@CbusOrBust, You must rake in some decent mileage reimbursement writeoffs or dollars annually. 😉

I really have got to get down soon and see this construction in person soon. Short North is one of my very favorite places and it's changing so fast (to be clear, in a good way).

Looks like we are coming up on a crane jump here pretty soon.

It’s only about half way in height right?  It’s crazy how prominent it already is.

I love posting pictures of the construction! View from Park street next to Goodale Park.  Third picture from the 6th floor of the Russell Street parking garage in the Short North.

And I love seeing all the pics you all post. Thank you.

it’s amazing what nature adds. That middle pic is awesome. That top pic is also great and imagine how much nicer it’d be minus all those wires.

The residents will either have a great view of Goodale Park/Short North or of the downtown skyline.  Whichever the apartment faces.

Is the facade modular brick panels? I haven't noticed any signs of masonry work. Just seems like everything it soon squared up every time I'm down there.

They are staging some of them in the convention center's east parking lot off Nationwide and Fourth, like they did with the Hilton's precast facade panels. The Merchant's panels are preglazed with the windows installed already, unlike Hilton which just had the concrete panels and openings for future window installation.

My only complaint is that the brick should have matched the north market a little more.

I saw the same thing on the facade matching the market, but wondered if that might be too much orange in the skyline since the Hilton is nearly the same color as the market.

That’s a good point actually and for that reason probably best it doesn’t match

Love this project. Excited to see what sort of tenants they can attract.

The efficiency of this build seems incredible to me.

As it continues to rise, I do wish there was a mesh screen on each of the parking deck windows. That's something that keeps sticking out to me is the future visibility of the cars from the new Plaza.

I think the addition to the north market will cover the parking garage, at least on the plaza side.

You can see it’s covered in this.

IMG_7889.webp

The west facing wall will also be covered, it’s just a shame the east facing and south facing are pretty lame. I don’t know why they couldn’t just wrap the art around the south facing wall. The east should also be covered with someone more than mesh, but whatever I guess.

I love all of the projects Edwards has been involved with, but they all seem only partially complete. There’s always something that doesn’t look good in each project.

They may not use vision glass in those openings, but use one that's opaque or translucent. There are ways of approaching those openings to not show a bunch of vehicles.

This is a snapshot of how these openings were called out in their downtown commission materials, which gives some indication (if it hasn't changed since). The same submission called for an "architectural expanded metal mesh" on the south and east facades of the garage.

Do you think there will be additional refining on the facade? Because the brick seems to be more layered/accented in the renderings too.

At its current height, it would have been a massive improvement. But to think it has a ways to go top out still is such a nice change of pace for this city.

At it's final height of 382 feet it will surpass the Hilton Tower Downtown to become the tallest building built since 1991 with the completion of the Franklin County Courthouse and become the 11th tallest building (12th once James Cancer Hospital is finished). With more infill on the way, hopefully that includes taller buildings to be built in the 2030's.

The Wexner tower topped out quite a while ago so it's already the 10th tallest building in the city, meaning the Merchant will be 12th once topping out.

I would love to see more 15-25 story buildings pop up in the next decade. We have a good crop of tall (400'+) towers, but we lack towers in the 200-300' range to fill in the gaps. We currently have 11 towers that are over 400' tall, including the Wexner Inpatient tower, and another 8 (soon to be 9 with Merchant Tower) over 300'. Here is where we rank among some of our "peer" cities have:

Total over 300':

Cleveland: 22

Columbus: 19 (20 including Merchant Tower)

Cincinnati: 18 (+1 approved)

Milwaukee: 16 (+1 approved)

St Louis: 16 (+3 approved)

Kansas City: 15

Louisville: 14

Indianapolis: 12 (+2 under construction and 2 approved)

Total over 200':

Milwaukee: 57

Cleveland: 51 (+1 under construction)

Kansas City: 45

Indianapolis: 38 (+1 approved)

St Louis: 37+ (wikipedia list stops at 250')

Columbus; 35 (36 with Merchant Tower) (+1 approved)

Cincinnati: 28+ (wikipedia list stops at 230')

Louisville: 26

As you can see we perform quite well when it comes to taller buildings, but we really fall when you move down to the mid-size towers.

The 15-25 story are what help make the skyline look good. I have a feeling that is mostly the size we will be seeing in the next decade or so, depending on how cost and the craziness of everything right now goes.
