Does anyone know the time frame for this phase?

For this building the demo has already taken place and I will ask about when the const will start.  The phase is already underway with new buildings under const on Main as well.

I'll respond to both conversations because they overlap.

 

My issue is about the politics of space more so than the question of general do-gooding. OTR (and the West End --> see Citylink) is constructed as 'the place' where the people who need help live. The reality of OTR today is those pretty fascinating buildings that represents serious capital investment in the urban core. My problem is that OTR is ALWAYS the place where suburbanites go to 'fix' social problems.

 

I was around the Catholic schools when the idea of going into to the city first started (mid-90s) and I was troubled by it then as a city resident, because exacerbated the construction of the city as a place of poverty and in need of help, rather than a vibrant, interesting place to live (and I grew up in PRidge --> not exactly the ghetto).

 

I think these mostly represent a pretty interesting mix of old and new. Timely.

The earliest part of phase III to come on line will be Trideca, which should be sometime in april if I am not mistaken.

I think these designs keep it real for preservationists, yet throw some modern features in to appeal to the broader audience.

ok so i feel like a moron, but I thought this was phase 2....if the recent stuff happening on vine isnt phase 1, what is....the original gateway condos?

Gateway Condos = Phase 1

Vine Street from 12th - 13th = Phase 2

 

After this things get confusing for me:

 

What is the stuff along Washington Park?  The Main Street stuff is Phase 3 along with this Trinity stuff?  I think some clarity is needed.

I call it phase two as well most of the time.  I will try and get you a technical breakdown as to what buildings are considered phase 3 because there are more buildings than that on Republic and Pleasant.

How exciting to experience the transformation!

Looks good!  It's really amazing they have gotten all the way up to 14th. Now, CPS needs to sell all the Mercer property.

Phase I=Gateway condos (1150 vine only)

Phase II=Duncanson Lofts, Duvenenck Flats, Bremen Lofts, Centennial Row

Phase III=Everything else: Trideca, Trinity flats, the stuff urban sites is doing on Main...

Investors snap up another apartment building in Over-the-Rhine

Restaurant investor Martin Wade has purchased another building in Over-the-Rhine to join 13 other parcels he acquired that are expected to be redeveloped into a mixed-use district.

 

Wade on Feb. 1 paid $80,000 cash for the eight-unit apartment building at 1400 Clay St., according to Hamilton County Auditor Dusty Rhodes' office. It is contiguous with the other lots he had purchased in September, for a combined $1 million, along much of Walnut and Clay streets between 14th and Liberty streets.

^Sounds great...hopefully we start seeing some work on this area soon.

I wish he would get ahold of 1405 Clay.  I love that building and it has been vacant forever.

Among the projects under way as part of the third phase of development in Over-the-Rhine's Gateway Quarter is Model Group's Trinity Flats.

 

The $8.9 million condominium development will include 38 residential units and more than 7,000 square feet of commercial space along Vine and Republic streets.

Yeah, they were still doing work in the afternoon and could not open.  However, they are planning on getting it open for dinner tonight.

I'm gonna head over there soon to see whats going on. Try and get myself a little tour...

I think the name is great; it pays tribute to the history of the building and states its purpose in OTR at the same time. I'm really excited about Lavomatic opening; Jean Robert owns a condo in OTR and now has a bistro opening there; I think it's great we have such a prestigious chef with such a vested interest in OTR. The area is really moving forward.

Condo in OTR? Where? Are you sure you are not confusing the fact that they purchased the restaurant space as a condo from the Duncanson lofts?

When I toured the Gateway Quarter one of the agents said he had just sold a unit to Jean Robert. Maybe that's what he meant. I'm sure someone else could verify though. Maybe I misunderstood.

Yeah, they sold him that space at 1211 vine, which will be the restaurant. To the best of my knowledge he has not purchased a condo to live in.

Lavomatic is very cool space. I just stopped in and got a glass of wine, and the place was slammed. Very positive reactions from the other people there.

 

What I really can't believe is looking north from 12th and Vine, the street is lined with cars...at night!!! Hopefully this will become a common sight...

Went to lavomatic for the opening. the rhubarb veggie ravioli was tasty and 14 american dollars. Excellent baguette and cauliflower soup. OTR tasty as ever 4.50 USD. the deck upstairs is going to be incredible.  I just had a rhubarb soda from park + vine so I was in rhubarb heaven.

14 dollar entrees, eh? That's pretty cheap.

there is also the sandwich du jour which is listed at market price; then you have twist where the most expensive thing on the menu is kentucky paddlefish.  Sometimes I think that Jean Robert is just fucking with us.

Grammer's keeps its character

Grammer's, the historic German restaurant in Over-the-Rhine, reopens as a bar tonight.

 

Located at the corner of Liberty and Walnut streets, Grammer's still has its original beveled glass entrance, which was custom-made in Germany.

 

New owners Marilyn and Martin Wade, who bought the restaurant from former Cincinnati vice mayor Jim Tarbell last year, are retaining the original décor.

 

The bar, which will be open Tuesday through Saturday from 4 p.m. until midnight or 1 a.m., will serve limited German fare.

 

Local brews, including Christian Moerlein and BarrelHouse, will be among the seven on tap. For more information, call 513-421-8300.

Ensemble Theatre to expand site

Arts groups, 3CDC explore HQ project on Cincinnati's Race Street

OVER-THE-RHINE - Four local arts organizations are working with the Cincinnati Center City Development Corp. to create a new headquarters in Over-the-Rhine, tentatively named "Project Beacon."

 

The Fine Arts Fund, Enjoy the Arts, Art Works and Learning Through Art want to move to Race and Liberty streets, the northern gateway into the historic neighborhood. The more than 40,000 square feet of space would comprise several properties, but the main structure is the old Elm Industries building at 1539 Race St. All the property is owned by the nonprofit Cincinnati Center City Development Corp., known as 3CDC, which is working with the arts organizations to develop the project.

As I said at the meeting of the Commissioners last night, 15 of the 38 projects seeking state capital grants in hamilton county this year are within two or three blocks of the streetcar line, 39.4%

Ever since Lavomatic opened last Tuesday, I have seen suburbanites down their gawking at how OTR could look so good. Hopefully this slow change in perception will catch on...

The area between 14th and liberty especially around 15th needs some help asap,  alot of crime in OTR takes place in that section. I would guess most suburbanites that would visit lavomatic will probably drive north to liberty to hop over to 471 or 71 north after going there.  If the momentum keeps going and we make it all the way to liberty many perceptions about OTR will be changed forever since probably only uptowners would drive up vine st hill to get home.

We used to say that about 12 and vine, then 13 and Vine, so 14 and Vine is next and on and on.  It is a different OTR already but we do still have some hurtles to jump over and there will continue to be some challenges, but we are moving in the right direction.

How much do you think the involvement of the Hamilton County Sheriff Patrol Squads had influenced this recent resurgence of OTR?

Quite a bit.  Their efforts, combined with the creation of the CPD Vortex unit, led to a strong law enforcement presence that really put the both the dealers and their costumers on notice.  I don't think you would have had such strong drops in the crime stats with just one or the other.

They helped, no doubt.  But no one group is entirely responsible for the resurgence of OTR.  It was the enforcement of both Dist 1 and the sheriffs, it was the development of 3CDC and all of the developers under them and individual rehabbers outside of Gateway.  It was the people who looked beyond the negativity associated with OTR in the past and invested in the area by purchasing condos or renting apt.  It was the shop owners who also took a chance by putting there business into the empty store fronts.  It was even the media who has given OTR a fair shake and has begun to help change the image of OTR and downtown as a whole.  Without any one of these groups or individuals then we would not be where we are.  It is a perfect storm.
