Hello UO,

 

My parents are seriously considering purchasing a townhouse in the Duck Island 7 development on Abbey road. http://www.duckisland7.com/

 

They have rented downtown for 4 years and while they enjoy it they are looking to buy. It would be great if people here could address the following:

 

- What are the crime/ safety concerns?

 

- It looks like there are a few bars near the development site. Velvet Tango is high end but what is the reputation of Duck Island Club and Forest City Brewery? Will noise and congestion be a real issue on weekends?

 

- Is there tension between the newcomers and long-term residents? I've heard anecdotally that residents in the area have pushed back against development.

 

- Any other thoughts or comments on Duck Island would be appreciated...thanks!

To be honest, it's a bit of a dead zone at the moment. HOWEVER, as someone that jogs and bikes the route frequently, there is MASSIVE investment in all direction within 1,000 feet each way. The neighborhood will be significantly different in 18 months than it is now. And it's still not bad.

^Though there is some push back, one of the current residents (somewhat long-term) is the developer of about half of the projects that are going on in Duck Island (south of Carnegie).

Both of those places get higher end clientele.  Velvet Tango gets the highest end clientele, and I believe that's the place seeking a new owner.

Duck Island Club is still open, I wouldn't say it's high end, but it isn't as raucus as it was back in the day.  Velvet Tango Room is of course very high end.  Forest City Brewery is pretty chill, and gets a mix of neighborhood residents and small special events (story club, acoustic solo/duo acts, community events).  There's also a meadery that I hear is pretty nice!  ;)

 

BTW, the Duck Island 7 look amazing- probably my favorite new set of townhouses going up in the city.

Duck Island Club is in fact open, and the neighborhood has one of the most active real estate markets in the City for new construction residential.
