Whether it is appropriate or not, a place I used to live would convert handicap spots to regular ones as residents with relevant needs moved in/out.

I never saw the rendering for this building, wow that white is ugly. I don't mind the parking situation, it's an urban area it just comes with the territory of a growing neighborhood.

Hough Bakeries property finds buyer

 

The long-empty complex of three buildings and parking lots at 1519 Lakeview Road, East Cleveland, was purchased Thursday, Dec. 19, by 1519 Lakeview LLC for $225,000, according to online Cuyahoga County land records.

 

The new owner of the property is a joint venture by homebuilder Bo Knez of Concord Township and Jim Miketo, best known as the owner of the Forest City Shuffleboard Club in Ohio City.

Some Glenville Development Updates, first 2 homes are the ones getting built on Lee Avenue. It still bothers me that the apartment building doesn't have a front entrance.

Just noticed that a grand opening date was set for Glenville Circle North. It's been quite a while longer than I was told this would take, but at long last, the ribbon cutting will be on the 31st!

Look at the community response to this. Maybe we should be incentivizing more of these affordable, mixed-income housing developments, not just the $400,000 townhouses and $2,000 apartments?

Absolutely, or else the incentive to build them won't exist.  We need to make this a city for everyone to share in its development or else we will continue to have a divided city economically.

Absolutely!  More of these are desperately needed. It will remove much of the stress that exists within the community.

A few additional pictures from today!

 

There was a huge turnout for the grand opening and ribbon cutting which was really amazing to witness. This development is reflective of a new era - for Glenville and the East Side plus the city as a whole.

 

Everyone today was so excited and PROUD of this development. This is special, and we really do need more of it.

Since Circle North project is done but other developments are moving forward nearby and throughout Glenville, I renamed this thread as "Glenville: General Developments"

I hate to be cynical, and I'm sure there are prospective buyers, but the homes northwest and northbound range from $19,000 to $120,000. Directly southwest they range from $105,000-$223,000. Directly southwest $25,000-$111,000. And there are lots of empty plots of land throughout.

 

New construction is just something else these days. 

 

Spending $300+ thousand in an area that, frankly, is still significantly disinvested, not particularly walkable day or night -- and is frankly not that safe is questionable at that price point. 

^Ashbury is one street north of the historical part of Wade Park; the Councilman lives on Ashbury himself.  I don't have a crime report in front of me but I don't know if Ashbury is that unsafe- that may be perception, which would be understandable.    

I don't have a problem with the price for the location, but I have a problem with the price for that design. That design and style of a house looks like 150k from the 1990s, definitely not 330k from today.

The homes on 120th-122nd Wade Park that just were constructed are $250K-$300K and they sold before they were even built and a house getting built on that street right now is sold and the foundation hasn't been poured. That Street is a simple right turn off of Ashbury. Ashbury is fine and unless you are coming with crime stats that typical crime argument is invalid. Now I will accept the other arguments that the design doesn't warrant that price. 200K-250K would have been the price to go with based off of what they offer.

Unfortunately one of the main driver is construction costs. These are all being sold at ~$160-180 per sq ft which is a pretty good rate for new housing in Cleveland.

Ugly especially due to material choice and the lack of front door access bothers me still.

Micro apartment project on Ashbury Avenue off of East 115th Street

The developer is Rick Maron and he's trying to do these around town on landbank lots. They're terribly unattractive.

^ I will assume that these do not require approval by the Design Review Board. While there's a dramatic need for affordable housing, they can certainly be more attractive than this. Phenomenal landscaping can't even make this attractive.

^ I like the idea in general to put more units on vacant lots. but these things need to be designed better. They don't need to be a masterpiece in architecture but they should look decent.

These aren't even affordable housing. They're $1500 per month for a 1br 457 sq ft apartment.

For those as confused as I was, here's the website. That includes parking, utilities, and furniture. Once you include that it makes a bit more sense, but still seems expensive. It's targeted at students of CWRU.

The price is right and they serve a purpose, but the renderings make them look much more attractive than they do in the photo. The problem could be that it sits sideways on the lot. The side with the actual entrance is much more attractive and doesn't have the exposed utilities.

I really don’t think they look that bad. When I was a student I would’ve loved something like this.

Personally a fan of the brick townhomes, but I'm just a sucker for historical motifs. The vinyl ones on the other ¯\_(ツ)_/¯

Regardless, this is some awesome density coming to the area. Plus whatever they'll be doing to repurpose the Hough Bakery building. Plus all the other houses Knez is building by here. Driving through this area is just a barrage of for sale and coming soon signs.

I know it's thin brick but that isn't a bad thing. Just helps to reduce cost while still providing the visual benefits.

It might be coming the long way around the back of the railroad tracks, but development is finally reaching up towards the Circle East Townhomes after all these years. I like the brick side of these - even if its a veneer - and the arched windows are a nice touch. I'm pleasantly surprised by these as a Knez design. The vinyl side is about what I expected.

Planning Commission had a number of issues with the project today and it was tabled till next meeting.
