Here are the OTR projects that received state historic tax credits in the latest round.

 

Model Group: Findlay Parkside

Total Project Cost: $47,325,299  

Total Tax Credit: $4,640,000  

Address: 1829 Vine St.  

The Findlay Parkside project includes the redevelopment of 20 predominantly vacant buildings in Cincinnati’s Over-the-Rhine Historic District. Comprised of small scale, mixed-use commercial and residential structures, buildings range in size from one to four stories and are in varying states of disrepair. Once completed, the project will house 65 residential units, restoring each building to its historic use with first-floor commercial space with residential upper floors or full residential use.  

 

 

3CDC: Findlay Flats

1625 Vine St. (Cincinnati)  

Total Project Cost: $2,528,500  

Total Tax Credit: $250,000

1625 Vine Street is a four-story historic building located in the Over-the-Rhine Historic District. Despite a partial renovation in 2003, the building has retained much of its historical integrity. The first-floor commercial space has sat empty for a number of years and updates are needed on the upper floors to retain quality of life for residents. After rehabilitation, the 25,000 square foot project will house 14 new apartments on the upper floors and a restaurant in the first-floor commercial space.   

 

1719 Vine St. (Cincinnati)  

Total Project Cost: $2,518,500  

Total Tax Credit: $250,000

This three-story building is located in the historic Over-the-Rhine Historic District. The now-vacant building will be rehabilitated while preserving interior and exterior historical features. Once completed, the building will house six new affordable apartments, including studios and efficiency units. The first-floor commercial space will be renovated to accommodate a new restaurant. 

 

1729 Vine St. (Cincinnati)  

Total Project Cost: $2,578,500  

Total Tax Credit: $250,000  

Located in the Over-the-Rhine Historic District in Cincinnati, this 9,000 square foot, three-story building will be renovated for mixed-use. Renovations include four new multi-bedroom units, which are in high demand for the area, to accommodate households with children, mobility issues, and aging in place. The first-floor commercial space will be converted to house a restaurant.

1221 Jackson St. (Cincinnati)  

Total Project Cost: $1,089,757  

Total Tax Credit: $194,090   

Part of a larger reinvestment project known as the Community & Pendleton Apartments; 1221 Jackson Street is one of 18 buildings in the Pendleton/Over-the-Rhine neighborhood of Cincinnati slated for redevelopment. This four-unit historic building will be redeveloped to preserve its historical features and to retain its historical residential use. Once completed, the project will offer affordable housing units for neighborhood residents.   

 

519 Dandridge St. (Cincinnati)  

Total Project Cost: $1,089,757  

Total Tax Credit: $194,090   

This four-story residential building is located in the Pendleton neighborhood of Cincinnati’s Over-the-Rhine Historical District. Part of a larger reinvestment effort in the neighborhood, the building will be rehabilitated to preserve and maintain the affordable rental housing on site. Remaining historical features will be retained as the building’s four units are renovated.   

 

523 Dandridge St. (Cincinnati)  

Total Project Cost: $817,318  

Total Tax Credit: $145,567

This project includes the renovation of a three-unit residential building in Over-the-Rhine’s Pendleton neighborhood. One of 18 buildings in the Community & Pendleton Apartments project, the building underwent rehabilitation in 2003, but is once again in need of critical repairs and updates. The renovation will make much needed improvements to the building while preserving the three affordable units and retaining remaining interior and exterior historical features.   

 

527 Dandridge St. (Cincinnati)  

Total Project Cost: $1,089,757  

Total Tax Credit: $194,090

Part of the Community & Pendleton Apartments project in Over-the-Rhine, this project will rehabilitate this four-story building to retain housing in the neighborhood. Renovations will make critical repairs and updates to the building while preserving the remaining historical features. Once completed, the building will continue to provide four affordable housing units in the community.

 

Misc:

137 W. McMicken Ave. (Cincinnati)  

Total Project Cost: $925,000  

Total Tax Credit: $118,750  

This four-story mixed-use masonry building was originally constructed in 1858. Located in the Over-the-Rhine Historic District in Cincinnati, the property will undergo rehabilitation efforts to restore the building to its former state. Once completed, the property will house four residential units with a common area at the top of the building.

The Building 1 along Central has gone vertical and the larger building 2 seems to be mostly excavated. I hadn't noticed before that a portion in the center of the photo is remaining unexcavated and will be the 'service yard' housing the site utilities. Otherwise it looks like there will be underground parking under the whole portion east of Logan including underneath the "Freeport Alley" pass thru. 

The facade on 1801-1805 Vine St has been rebuilt, this is a perfect example of why tax credits and public financing is often needed to save these buildings.

Some photots of the new pool house restauarnt now that it's been painted, they have a dedicated seating area on the hanover street side so it won't be taking over the new Woodward portion of the park.

Yeah, that front wall was bowing out by at least 6".  I wish I had the time to sit and watch how they rebuilt it, since it's a pretty exotic repair. 

 

I suspect that 3CDC is getting much better rates for foundation stabilization/jacking and major masonry repair like this as compared to a typical homeowner or building owner without ongoing relationships with contractors.

They selectively and carefully demolished the whole front of the building, rebuilt it with CMU, then placed back the iron post, stone pediment and (salvaged?) brick. It appears most of the window lintels weren't able to be saved as the new ones are mostly concrete. This was a similar process Frida's in Covington did, though that one took much longer and was a true brick by brick rebuild. This project "cheated" a bit by using CMU to rebuild with face brick instead of a true multi-wythe masonry wall.

This is great news for adding boutique hotel, something I think is missing from OTR, as well as good news because someone is investing in one of the prettiest and most detailed building facades in the whole city (maybe whole region?)

Incredibly good news, and a really good use for this building. We used to have and endless number of like quality buildings in Cincinnati. The post WW2 years saw most of them go to the landfill.

Anybody know what is happening at the empty lots 1615-1623 Sycamore? The site is fenced off with some piles of gravel and heavy machinery on site. Looks like “SAM1 LLC” bought the properties from WDC LLC in December 2022.

It appears to be being used by the Fotofocus development as a staging area. I would venture to guess SAM1 is a Tom Schiff-related entity.

The faux facade on the County garage is starting to take shape facing Elder and doesn't look too bad so far for a giant parking garage. You can see brick and window openings on the far right (east) side and a mural in the middle section:

I drilled into this a little. Marilyn Scripps sold it to someone but it doesn't look like a Tom Schiff related entity.  They did a pretty good gob of being invisible. I'll ask him next time I see him.

Google has most answers.SAM1LLC is registered under one Patrick Veith.Real Estate Attorney and also connected to Wakefield Development.

When you file with the SOS, you provide a return address of the company for the documents. I looked at that. They did not use Veith's address. They used a PO Box in Walnut Hills that has no association with Veith. that is why I am pretty sure he is just the attorney.

He is merely the agent for service as required by the state. He represents a client who owns the property that does not want their personal address known so they use a law firm to be the agent so they do not receive a ton of junk mail. It will be a local client because most out of state clients will use CT Corp for their agent.

Cincinnati Center City Development Corp. (3CDC) has wrapped a $9.1 million renovation of two historic buildings in Over-the-Rhine, building upon a corridor the nonprofit developer has been eyeing for growth in recent years.

 

Adeline Lofts and Webster Flats, which bring new residential and commercial space to Main Street, were completed this June. Webster Flats is already fully leased, while Adeline Lofts is seeing strong interest with one unit leased.

 

Adeline Lofts and Webster Flats – located at 1401 Main St. and 1338 Main St., respectively – are the latest renovation project 3CDC has completed since opening Keyer Row in early 2022. Adeline Lofts and Webster Flats help build upon Keyer Row, said Clare Healy, project manager and senior development officer, as Main Street becomes a growing focus for 3CDC.

The garage staircase gets a hat as well. 

 

The apartment looks like it was drawn on MS Paint. 

 

There's a hole being dug at 1415 Elm street but I couldn't' find anything on what is being built looking through the most recent Historic Packets. anyone know what's going here and if it's going to be connected to the adjacent old church?

Looks like it went before HCB in June 2022. It does not seem to touch the old church, but there will be an access easement from Magnolia St across the rear of 1419 Elm (the old church).

Curiosity to move HQ, bring 100 employees to former Chatfield College building in Over-the-Rhine

Curiosity, an integrated advertising agency on a red-hot growth streak, has purchased the former Chatfield College building on Central Parkway in Over-the-Rhine, where it plans to relocate and greatly expand its headquarters. 

 

Curiosity’s 68 employees will move into the building at Central Parkway and Wade Street by June 2024. The company also expects to create 32 new jobs and $3.46 million in new annual payroll in the coming years. 

 

The Ohio Tax Credit Authority met Monday, Sept. 25, to approve a 1.6%, seven-year Job Creation Tax Credit with an estimate potential value to Curiosity of $285,000.

New apartment project 1527-1531 Pleasant street will consist of a 4 story apartment building. Could not find any renderings of the project but remember it being in one of the planning commission meeting packets awhile back.

A few buildings on 14th street are getting renovated right now on all sides of Nolia Kitchen, the new paint on 110 E 14th is already a huge improvement.

I forgot about this project. Between the county garage, the Liberty & Elm project, CoHatch going in at the furniture building, and this going into the empty lot, there's a lot going on in this small section of OTR.

I always loved those buildings and super happy to see they are getting the treatment they deserve and getting more people in the heart of OTR living and working.

They were listed somewhere. Just call Historic. But, as for a "reasonable price" the shell price in OTR is essentially capped by 3CDC because they have so many shells and lots of them are for sale. You have to compare size and number of units, but whatever 3CDC is charging is the maximum as to what they will bring. I can tell you that 3CDC put a number of similar units out there in the range of $250 to $325k in early 2022 and I doubt prices have changed a whole lot. But Fred would be below 3CDC I'm sure. Call him if you want to do one. That property north of the alley about 4 doors up is listed for $549 finished.

I’m assuming they are just getting revenue right now and have some plan down the line to redevelop. With the Fc development and Liberty and Elm I’d assume they are more invested in these lots than they were 2 years ago. They also still need to redevelop the big lot across from Sacred Beast. 

Such a shame the Grammer's properties are sitting vacant and unused with no plan for the future. That property could do a lot of good for the neighborhood if it was developed well (residences, businesses, parking, amenities)...

Agreed! Also true of the big hole in the ground across from the stadium? What the heck happened to that development? They tore down the canal building months ago and haven't progressed an inch since!

 

The Hamilton County garage looks really good, I'm curious how the green wall is going to survive the winter but for the moment it looks good. As far as huge parking garages in historic districts I'm not sure you could ask for much better than this thing without just completely burying it underground.

I like how you can see the reflection of the mural on the old building in the glass. I wish the historic guidelines would allow/encourage more new construction to be reflective boxes instead of faux historic infill so we had reflections of the actual old buildings around OTR.

Love the cornice above the stair tower that curtain wall is hung from.
I mean, it's a parking garage... but at least it's trying to do something.

First photo is the new Huber homes on Elm close to Washington Park. Second is Liberty and Elm and third is the new apartment building on Pleasant street.
