There are definitely some more emptied-out blocks on the fringes, especially along Forest Hills and Pattison parks. However, you can tell that there is a solid community in Glenville and a lot of people care about their properties. I get really uncomfortable with top-down, market-driven rebranding because it runs a strong risk of erasing communities for the purpose of achieving something that outsiders feel is more palatable.

 

 

I think the E105th project is good, though. I'm happy to see something going in behind those exceptional apartments along East Blvd. They feel very exposed with their backs opening on to a giant vacant lot. I'll agree with StapHanger that I'd have loved to see that gas station building incorporated and repurposed.

Glenville is a huge area. There’s enough room for everyone; black, white, rich, poor, etc. This idea that a few new projects are going to overwhelm the intact residents and their current way of life is a little dramatic. I say this in reference to what’s being said here and what I’ve heard from stakeholders in the area.

Thanks for those photos.  we only seem to hear negatives when people talk about Glenville.  But those streets look great.  I just think that predominately black neighborhoods seem to always get overlooked and ignored when talking about urban living.

Greenlawn was always a strange looking street to me due to the fact that it has basically ZERO trees.

^ I just hope that the new construction projects look good and contain proper urban form instead of being slapped together and put up because it's affordable housing. Great news none the less.

More progress! Here comes the first phase of development of Circle North, on East 105th toward Superior Avenue, creating a new mixed-use neighborhood mode for Glenville. The long-range plan is to leverage the boomtown that is University Circle.

 

Part of bridging UC to a new neighborhood-scale downtown at East 105th/Superior starts here, with the new Women's Health Center at the VA Hospital, at the corner of East 105th and Wade Park Avenue....

North of Wade Park are some stately homes that appear to be in good condition. Then you get to the site of the first phase of Circle North -- Finch's four-story, 63-unit apartment complex with ground-floor retail....

Between the first phase of Circle North and Superior is the new, permanent home of the Gateway/105 Farmers Market, with construction progressing....

The intersection of East 105th/Superior remains underwhelming, but the plans for it are overwhelming. I hope they progress as well and include the transit enhancements envisioned in the Thrive 105/93 plan. It could be a terrific neighborhood-scale downtown that is so close to the boomtown that is University Circle....

Thanks. What got me started on writing that piece (http://neo-trans.blogspot.com/2018/08/leveraging-boomtown.html) were these stunning conceptual renderings for CircleNorth at the Superior/East 105th intersection....

I don't think this plan is too recent.  Several buildings they are suggesting should stay are gone.  The Circle North Building that is going to start construction soon does not comport with this plan, either.

I have a source, a very reliable source that tells me that the city has struck a deal to buy the building housing Superior Pizza at the corner of East 105th and Superior. The plan from what they told me was to demolish the building and build offices with ground floor retail. It also may include a dentist office in there and will be built up to the street.

I see that Famicos Foundation bought this corner parcel on Aug. 1 for $350,000. Famicos also owns the three parcels to the south along East 105th, between the former alley and Churchill Avenue. But it acquired those parcels in 2012.

Construction is already under way, per the photos posted earlier in this thread. This is how we're going to revitalize the East Side: one building, one block one neighborhood at a time....

Cleveland Development Advisors brings $10m in NMTC Allocations to Glenville Circle North, First of Mayor’s Neighborhood Transformation Initiative Projects

Financing for the Glenville Circle North development, the first project in the City of Cleveland’s Neighborhood Transformation Initiative (NTI), closed on Friday September 21.  Cleveland Development Advisors, the real estate and business finance affiliate of the Greater Cleveland Partnership, provided a $10M New Markets Tax Credit (NMTC) allocation.  As the name suggests, the project is located just north of University Circle along the E. 105th corridor which serves as the backbone of Glenville. “Ensuring the wealth and prosperity building in University Circle expands into surrounding neighborhoods is critical for Cleveland’s economic future,” said Yvette Ittu, President of Cleveland Development Advisors. “CDA supported this project because of its potential benefits to Glenville and because we share in the Mayor’s focus on neighborhoods and creating quality jobs and wealth building opportunities.”

 

The project will provide 63 units of market rate and affordable housing, a restaurant incubator kitchen / restaurant and an accelerator space providing entrepreneurship and startup programming for all ages. The Cleveland Citywide Development Corporation is providing funds for the kitchen/restaurant space and driving the entrepreneurship focus of the project. The co-working and commercial spaces will be home to multigenerational programming to drive business development and wealth building in the community. Additionally, the project is seeking LEED Silver certification and will include key elements of the NEORSD stormwater management plan including water permeable pavers, bioswales and on-site retention systems.

 

The $16M project is being developed by the Finch Group, an active participant in Cleveland’s redevelopment for many years. Founder and Chairman, Wes Finch, is honored to partake in the first of the NTI projects. “The success of University Circle has been great for Cleveland, but this project is part of the next wave, already underway, to pull the investment and opportunities into surrounding neighborhoods, engaging residents and creating jobs,” he said. “When the city approached us about their plans, partners and desired programming for the commercial spaces, it was obvious we needed to get this project across the line.”

If you're talking about the twin housing across from Finch Groups apartments, those are the Fisher houses. Basically the Military Vet equivalent to the Ronald McDonalds house. It actually looks like they rotated the front door to face the street compared to the old plan (I hope).

The trees on the roof was a dead giveaway. ;) Actually I was taking a picture of the shell of that building. I saw that nearer site was a NEORSD project. Any idea what that shell was used for and why it is still there?

I thought you figured the fencing was for a development but I see why you photographed it now lol. No one that I talked to knows what that is but the councilman has plans to demolish it. He initially set aside money for it to be torn down but used it to demolish the large structure that is now a vacant lot across the street from it instead. The reason they did that from what I was told was that it was a larger blighted structure aka a bigger eyesore. My personal view is that it is a bigger piece of land to free up for later development as well.

 

EDIT: From a quick glance on city-data and loop net it looks like it was a warehouse.

It looked exactly the same when I worked in that area 15 years ago.  I always wondered who demolishes everything but the skeleton of a building then leaves it standing like that.

So what bothers me about this stretch is the fisher homes albeit designed backward and not facing the street were bearable until THEY LINED THE STREET WITH A HUGE SIX FOOT+ FENCE! That fence is so disrespectful to urban design that it is crazy. If you put a fence up (which I still hate) a normal size black gate that the Doan apartments have would be better. The white fence they have is disrespectfully large, hopefully, it is temporary but I doubt it.

Why? It's merely a temporary and necessary barrier closing off a construction site and not intended to be a permanent fixture. I'm confused by your outrage.

Now THAT'S a street presence! Hopefully that long frontage on East 105th will have lots of glass, light and mixed uses along it.

I assume the concern is about the white fence in front of the suburban looking Fisher House, which is indeed pretty awful.

I don't see why the house needed such a long and tall fence. It's a huge slap in the face to urban development. The house also should've faced front toward 105th with the side and backdoors allowing walking space towards that unfortunate parking lot.

At only it's halfway point in height the building feels HUGE, like it's towering over you. I love it.

Either the new apartment building is going to make the Fisher House look out of place or vice-versa. People exposed to the stark contrasts of urban design for the first time may ask why one side of the street often has pedestrians on it and other side does not.

My apologies. Since that is what I would describe as a trellis instead of a fence, I was mistaken. I do agree though . . .unless the plan is to employ the purpose of  a trellis by planting a creeping plant such as wisteria or clematis.

There is push back with that idea though and they want to push VoA on Lee Avenue and create a campus with VA and the Fishers house.

No biggie, I'm assuming the trees that they planted are going to cover the trellis once they grow, but why build it if it will be covered?

Really? Would this be a relocation of their Brecksville regional office or of their Ohio office (now in Columbus)? What's the reason for the pushback at East 105th/Superior? I'm not sure I like the "campus" idea -- sounds very anti-pedestrian.

I believe it's some sort of women's center, I'd have to ask him for a refresher and I'll report back. The pushback is from the councilman, he wants to reserve that spot for a development that is interested in mixed-use and have some sort of retail at the bottom, they aren't interested in that. The corner of East 105th and Superior is a prime corner of a major intersection and this is a one-shot deal so they want to reserve it for a development that will get the most potential out of that area and not just something built on it to say it's built.

 

I also asked him to let me know about the neighborhood meetings when they discuss layout and design, I voiced my frustrations to him when it came to the Fisher House and told him how anti-pedestrian it looks. I wasn't aware of the meetings they had in the neighborhood on the Fisher House.

The corner of East 105th and Superior is a prime corner of a major intersection and this is a one-shot deal so they want to reserve it for a development that will get the most potential out of that area and not just something built on it to say it's built.

Couldn't they incorporate VoA into a mixed-use development?
