It sure does go up fast. I hate the orientation of the house though. I can’t help but feel that if that flipped it to match the other homes we could’ve gotten another house out of it. But that house has to have a garage I guess. I d5452ea015e0d56b64c4aa5108ea0cd8.jpg

It's on an odd corner, but I can see how it makes sense to face Ashbury which is more of a main road in this case and put the garage access on a side street.

Love that this building is getting renovated but I hate the blades. Looks out of place. Also, isn't this the St.Clair-Superior neighborhood? I thought the St.Clair portion of Glenville started up by Yale near East Blvd. I know there is a Glenville sign over there.

I thought it was too. But Google maps say Glenville is north of St. Clair here, east of East 72nd. St. Clair-Superior is south of St. Clair, east to between East 78h-79th. 

 

To me, the blades look out of place. But I usually don't criticize architectural designs because they are art -- unless they violate principles of urbanism such as offering a street presence, pedestrianism, interaction with surroundings, etc.

Yeah that's weird I looked it up myself and even the news outlets identify this as St.Clair Superior. Ah it doesn't matter, I'm just happy to see development. This stretch from here to 55th has so much potential, especially if they redo St.Clair to be more pedestrian and bike friendly.

^ thats a very interesting old school clevelandy building thats much larger than it looks from st clair with walk ups along e76.

 

while i like the old brick just fine, i like this reno a lot, it makes a statement in being modern and striking that this is a worthy area. which of course it is.

 

and of course more importantly that people will now actually be able to live there decently instead of the boarded up wreck that it is.

 

i hope it inspires something to get rebuilt on the old teardown lot across the street on e76 next. we’ll see.

 

plus i see there is a mr hero in an old lawson’s right across st clair. awesome nostalgia for me lol!

Glenville branch library to turn a new page
 

Planning and design work is moving forward on a proposed, significant renovation to the 44-year-old Cleveland Public Library’s Glenville Branch located at 11900 St. Clair Ave. in the Glenville neighborhood. While the most noticeable change to passersby will be a new façade on the library, the building’s mechanical-electrical-plumbing and technology systems will be updated, the interior renovated and the building expanded by 9 percent while parking lots will be improved and slightly expanded, according to plans submitted to the city.

It's not necessarily a development but with so many historic buildings getting demolished in Cleveland, especially in the East Side, seeing the preservation of this absolutely gorgeous building on 105th street made the nerd in me happy. db20e085bf959e7075858f083a500c44.jpg

I thought maybe it was intentional for PTAC units or something. But doesn't appear so. I know that residential style double-hung windows like we see here rise in price astronomically beyond a certain measurement. Maybe they're economizing here as a way to get the project to pencil out?

The good news is this isn't a damaging alteration and easy to "fix" in the future should a new owner...and rents... legitimize doing so.

I don’t know what the thinking was. The cost to modify every single opening verse just popping in a properly sized replacement window…… If they even just used Anderson Windows instead of Pella, they could’ve paid the same for the right window. Pella are some of the most $$$

I'm not inside the building, obviously, but it's older and there are modern code requirements for double hung windows that say that there has to be a minimum height above floor level before the bottom of the window begins.  This prevents accidental falls out of the window, typically by children.   It appears that they may have had to adjust the windows upward and kept the symmetry by adding the same amount to the top.

If you look at the pic in KJP's article from 2021, you'll see the window opening size had been modified prior to this renovation.

Cory United Methodist Church (UMC), the first stop on Cleveland’s Civil Rights Trail and a landmark in Cleveland’s Glenville neighborhood for more than 100 years, is about to undergo major repairs to its worn exterior. Thanks to recent grants and donations, the façade of the former Park Synagogue will see significant restoration work to include fiberglass replacements of missing pieces of masonry, repairs of cracked concrete and bricks, plus a rebuild of its columns, cornices, parapets, granite stairs and more. Plans for the repairs were recently submitted to the city.

Glenville civil rights site may become homes, park

When the Cleveland Metropolitan School District put 19 former school properties up for sale in 2021, some of them had school buildings on them. Even those that didn’t anymore still had historical value to them. One of those was the former site of the Stephen E. Howe Elementary School in Cleveland’s Glenville neighborhood which was the scene of a fatal incident in the fight for desegregation of the school district.

Saw a building permit application for Dominion Energy to do work in front of this house which is one of the coolest-looking, IMHO. It certainly supports what the planning commission chair calls Glenville's "Front Porch Culture." Might be the biggest front porch I've seen on a house -- certainly when scaled to the rest of the house. Also look at it from the Thornwood side....

The economic development boom in Cleveland’s University Circle continues to be felt in the neighborhoods surrounding this epicenter of the local eds-and-meds jobs sector. Four new apartment development plans were revealed this week as they go on the design review docket at the City Planning Commission. Combined, all four projects could add more than 150 workforce housing units with many more in later phases.

Ambassador Theatre building collapses

Despite multiple warnings over the past month by city officials of a potential collapse of the old Ambassador Theatre building, the building partially collapsed into Superior Avenue while a demolition request was due to be heard by a design-review committee in five days. Officials had instead urged an emergency evacuation of the occupied building and an expedited demolition.

Just because a small segment of that wall collapsed, does not necessarily mean it can't be restored.  It's too pretty and historic not to make it productive again.

Check out the County Aerials and use the EagleView widget (maps.cuyahogacounty.us) to see just how bad the theater is...you can run through the different years to see it's decay...real shame. FWIW the front of the building's roof is still there (and looks in decent shape). These images are from Spring 2023.

I'm a big proponent of historic preservation, but if anything is a valid reason to tear something down, actively falling apart (in a potentially unsafe way) is. 

Another Theater bites the dust. 😪

Stinks because Glenville gains Density literally across the street and loses it right back. 

Glenville has lost much of its streetwall along both St. Clair and Superior. I’m hoping that with the infill comes renewed interest in developing on the vacant lots taking up large swaths of land along both thoroughfares. We may be 5-10 years away from that happening though, realistically. 
 

The city just has to do its part in holding the building owners responsible for the upkeep.

Cleveland-area affordable housing wins financing

While only one proposed affordable housing development in Cuyahoga County was awarded the coveted 9 percent Low Income Housing Tax Credits (LIHTC) from the state, four others in the county got conditional approval, putting them in a good position to get financing in the near future. All five developments, if built, would add 247 total units of affordable housing in the county.

Kills two birds with one stone - adds population/density while at the same time it addresses the need for affordable housing as the cost of normal housing keeps going up. Not everyone can afford a half a million dollar home.
