I had forgotten about that, but the Old Woodward / SCPA would have been an amazing hotel property. If downtown Covington (ignoring all the big chain hotels along the riverfront) can support Hotel Covington and is actually expanding to over 200 rooms total, then OTR can definitely handle a couple hundred room hotels.

I need to dig it up, its about five years old now, but we did a study where the OTR area could easily absorb 400-500 keys in the area, thinking you could do smaller brand  boutique properties at about 100-150 rooms per property and they all wouldn't be right next to each other.

The parking lot across from Sugar and Spice would make a good spot for a hotel.

I'm curious if the current configuration of Reading and Central effectively cuts off the future casino hotel from the rest of Pendleton and OTR. If someone from outside of the region is staying there, they are probably just going to eat at the casino or get back in their car and drive somewhere.

I always thought the lot across from Kroger on Court Street would be a good hotel parcel too.

Reading/Central really needs to be improved from a pedestrian perspective. Crossing Reading at Eggleston requires pushing a beg button and waiting for 2 or 3 minutes to actually get a walk signal.

Main Street (and therefore Streetcar) to remain closed until at least July 1...

They better fine the $#!+ out of the building owner.

Yeah at the very least the operating costs for the "free" bus service being run this whole time should be charged back to the building owner as some kind of liquidated damages by the city. It's entirely the building owner's fault that this happened, US bank also had to close for at least a day along with Insomnia Cookies and probably others on Main street that I didn't notice; all of them should be suing this guy for damages.

Unfortunately it appears that the long rumored potential for Rhinegeist to build a lift up the side of the hill to CUF are dead. They officially sold their vast holdings on Renner/Mohawk to a food packaging company. Will be interesting to see if anything gets built or if it's just to hold for speculation...

So the guys who bought Jackson, Clyffside, & Felsenbrau breweries bought all these properties?

Correct! And they've cleared so much of the trees and rubble on the side of the hills already. Looks completely different! I'll get some more photos but this was last week 20220617_153239.thumb.jpg.0707e56212a057362ddd539e9c13794d.jpg20220617_153256.thumb.jpg.3a9e280ffe5b171442c4d4a5a48d4562.jpg

This is good news as the gondola idea wouldn't have worked unless the UC Board of Trustees got on board or sold their land, and because Sugarcreek seems to be really aggressive in wanting to improve this corner of the brewery district and create something big (and appear to have deep enough pockets to do so).

From what I heard, there was never any drop of legitimacy behind that idea that Rhinegeist was going to build a gondola up the hill.

Most of these parcels Sugar Creek bought are vacant lots.Would seem they are planning to build something here? 1.35 acres of land

Is the Moerlein Mansion renovation still happening? I thought it was supposed to start last summer. Nothing has happened and the Port still owns it.

Good question. I honestly have no idea. I remember seeing videos of them working on it but I have not seen any updates from him on that project for awhile. I’m assuming since all that he’s been posting is this project that there is nothing going on with the mansion.

FWIW, the Mohawk Area Plan lists an aerial tram/incline as a goal for the neighborhood on page 41, not sure if they've had any real conversations with the city about it.

Looks like the old Davis Furniture building is about gone. I would love to see a building like Industry apartments replace these lots. I think the developer of that building did a great job.

Yeah, Davis building is pretty much all down. Main St is still closed but I suspect they'll be able to open the sidewalk and street soon since there shouldn't be any risk of debris falling off site.

The city posted that the streetcar will be reopening later today or tomorrow, depending on the outcome of the safety inspection that has to happen.

Streetcar service has resumed, but the 12th & Main (formerly Hanke Exchange) station will remain closed until cleanup us complete.

It got tied up in a title fight. The Port had taken the property through delinquent tax sales and one of the heirs of the former out-of-state owner came out of the woodwork when the project was announced and has the project stalled in legal proceedings.

I would love for the salvation army building to be relocated to free up the potential to do a mega project combining both sites.

Just an interesting little development …

lost hospitality group…who created somerset, Alice on Main Street, and their event space somerhaus on republic street are opening their 3rd bar in the Germania building on walnut street this summer.

the bar will be called Aftermath.

just really impressive, with these uncertain times, that this new hospitality group has managed to create 3 new bars and 1 event space all within Otr in a year time span.

Still no word on the freeport row development?  As we continue to see shootings semi regularly in OTR 300 new apartments on Liberty would make a huge difference in improving the safety and foot traffic in the neighborhood.  This would already have been built and open if a stupid local "activist" wasn't allowed to hold it up in court.

I think one of the big things is that Alice and somerset are something that the city has never had before. Somerset which basically feels like you are in a tropical country and Alice which has the Rave dance floor.

not saying that adding more people doesn’t help reduce violence - but police presence was heavy in otr (particularly on Main Street) due to the fcc game.

counted at least 6 to 8 cop cars along main all throughout the night patrolling and stationed at check points.

also, streets were incredibly packed with people…busiest I’ve seen Otr in a long while  and regardless of all this there was still a shooting on Main Street that night.

police presence didn’t deter the shooting…neither did the fact that there were hundreds of eyes on the street to witness the shooting.

violence is just a fact of life right now…not sure even if we added thousands of new residents it will change the shootings.

The shooting issue is a much more systematic issue and we can easily get into an endless rabbit hole on this issue.

Yes, I’m very happy about the emergence of this group.

they seem very Otr centric based off previous interviews and seem very focused on really building bars and entertainment offerings in otr.

definitely a breath of fresh air with their last 2 concepts and hopefully their 3rd will offer a unique experience as well.

I'm not really concerned with anything south of Liberty.  There are always tons of people in that area.  But north of Liberty still has lots of dead zones and adding 300 new residents would really help spur further development there.

Vine St north of Liberty is largely intact with buildings but it's a complete no mans land.  The freeport row area is one of the very few large empty plots of land in OTR so having it developed is the easiest way to get a large number of new residents brought it.  If that happens and Findlay playground gets renovated it would be huge catalyst for north of liberty.

my point being there was a shooting south of Liberty on Main Street in front of hundreds of people and cops literally blocks away.

I dont think this violence that is occurring is afraid of eye witnesses and cops anymore….so if we are still seeing violence south of Liberty - albeit more rare nowadays - I’m not sure if adding more residents will simply make that violence go away like magic.

It's a spectrum.

1. Are you mad enough that you'd shoot someone in a dark alley?

2. Are you mad/desperate/suicidal enough in that moment to shoot someone with cops and eyewitnesses around?

More people in an area helps reduce #1.

Solving #2 requires solving the growing depression/suicide problem in the US as a whole.

Not yet. The Board was planning to review it on Monday, but the applicant requested that their case be delayed... so it'll be reviewed at a later date. You can hear the conversation regarding the requested delay around the 4 minute mark: https://www.youtube.com/watch?v=TfAw_6qT8vk

They better approve it this time. I think it looks really good and honestly kudos to the developer to sticking around and continuing to make changes to appease them.

Can’t really tell from the renderings but I’m assuming the little extension of the pitch with the outdoor part on the second floor is going to be torn down, and it looks like there’s going to be a rooftop at the pitch.

Sorry for the late notice, meant to post this earlier. But tonight's Brewery District meeting sounds interesting:

Quote

Brewery District Monthly Meeting

When: Wednesday, July 13 at 5:30pm

Where: 1826 Race Street at the Model Group Offices

It's been awhile since we got an update from The Model Group, the most active major developer in the Brewery District. Our July meeting will give us a chance to get a first hand summary from project manager Jason Chamlee of recently completed projects and what's coming up in 2022/23 in the continuing rebirth of the blocks adjacent to Findlay Market.

Anyone who has followed The Model Group's redevelopment efforts in recent years knows this is a meeting you don't want to miss. As usual, these meetings are open to anyone who wishes to attend and it is also an opportunity to share neighborhood developments and other information. Hope you can make it!

The proposed hotel by the pitch ownership group looks amazing now. Really hope this gets to the finish line.

It will really be interesting how that stretch of central parkway and corner of west end will look in 5-10 years.

Part of me is worried what will happen if you create a bubble for fc Cincinnati fans.

You see a lot of fans roaming around Otr before and after the games through various streets of Otr and Pendleton to grab dinner/drinks.

If the area around fcc stadium gets flushed with hotels, a possible banks like destination with its own bars and restaurants then a part of me is worried what effect that would have on the rest of otr.

It feels weird to go through all the effort to demolish an extremely old and unique building on a very wide road to just replace it with a 4 story boutique hotel

3CDC and Model Group’s $50M Willkommen filling quickly: PHOTOS

Cincinnati Center City Development Corp. and Model Group finished construction on Willkommen, a mixed-use, mixed-income development at scattered sites throughout Over-the-Rhine, at the end of June. The $50 million investment in the historic neighborhood is filling up, fast.

3CDC and Model Group partnered on Willkommen, a project that includes the construction of four new buildings and the rehabilitation of another 16 historical buildings. In total, Willkommen created 163 apartments, 88 of which are available to people making 50% to 80% of the area median income.

I don’t really think it’ll have an effect. I went to the game last night and parked all the way over in the Sycamore street because I didn’t want to fight with traffic close to the stadium. I think people will still frequent the OTR bars due to them having to park in different garages around OTR and Downtown.

I'm sure they'd make the hotel taller if they were allowed.  But for some reason our city hates tall dense buildings.

Depressing that it takes so long to get anything built in OTR. Progress is being made but it is awfully slow compared to other cities.

Has Phase 2 started yet? I’m excited for the building along Central Parkway at Findlay street.

Everything takes too long in this city.  It's why I feel like we have so few outside developers here.  They don't want to jump through a million hoops here when they can go to other cities and not experience a bunch of pushback.  It would be nice if our new mayor did things to fix this since the old one just wanted his friends to build everything.

Is it just me or has Aftab been very hidden behind the curtains…I feel like I heard mayor cranley mentioned constantly during his mayor tenure.

There's certainly pressure because they are in the historic district but I would say that seems to be pretty true all over the US.
