Does anyone in the Cincinnati area have a recommendation for a property management company? My HOA currently self-manages but would like to hire a company to do basic things like bookkeeping and bill payment, managing any maintenance requests that come in from the owners, taking out the trash every week, finding contractors for any repair work we need to have done on the building, etc. I get the feeling that no one really likes their property management firm, just tries to find the least bad one.

How big is your HOA, where is the neighborhood located?

Over-the-Rhine, 11 units in 2 buildings. Condos with retail spaces on the ground floor.

Who is the current company?

 

The biggest problem with 11 units is that is may be too small for the larger companies to handle cost effectively.

 

The first person I would probably recommend reaching out to is Jim Shapiro. He handles property management for a lot of smaller rental properties and single family houses owned by independent owners. He could possibly assist you because this is probably within his scope and wheelhouse. He is well known amongst real estate investors in Cincy and is on the REIA board.

 

There is a realtor that does commercial property management and bank turn arounds who may be interested or open to this size project named Corey Dolan. Not sure if he would be interested but could be cost effective.

 

I think Towne, Sundance, Balanced and Grandin would do a good job but not cost effective for the size of your project.
