99% of the time this fiasco happens, someone who's upset with someone snitches. Someone snitched. You wouldn't believe the amount of these things that get swept under the rug or "conveniently forgotten."

In this case they already knew that the graves were there. No one snitched, it had just been covered by asphalt for years. They already moved a bunch of the bodies years and years ago.

They were going to try to, for lack of a better word, "conveniently forget" they were there. Arche. firm wanted the business and probably felt the contract slipping.

That just makes no sense. The city, and many residents of this city, knew the graves were under there the entire time, nobody was going to "conveniently forget" about hundreds of skeletons. It's not like they could have hidden that lol, it's a high foot traffic area someone would have noticed a bunch of bones sticking out of the dirt. Plus they've occasionally encountered skeletons and bones when doing utility and street upgrades in the area for decades. Everyone knew about it.

What I'm saying is the developer had no intention of doing what happened. They played along but were trying to get out of it. Which I get.

Oh okay, that makes sense. I tell my clients to do the same thing. They are going to say no but it doesn't hurt to ask!

Rockbridge CEO Jim Merkel says the time is right for luxury hotel rooms in Columbus

 

The new hotel coming to The Merchant Building will be akin to a Ritz Carlton or Four Seasons, developer Jim Merkel of Rockbridge says.


It's a level of quality he says the market lacks, but is now ready for.

 

Luxury of five-star hotel properties attract a new population of guests, Freitag said. Meeting planners want a variety of room styles and price points for attendees, including high-end ones. And certain levels of corporate travelers tend to opt for luxury.


Merkel hopes his firm's investments in an experiential offering like The Junto and a luxury one like The Merchant Building hotel will drive further investment from other players in the space.

I mean, if not a Ritz or a Four Seasons...there aren't that many choices left. Though I always thought it was a missed opportunity that The Peninsula (hotel) should've been on The Peninsula (Scioto).

There are more than you would think but just with smaller footprints nationally than the well known bigger chains like the Marriott owned Ritz Carlton. For example a Pendry Hotel is now under construction in Cincinnati and it’s VERY much 5 Star High Luxury I’ve seen the plans and it’s gonna be incredible. I would assume it could be a similar operator maybe in Columbus. Although I’m a little surprised this building is under construction and they haven’t revealed the hotel flag, most luxury operators have very specific specs and tend to announce early on/ before construction commences.

That’s interesting, I haven’t heard that. Some W Hotels are still nice but definitely not what it once was. I wouldn’t put W Hotels in the Luxury category either.

I suppose that's really up to what's decided as "luxury" these days.  The W isn't luxury, IMO.  Pendry is boutique luxury (which is in these days) but when I think of luxury-branded hotels I think of The Peninsula, Mandarin Oriental, Four Seasons, Ritz, Conrad, Shangri-La, and the like.  But don't get me wrong, if they put a Pendry or even a JW in the Merchant Building, I'll take it.

That is what I’m thinking. I think he was just saying it will be a luxury hotel under them. It will be interesting to see and I believe they can pull that off, so either way it’s nice that a local company is investing in bringing that stuff to the city. 
 

I think Cleveland and Cinci have a bigger pull for 5 star luxury hotels because of the football teams and sporting events.

Well when you live in Columbus, you don't get much opportunity to practice taking photos in the sunlight!

We were down at the market this past weekend.  It looks like they've really come a long way on all the really tedious underground levels!!  Should be seeing more vertical progression moving forward I would think!!  

I fully expect this thread to pop off once we are decently above ground level!

I wonder how tall this thing will be by the MLS all-star game this summer. It would be nice to see another tower rising in the inevitable skyline shots on the tv broadcast. 

MLS is 15 weeks away. At an average of 1.5 weeks per floor, 10 stories. If it's any slower, 5-7 stories. With a 2.5 year construction schedule, I don't see it happening any faster than that for much of a show for the all star game... now... if it had started in late 2022 like it was supposed to...

Even 10 stories plus the crane would still look good. It will definitely be noticeable from the stadium even at just 10 stories.

If need be I can try and stand on top of the elevator core on game day to make it appear roughly 6ft taller.

Very true, I think the version we are getting is better overall so I’m glad they didn’t start it in 2017. 

I agree; it's a much more thought-out design compared to earlier iterations.

 

I am okay with the wait for what we are getting, just wild to realize how long its been since the first proposal/contest.

It's been that way for forever. Maybe Wood has a smaller position - Schiff I think is just out of the game entirely, and I say that in regards to all projects.

I mean, it seems 100% necessary, there isn’t a single spot of open land around it…..imagine being such a terrible developer that you couldn’t think of creative ways to incorporate that incredible building into whatever trash will take it’s place. 

 

Is this the same Schiff that demoed the main bar and then proposed absolutely nothing to replace it? If so I’m glad they are done in Columbus and hopefully go build trash in other areas.

The main bar could go - I could care less. The Inn - different story.
