People need to stop throwing the word "gentrification" around to mean revitalization. Gentrification generally means [academically] the displacement of poor residents who get displaced as housing costs rise. Its the connotation it carries. Screaming that you want gentrification translates that you want the poor people to leave. Although one could argue it's really hard to revitalize any area without the displacement of those who can't afford rising house costs. But that's a different topic not needed for this thread/forum. Not here to start an argument or anything.

^Yes, KJP. Thank You. I am not advocating tearing down Riverview or Lakeview Estates in Ohio City which, would be a direct displacement of poor people. But absolutely I think we need to be happy if rents tick up in Old Brooklyn, West Blvd, Cudell. Let's just be real here. If you have a stable job in Cleveland, you have a lot of choice where you can live. Subsidized housing aside, would you choose to pay $600-$700 to be in a stable neighborhood like Old Brooklyn or pay $400-$500 to live in St Clair-Superior? Because that's currently the difference in price points. We will never advance as a city this way unless we get a massive influx of immigrants which unfortunately probably won't happen soon. And it's not like we are relegating poor people to far flung suburbs like you see in other cities. The neighborhoods that need filled in arguably have some of the best transit access in the state and better access to jobs.

 

I am saying that maybe higher rents in some neighborhoods will force working class citizens to take another look at a place like Slavic Village. Then, hopefully the influx of this populace will disrupt the cycle of extreme poverty that has been entrenched in these neighborhoods for generations now and bring better amenities. The rising tides lifts all ships theory. And by better amenities, I am not saying art galleries or Starbucks. I am saying let's start by filling the vacant buildings with something other than the nothingness there now where residents literally have to drive to Steelyard to get their basic necessities.

While not limited to Glenville, this authorizes the city to take actions, seek grants, etc. to make East 105th/Woodhill/93rd a much more pedestrian friendly street.....

I can agree with that, on Ashbury with so many classic brick apartments, brick townhomes would have been much more appropriate here.

I think this is testing the market so I don’t blame them for trying to keep costs down through material choice. If these do well and the area continues to build up I could see future projects incorporating brick and other higher cost materials. 

Yeah, I'd have to think there are some pretty serious limits on overall costs for that area.  It's great to see projects like this going up around that area.

I totally agree. I understand why they're doing it. I really love how they're hiding that parking too. 

The hiding of the parking and the entire site plan is due to the hard work of a select few in City Planning and Community Development at City Hall.

I appreciate that. I work for city government. People don't understand the struggle of getting good outcomes from developers. But hey, if we would just pass a form based code the outcomes would be easy. 

I like the small little green area in the parking lot. It says shaded green space if my eyes are correct , but I think it would be nice if it were maybe some sort of rain retention/rain garden as well? Is there pricing available on these?

The sidewalk all around the building is being completely repaved. They just still have a bit of work left to do.

Lot's of exciting stuff happening in this neighborhood! From the city planning commission's agenda. All vacant lots currently. No demo is needed for this new construction. Glenville is finally waking up it seems. (Edit). Sorry, this is located around E 108th between Orville and Lee Avenues.

I'm trying to figure out where this is- East 108th doesn't go between Lee/Orville.  It ends at Lee.

August 1st was first move in day and they're up to about 50% occupied now, primarily Cleveland Clinic employees and CWRU grad students. The only part of the building that still needs much work is the first floor for all the retail spots. Current estimated date of completion is October 15th. Also, if you haven't tried their stuff yet, I highly recommend Cleveland Cold Brew who's moving into one of those spots.

Wasn't that approved by the city just a few weeks ago??  EDIT: I see it was approved by Planning Commission on July 19.

 

And that's some very substantial construction.

^^I was gonna go by today and take pics, I was surprised to see the amount of work which was done. Although, I think the pics would be better in the Hough thread (can't remember if there is one, but ita solidly im Hough).

No this is Glenville, Ashbury Avenue is relatively close to the Circle North development. Glenville is pretty large. Hough is further down 105th closer to Fairfax and Cleveland Clinic.

From our chatter above consistently discussing non-Circle North projects in Glenville and our previous chatter about the need to better represent East side neighborhoods, I propose we rename this thread to either:

 

Cleveland: Glenville: Development and News

 

or

 

Cleveland: Glenville / East Boulevard: Development and News

 

I kind of like the second one better, to match what we have for "Cudell / West Boulevard" thread.

CLEVELAND, Ohio — Cleveland is one of seven communities in the country that was awarded a new “High Impact Neighborhood” grant by the the U.S. Department of Housing and Urban Development.

 

Cleveland’s $9.7 million award, announced Monday, will allow the city to mount an intense effort to cleanup lead paint hazards and improve the health of housing in a section of Glenville, a neighborhood with historically high rates of lead poisoning.

 

In its application, the city estimated the grant could help reduce lead hazards in more than 600 Glenville homes.

Redevelopment in the Circle North neighborhood continues! 11310 Itasca Ave, a 16 unit apartment building made in 1920 that's been empty and condemned for years, is being fully rehabbed.

Looked it up on google maps and when I turned the corner I was pleasantly surprised with how large that building is.

I'm genuinely confused at the Circle North Apartments retail section. When you ride past it the building looks like it is being build for office/meeting space, it's filled with office chairs and I believe TV's. Am I missing something? What's going on?

Beyond the retail in Circle North, there is also cleworx, a co-working space.

Took a stroll down my old neighborhood to see the progress of the new homes they are building on Lee and 105th Street. Also checked in on the Ashbury Apartments a few days ago.

@MyPhoneDead - - talk about tight footprints. I live in the building next door and I'd hate to try to pull a Uhaul in the proposed driveway to unpack... Not user friendly at all. 

Does anyone have the plans for the Ashbury project? They told us it would be 8 units, but our view of the interior only has 3 floors and no planned front entrance? We're assuming the ground level (no basement) will be for utilities/washers/storage... TIA

There really isn't a story or site plan on it that i can find but they are building 8 micro apartments in the space, which is why the size is smaller. Also, WELCOME!!

Thank you for finding this! Not loving the addition of "micro apartments" to the neighborhood... Ashbury is a historic street and the uber modern look of the facade is troubling imo. Also the parking will be lacking. They hardly have available street parking in front of the building as is and to make one of the 8 spaces a mandatory ADA space... for 8 units... 

 

Plus, there isn't any mention about a dumpster vs. curb trash. If they're putting bins out then the street parking for tenants is not a viable option.

Great point! Does anyone know—is it possible to put up an ADA space IF there’s a handicapped person living there, but remove it if there isn’t?
