35-story tower picked for North Market site – 'landmark' for the city that will spur development

While the redevelopment of the North Market property is about creating a foundation, it will be the change to the Columbus skyline that’s going to jump out to most.

 

The city of Columbus selected the team of Wood Cos. and Schiff Capital Group and its $100 million, 35-story Market Tower proposal from among three finalists to turn the historic market’s parking lot into both a new development and a boon for the public market’s future.

North Market Redevelopment Fact Sheet

 

After undertaking a public RFP process, the City of Columbus has selected a proposal by Wood Companies/Schiff Capital for the redevelopment of the North Market.

 

Benefits:

• Capitalize on Convention Center expansion and other area developments.

• Maximize use of space currently being used as only a parking lot.

• Enhancements to the North Market include:

  o 10,000 additional SF of market space

  o 130 secure, underground parking spaces which will connect directly into the market

  o A new two story public atrium that can serve as seating and special event space for the market

  o A new public plaza that can better accommodate the weekend farmers market and provide daily outdoor seating and event space

  o Better storage and service bay space for the North Market

  o A shared commercial kitchen space for the North Market

• Preserves the existing North Market building.

• Provides North Market with ownership of the public portion of the project and long-term financial stability.

 

Details:

  o Wood/Schiff will invest $100 million in the development

  o Private components of the project are:

  o 40,000 SF Commercial Office Space

  o Approximately 200 Residential Units

  o 28,000 SF Retail

  o 25,350 SF Restaurants

 

• The project will qualify for a 15 year, 100% tax abatement under the Downtown CRA

• Public money will be used for public spaces of the development, such as the outdoor plaza, public parking, utility infrastructure and public roadways.

• Existing North Market building will be preserved.

• New addition will include a 10,000 SF expansion of the North Market, public outdoor plaza, two-story grand atrium and 130 underground public parking spaces with ground floor retail that is complementary to the market, 40,000 SF of commercial office space and 200 apartments. The current project is proposed to be 35 stories tall.

• Building height will be approximately 400 ft tall (Similar to the Borden Building). Tallest buildings in Columbus are:

  o Rhodes Tower 629 feet

  o Leveque Tower 555 feet

  o William Green Building 530 feet

  o Huntington Center 512 feet

 

Next steps:

• Public meetings for input from the community. The first one is May 9 with a time and location to be announced in late April.

• The Development Team, North Market and City are targeting September 2017 to finalize the concept following public and merchant input.

• Construction will begin Spring 2018.

• Estimated time of completion Spring 2020.

 

Fantastic! Very glad that Wood/Schiff were chosen. They are top-notch developers that do absolutely world-class work. (Actually, so do Pizzuti and NRI, but this proposal was clearly the most exciting).

A very ambitious timeline, but with all of the excitement around it I'm sure they can start to make it all happen. I LOVE the fact that the 2 levels of parking they're planning in the tower are being outfitted for eventual conversion to office space -- a notion sorely lacking in most other developments. Stand-alone garages are the best for urban development because they can be taken down/repurposed individually. When new towers are proposed with 5-8 story podiums of parking, if not properly designed those could become entirely useless in the future when downtown parking is less of a premium (NYC is going through this process now of decommissioning parking structures and trying to redesign them into office space). Love how forward-thinking they're being.

Miranova isn't the tallest residential building in Ohio. I know that at the very minimum Edgecliff in Cincinnati is taller at 322' tall which I believe is the current highest residential building in Ohio.

 

This looks like it'll be a great project for Columbus. I'm still sitting back patiently waiting for demand in the 3 C's to really warrant a highrise residential boom. That would be something to see.

Anyway, yeah everything I've found sans wiki says that Cincys Edgecliff is just shy of 300' at 24 floors putting Miranova above.

Not that it really matters, but EdgeCliff Point is listed as 284 feet, built in 1990.  The Emporis listing is an estimate.

That was never actually publicly announced but it's a proposal from a local developer that couldn't make the numbers work before the SkyHouse developers tried and also couldn't make the numbers work.

Hmm. That's weird. Emporis actually notes Miranova as the tallest residential building in Ohio (https://www.emporis.com/buildings/119117/miranova-condominiums-columbus-oh-usa) which is why I even mentioned it to begin with, but I don't doubt jmicha[/member] either on the other tower in Cincy.

 

But yes, regardless of all that, it's exciting to see new proposals starting to exceed the scale of anything we've seen up till now in the 3Cs. Hopefully this gets going on schedule, and is a sign of more good things to come in the future. I agree that the street-level interaction is really game-changing. Wood/Schiff being in charge also means that the materials and detailing will be very high quality.

Although I have a deep love for Cincy, the developers there really don't do a very good job on new construction. There are some small developers starting to get into the game that do really good work, but the big guys in town are all pretty bland. Columbus does seem to do a really good job with local developers when it comes to quality of infill. There are some duds for sure but most of what's being built is in the good-to-excellent range.

 

I'm really hoping that now that this current wave of residential towers in the 3Cs prove to out-of-towners that these cities can support this type of development. Sometimes someone just has to be first before more similar projects come along.

^I've been saying for a while now that Columbus probably "gets it" the most when it comes to doing really good, proper infill. I wish the cities would be more open to interchange of what works in each, because they're all strong in their own way and have so much they could learn if they cooperated a bit more.

What're the chances of this one actually happening? Or at least happening in a timely manner. We see tons of proposals on here that looks great and exciting, only to either see them majorly delayed, scaled down, or scrapped all together. NuCleus, Skyhouse Cincy, Millenium Tower(?) idk not as familiar with Cbus projects.

Well, if the city of Columbus actually hand-picked the design, I'd say it's a VERY good chance.

Early on a sunny April morning, the North Market parking lot is still empty.  It’s on this spot that developers plan to build a 35-story high rise.  There’s just one problem, says archeologist Ryan Weller, "That whole parking lot that you're looking at was completely contained in what used to be the North Graveyard for Columbus".

Over the years, construction crews discovered not all the bodies were indeed removed.  In 2001, an employee of the archeological firm Weller & Associates, Inc., was watching the excavation for a sewer line (on Spruce Street) when he spotted human bones in the dirt.  Weller says he was shocked to find so many bodies had been left behind.

As today's city leaders plan new developments, they say they're aware of the situation.  "We are standing on a former public cemetery," says Columbus’ director of development Steve Schoeny.  "There may be remains that are dug up. There’s a procedure that we work through how to appropriately dispose of those remains."  Those procedures are outlined in a letter from Ohio’s State Historic Preservation Office, which was sent to the developers ... and the developers are obliged to follow them.

North Market Tower developers add architecture firm to team

 

The development team for the highly-anticipated North Market Tower is getting bigger.

 

The project’s developers — The Wood Cos. and Schiff Capital Group — announced Wednesday they are adding architecture firm NBBJ into the mix as contracts with the city are finalized. Columbus-based Schooley Caldwell Architects already is part of the project. The companies hope to have the tower’s design finished in 10 to 12 months, with construction beginning shortly after.

Moving slowly

 

Rick Harrison Wolfe, executive director of the North Market, said he is asked about the status of the [Market Tower] project “every day of my life.”

 

Wolfe said lots of communication has gone on behind the scenes, and progress is being made. Both he and Cynthia Rickman, assistant director of development for the city, say they expect to have more details to share in early 2018.

 

Well-known national architecture firm NBBJ was added to the team in June, joining Columbus-based Schooley Caldwell. Wolfe said changes are likely based on NBBJ’s input, but he doesn’t expect dramatic revisions.

 

One thing he insists won’t happen: The envisioned 35-story office and residential tower won’t be reduced to a midrise, as the originally proposed towers in the Scioto Peninsula project were.

I posted this comment over in the Hilton Canopy thread on accident, but it's reassuring to hear that we will hear more about this project in early 2018 and that it won't be reduced in size to a mid-rise. Hopefully we will get a groundbreaking for this tower by the end of the year and also find out the final decision on Millennial Tower.

I read some time back that the "goal" was to break ground in Fall of 2018, however I'm sure with permits and other things that take time it will be slightly delayed, but you never know, perhaps it will be on time.  There are folks mad that the asphalt grave yard will be desecrated with a tower though.....so proper removal may take time too

Update from the Dispatch,

 

Cynthia Rickman, assistant development director for the city of Columbus, which controls the North Market property, said details of an economic-development agreement between the city and the developers are being finalized. They are expected to be presented to City Council by early summer for approval, with an anticipated groundbreaking for Market Tower planned for fall.

I know there has been anticipation of any updates on this project, and I'm not sure if this has been posted, but doing a bit of just basic searches, it appears the Schooley Caldwell website, who is designing the tower, has a new rendering I have not previously seen recently posted.  The design has changed a bit, and by my count almost appears to be 39-40 stories now?  Who knows if this will end up being the final design, but I thought I'd post it here just in case.  Looking forward to seeing news about this in the coming months as plans/financing are completed??

Not sure if there is one already so I may have posted in the wrong forum, but perhaps this project should have it's own forum?  It's not really "North Market" it is it's own project in the end.  Just a thought, but I'm not very tech savvy or know how to make one haha

Nice find, Gnoraa! It looks better IMO. Not only is it taller, it seems less slender as well. The brick part closest to Park St. looks like it might be a hotel.

Wow! This new design looks great. The project's web page is still saying that construction is scheduled to begin in 2018, though that could have been there since the page initially went up. This is definitely good to see though. It shows that there is still work being done behind the scenes and the project isn't dead.

While it looks like mrtuggles isn't directly connected to the project, I can say the post information isn't too far off base.

 

Regarding what I can and cannot say, most of it falls into the "cannot" category.

 

I'm connected to the project (hence my glaring lack of posts in this thread) so even though we're on the interwebs as an "anonymous" users, I don't prefer risking my income too much haha.

Basically at this point I can confirm the rendering was not supposed to be public yet and I can confirm the structure will be taller than the proposed 35 floors. There are goals in place to get things moving before years end but there's basically one last barrier being working through. I think you all will be VERY VERY pleased with the details, makeup, and height once it is all released.

 

Hopefully that gives you a tiny peek behind the curtain and nobody will report me. If you have any questions, I'll attempt to answer, but again i'm really very limited in what can be said for the moment.

Seriously though, thanks for sharing what you can share. It's much appreciated. It's pretty exciting that it will actually be taller.

 

About this last barrier....if you can't say anything it's perfectly fine, but is something that could derail the project or simply something that is more or less a delay, such as deciding on which contractor to use for a specific part of the project.

Thank you tlb919 for being cautious in your posts.  We always appreciate "insider information" but we don't want you to risk your job either!
