Briefly mentioned in a cleveland.com article about the zoning code, Knez wants to start construction on their Wade Park Townhomes in the Fall.
Anyone know the situation with these? I ride by these frequently, hoping to see something.

That looks like the Switzer Apartments. If so, here's what I wrote about it in September 2020.....

 

Through an affiliate, Collinwood resident Abigail Searles recently acquired the 98-year-old Switzer Apartments, 1285 E. 101st St., that overlook the Cleveland Cultural Gardens. She submitted plans to the city this month to renovate the condemned three-story, 15,201-square-foot building with 12 apartments. The $1,043,097 project won $100,000 in tax credits from the Ohio Development Services Agency last month.

Not a fan of the layout at all. Too suburban for me.

I'm for it- the diagram in the article showed the existing building was to be repurposed, so at least the gem stays.

Absolutely! I keep crossing my fingers that the townhomes on Lakeview by Hough Bakery get started soon.

Work is going pretty fast on the townhome’s off of Ashbury Ave. If these sell fast too I wouldn’t be surprised to see another set of townhome’s to go up either by Knez or someone else because there is clearly a market.

I keep having a reoccurring dream of getting drinks and appetizers in the old Hough Bakery building.

Cannot say enough about the GlenVillage development — it really has helped connect Glenville and University Circle in a very visible way.  While there, I noticed a diverse mix of people.

Personally a fan of the brick townhomes, but I'm just a sucker for historical motifs. The vinyl ones on the other ¯\_(ツ)_/¯

Regardless, this is some awesome density coming to the area. Plus whatever they'll be doing to repurpose the Hough Bakery building. Plus all the other houses Knez is building by here. Driving through this area is just a barrage of for sale and coming soon signs.

 

Anyone know when these townhomes are supposed to be going up? These are across the street from the Hough Bakery Building.

Isn’t this one of the developments that someone mentioned Knez is trying to sell to a single owner before they begin construction.

Growth in Glenville: Strong near University Circle, but lagging to the north

During the last few years, new businesses, housing, and arts organizations have opened along E. 105th St. in Glenville, bringing new life to the area. But most of this new development has been concentrated between Wade Park and Ashbury in the area near University Circle, and while the development is impressive, further north along E. 105th St. new development has been slow.

I tell you what everyone, properties in Glenville new and old are selling...and at really impressive price points.

True, and to the point about the article above, it's like duh! 

 

There's so many properties available to rehab/build on in Southern Glenville that the organic growth had not moved on to northern Glenville yet. Not to mention southern Glenville is where all the amenities/jobs/activity are right now, so makes sense that's where development is happening.

 

Either way its great to see this area begining/continuing to blossom.

This could be interesting. Most of the parcels on this block are owned by Famicos Foundation and the city landbank. Went before the northeast design review on June 21, now the city planning commission this Friday.

I've got the plans and will have an article. It's got a good street presence with a ground floor retail space at the corner of Superior and East 105th. And part of it has an urban rowhouse look to it. At four stories, it's got good density. But I think the materials may end up looking cheap, which is probably what we would expect for an affordable housing development. Plus the large parking lot kills some of the density. The building ends up feeling a little like the fake town of Rock Ridge in Blazing Saddles.

 

Famicos also wants to build the Garrett Square senior housing development at Superior and East 125th. It's your basic 4-story cookie-cutter apartment building. But it's needed density.

They’re small for a new build, but I bet they’re as large as or bigger than typical 1920s apartment building windows.

 

It’s probably a cost-saving measure and I’m all for it if that’s what allows this project to be built. It just makes me so hopeful that a project like this is even considered at 105 and Superior. This is just down the road from some of the most blighted areas of the entire city.

I kind of like it.  It's weird. 

How do you draw something up like this, stand back, and nod in approval? It’s so bad. 

The small setback on 105th street is something I don't like, especially when you have a building right next to that is built to the sidewalk. Also is that corner portion on 105th the retail space? If not where is it because this pillars don't look very inviting to pedestrians. Overall the design has potential but the site plan has flaws imo and the building is ugly. 

yeah, both corners need fixed, which unfortunately it doesn't seem they will do, but otherwise it's ... ok.

 

the big picture is it's so cool to see e105th getting some development action.

 

it would be ideal for that to return to being the great high street it should be.
