a way to get there.

My hope is that when this new parking garage is built, it will serve the parking needs of the market and nearby businesses, and the Findlay Market/city-owned lots in the neighborhood can be redeveloped. The north lot would be a great location for a second market house, and the south lot is a prime location for new apartment or condo buildings as the North of Liberty area starts to redevelop.

Yes, what freaks people out is not knowing where to look for parking, causing them to drive around aimlessly looking for a street space. This makes them look stupid to their passengers and causes arguments and stress. And then there is the terrifying act of skillfully executing a parallel parking move, something that has not changed since they took their drivers license exam.

The cost of parking is truly secondary.

And as for Findlay market vendors, if anything, the last 15 years seems to have shown that if you want the market to thrive, just do whatever the current vendors say will destroy their business.

Yeah I wouldn't underestimate the embarrassment people experience with wayfinding and parking...I have listened to endless complaints from grandparents and other old people about getting "in-and-out" of "such-and-such" hospital.  Old people literally make significant medical decisions based on parking.  The "hassle" of Clifton is a big motivator for all of the suburban hospitals and medical offices.

As for the stadium, I walked around and took photos on Jan 1 but might not be able to upload soon.  What strikes me at the moment is how far apart the opposing sets of grandstands are.  They're probably 75-100 feet farther apart than the new nearby Stargel football field.

Also, the newly completed Stargel has some very weird signage facing Ezzard Charles.  The text on the awning physically blocks the view of the "Cincinnati Public Schools" signage.  Total incompetence by the designer.

I dont know about the rest of you, but I was really not expecting 10 stories, thats great news! Excited to see how this turns out.

That can't be right.  Some people on here already told us all they were ever going to build were parking garages...

On a serious note I wonder why the building facing Liberty is smaller then the other site.  This also doesn't show the ballet and Tri State building which will be another site the team will surely develop.  They can't do anything with that space though until the ballet moves next summer.

A 10 store building will be quite nice! I'm hoping that the daycare part is true. It's really hard finding a legit daycare in the urban core that is reputable.

This might be a small thing, but that is a huge barrier for some younger millenial couples with kids to move down to the urban core because of the lack of quality day cares.

From Central Parkway, the parking garage will be completely hidden, so that's good... although it kind of stinks that the view from John St will be a 6-story garage.

Still no timeline on the future development, though. Would be nice to have a sense of how long it would take (even if it's a ballpark guess).

I wonder if the new addition of billionaire Meg Whitman to the ownership group will help infuse an influx of cash to appropriately fund the additional development quicker?

Honestly, best news possible - assuming it comes true.

The additional development is just another way for the team owners to generate revenue.  I'm sure they have some people working on potential ideas but the main focus is making sure the stadium is finished and ready to be open by next season.  Once it's open then they can shift focus fully to the other developments.

Purely guessing but since the stadium opens spring of 2021 I'd then give them another 1-2 years to develop plans, get them approved and build.  So I'd think summer of 2022 to spring of 2023 is the earliest we'll see these developments open.

Good bet Meg Whitman came aboard the ownership group for first dibs at development around the stadium. Her development company associate capitals has done a few billionaire dollar developments and is growing.

Well, the smaller building isn't facing Liberty, it's facing Bauer Avenue, a narrow street. I assume that the team will want to demolish the former church/synagogue as soon as possible so that this development is at least visible from Liberty. And in the long term, maybe put another building between Bauer and Liberty.

You're right that's Bauer.  I completely misread the map/picture.  The team bought the Baptist church there, rght?  Do they own the tire store and other land east of the church?  If they don't yet I'm guessing they will in the future.  Anything up against Liberty or Central Pkwy should really be able to have some height and hopefully density.

They own the church.

They don't own the tire store, though I'm sure they are never going to stop trying to buy it.

Office would be an excellent use right next to the stadium. They could be a perfect fit and utilize the parking next to the stadium during the middle of the week day. Any residential on a large scale may prefer to have a separate parking garage built underneath their buildings so residents don't have to move during games.

The club’s list of proposed uses is in there in its entirety. They didn’t include hotel as a use, I’m guessing because they have that earmarked for the ballet space.

FCC's back office and sales people all still work in office space downtown on 4th.  I think they'll eventually move to some office space next to the stadium.

A name brand boutique hotel makes way to much sense not to happen.

Traveling supporter fans is a big thing in mls, so I definitely think a nearby stadium hotel could nicely support traveling away fans, and greater cincinnatians who don't go to every fcc game but want to make an mini vacation from it (like nearby dayton). Only hotel options are still only cbd/banks/uptown. Still nothing in otr/west end.

Pretty small place, though. Stayed there twice -- once in 2013 and again in November 2019. I liked it. My wife loved it.

I really hope the Tri-State building stays. Once you strip away the additions and reopen windows it will be a great building with lots of potential. (also expensive to demo)

Generally, I agree and I'd love to see the building maintained. But I also want something substantial built right up to Liberty and Central Parkway. And it's only ~3 stories at the northeast corner. Ideally, it would be integrated into with surrounding buildings that "fill" the entire site.

Page 111 of the planning document shows the 10 story building labeled as office, and my guess is that is the intention. I also would like to see Tri-State renovated, it would be similar in scale and style to the loft project in Bellevue, but if not everything can be saved i think the focus should be on Revelation Baptist Church (the historic portion) and Ollie's Trolley. I would be very upset if Ollie's got forced out instead of getting to benefit from all the potential costumer's coming to the stadium.

I've heard Ollie's is looking to sell. I think I saw their listing for like $1,000,000 or something recently. I think it includes additional property behind the restaurant as well. I could be off on that asking price, though.

On page 32 of the planning packet, the future development sites are shown as "fenced lawn area." I wonder how long they'll stay as a fenced lawn.

Better off as a "fenced lawn area" than a "temporary parking area" IMO

Speaking of fences, the block of buildings between Wade and Bauer has been fenced off.  Say your good-byes.

Do MLS fans travel more than MLB or NFL fans? It seems like you always see a ton of out of towns fans for Reds and Bengals games, more so than FC Cincinnati games just from my anecdotal observations.

It's tough to say and probably depends. There are obviously way more Cubs fans at a Reds game than there would be Chicago Fire fans at an FCC game. But there are also way more Cubs fans living in Cincinnati than Chicago Fire fans. So how many are traveling is tough to say. I would also venture to guess there are more Sporting Kansas City fans traveling to Cincinnati than there are Royals fans traveling to Cincinnati (though there may be Royals fans living in Cincinnati who go to the games).

You also don't have a designated area for visiting fans at MLB or NFL games (though they often try to sit by their team's dugout/bench, there's usually no coordinated purchasing by the fans). 90%+ of visiting fans at FCC games sit in a block together.

There's the equivalent of a hotel's worth of rooms in Airbnb in Over-the-Rhine.

I still think they should build a hotel and think it would do well.  Between FCC games, other events/concerts at the stadium, Music Hall, Memorial Hall, Shakespeare Theater and just those visiting to check out OTR I think there is definitely enough demand to support a smaller hotel.

FC  Cincinnati unveils first look at West End parking garage

https://www.wcpo.com/sports/fc-cincinnati/fc-cincinnati-unveils-first-look-at-west-end-parking-garage

FC Cincinnati unveiled new renderings for one of two new parking garages to service its new West End stadium and the surrounding area on Tuesday.

Just north of the Major League Soccer team’s new stadium, the five-story "North Garage" on John Street will feature 833 parking spots, according to documents presented to the Hamilton County Board of Commissioners.

The concept designs also show a large “West End” sign affixed to the garage’s northwest corner.

spacer.png

.

that sure is a parking garage

Stunning!

Seems to me that with the price FC is paying for all of those smaller properties, they always had plenty of money to complete this project without taxpayer subsidy. Our dollars helped FC to tear down our own city....makes me sick.

I'd gladly trade any of the 19th century homes or the church for that anonymous garage.

It’s an actual crime. Sad that decision makers think this is what an ‘urban stadium’ is. ?

It will be wrapped with office space soon*

*We will study the possibility in 3 years, then determine the market isn't right for new office space and abandon this idea altogether

The view from the north will be mostly concealed by the new buildings... I understand the skepticism from @10albersa but I'm hoping the city/county won't let FCC use the chunks of land adjacent to Bauer and Central Ave as surface parking, in which case those parcels will have no value until they're built on.

image.thumb.png.90d69560e49d737caf5fe7b3e4bbf7b7.png

But the view from John St will leave the garage exposed and the stadium just has surface parking, so I wish they did a better job with the John St elevations:
