Benefits: • Capitalize on Convention Center expansion and other area developments. • Maximize use of space currently being used as only a parking lot. • Enhancements to the North Market include: o 10,000 additional SF of market space o 130 secure, underground parking spaces which will connect directly into the market o A new two story public atrium that can serve as seating and special event space for the market o A new public plaza that can better accommodate the weekend farmers market and provide daily outdoor seating and event space o Better storage and service bay space for the North Market o A shared commercial kitchen space for the North Market • Preserves the existing North Market building. • Provides North Market with ownership of the public portion of the project and long-term financial stability. April 12, 20178 yr A very ambitious timeline, but with all of the excitement around it I'm sure they can start to make it all happen. I LOVE the fact that the 2 levels of parking they're planning in the tower are being outfitted for eventual conversion to office space -- a notion sorely lacking in most other developments. Stand-alone garages are the best for urban development because they can be taken down/repurposed individually. When new towers are proposed with 5-8 story podiums of parking, if not properly designed those could become entirely useless in the future when downtown parking is less of a premium (NYC is going through this process now of decommissioning parking structures and trying to redesign them into office space). Love how forward-thinking they're being.

Emporis actually notes Miranova as the tallest residential building in Ohio (https://www.emporis.com/buildings/119117/miranova-condominiums-columbus-oh-usa) which is why I even mentioned it to begin with, but I don't doubt jmicha[/member] either on the other tower in Cincy. But yes, regardless of all that, it's exciting to see new proposals starting to exceed the scale of anything we've seen up till now in the 3Cs. Hopefully this gets going on schedule, and is a sign of more good things to come in the future. I agree that the street-level interaction is really game-changing. Wood/Schiff being in charge also means that the materials and detailing will be very high quality.
April 12, 20178 yr Although I have a deep love for Cincy, the developers there really don't do a very good job on new construction. There are some small developers starting to get into the game that do really good work, but the big guys in town are all pretty bland. Columbus does seem to do a really good job with local developers when it comes to quality of infill. There are some duds for sure but most of what's being built is in the good-to-excellent range. I'm really hoping that now that this current wave of residential towers in the 3Cs prove to out-of-towners that these cities can support this type of development. Sometimes someone just has to be first before more similar projects come along.
April 13, 20178 yr ^I've been saying for a while now that Columbus probably "gets it" the most when it comes to doing really good, proper infill. I wish the cities would be more open to interchange of what works in each, because they're all strong in their own way and have so much they could learn if they cooperated a bit more. “To an Ohio resident - wherever he lives - some other part of his state seems unreal.”

Below, A Graveyard Awaits BY SAM HENDREN, WOSU RADIO APRIL 27, 2017 Early on a sunny April morning, the North Market parking lot is still empty. It’s on this spot that developers plan to build a 35-story high rise. There’s just one problem, says archeologist Ryan Weller, "That whole parking lot that you're looking at was completely contained in what used to be the North Graveyard for Columbus". ( . . . ) Over the years, construction crews discovered not all the bodies were indeed removed. In 2001, an employee of the archeological firm Weller & Associates, Inc., was watching the excavation for a sewer line (on Spruce Street) when he spotted human bones in the dirt. Weller says he was shocked to find so many bodies had been left behind. ( . . . ) As today's city leaders plan new developments, they say they're aware of the situation. "We are standing on a former public cemetery," says Columbus’ director of development Steve Schoeny. "There may be remains that are dug up. There’s a procedure that we work through how to appropriately dispose of those remains." The project’s developers — The Wood Cos. and Schiff Capital Group — announced Wednesday they are adding architecture firm NBBJ into the mix as contracts with the city are finalized. January 2, 20187 yr I posted this comment over in the Hilton Canopy thread on accident, but it's reassuring to hear that we will hear more about this project in early 2018 and that it won't be reduced in size to a mid-rise. Hopefully we will get a groundbreaking for this tower by the end of the year and also find out the final decision on Millennial Tower.

I read some time back that the "goal" was to break ground in Fall of 2018, however I'm sure with permits and other things that take time it will be slightly delayed, but you never know, perhaps it will be on time. There are folks mad that the asphalt grave yard will be desecrated with a tower though.....so proper removal may take time too

September 18, 20186 yr I know there has been anticipation of any updates on this project, and I'm not sure if this has been posted, but doing a bit of just basic searches, it appears the Schooley Caldwell website, who is designing the tower, has a new rendering I have not previously seen recently posted. The design has changed a bit, and by my count almost appears to be 39-40 stories now? Who knows if this will end up being the final design, but I thought I'd post it here just in case. The project's web page is still saying that construction is scheduled to begin in 2018, though that could have been there since the page initially went up. This is definitely good to see though. It shows that there is still work being done behind the scenes and the project isn't dead.
