"#4" is where the infamous old Warehouse goth club was.  That was there when that stretch was *effing* rough.  People calling Shadow Hare out for not patrolling Over-the-Rhine in costume forget that there was a time when dozens of goths used to walk the gauntlet in and out of that place every weekend. 

 

Also a scene from Little Man Tate was shot in that building, but I've never seen that movie.

The Galleries at Pendleton, the condominium project at 508-518 Dandridge Street that was called "dead in the water" a year ago due to the poor economy, is back on the market and on its way to being completed.

 

Once listed by Sibcy Cline Realtors for between $169,900 and $279,900, the six units are now listed with Comey & Shepherd Realtors as single-family townhomes for between $165,900 and $199,900.

 

Originally envisioned by Gary Mark Custom Homes as a two-phased project of 17 townhomes on Dandridge, Pendleton, and Spring streets, there is little indication that the remainder of the development will be completed.

 

Cincinnati Development Fund (CDF) executive director Jeanne Golliher, whose non-profit lending institution provided loan financing for the project, said that they had to foreclose on the properties due to the developer's financial problems.

 

A sheriff's sale last November had no takers.

 

"CDF provided attractive financing terms -- 100 percent, 5 percent fixed-rate financing -- as an incentive for a builder to complete the project, as we felt it was critical to the neighborhood to make sure this story has a happy ending," Golliher says.

 

Chris Lacey, project manager for the Lofts at Fountain Square, purchased the properties at a second sheriff's sale on January 31.

 

CDF is providing the construction loan, and Spring Valley Bank provided the purchase loan.

 

David White, president of the Pendleton Neighborhood Council, thinks that the local market is strong enough for these single-family units to move.

 

"Just recently, three single-family homes sold just around the corner on Spring Street," he says. "I know of another single-family home on Broadway where the sale is pending, and I hear folks inquiring about homes -- single-family or otherwise -- all the time."

 

White believes that the influx of new construction is important for Pendleton to attract more homeowners.

 

"While I live in the area because of the amazing historic architecture, among many other reasons, some people want to live here for that same reason, but they don't necessarily want to live in an old building," he says. "My main concern with any new construction is that it is well built, fits within the context of the street and neighborhood, and that it offers a range of price points to attract different buyers."

Ah the Warehouse. I only heard stories. I'm guessing white kids in Goth probably scared the locals more than the other way around - esp. in its mid-90s peak.

And today, we have MayDay :D

Last I had heard #4 is slated to be offices, and 3CDC will occupy the top floor.

I believe those plans have changed.

That building has a Sub-basement where they used to brew and store beer back in the day. All stone with vaulted ceilings. Easily one of the coolest spaces in OTR.

They did not brew beer in the existing structure, but the site previously was the Peter Noll Cincinnati Brewery.  Many buildings in Over-the-Rhine have deep basements and sub-basements that were rented out to store and lager the beer, though the actual brewing took place only in the breweries themselves.

Wow, that's a lot of stories to come out of one building. 

 

Where are the stairs in Lackman Lofts, #5?  It looks like the building's only 20 feet wide all the way to Vine St.  Do they split the building in half East-West, or are they just really thin and run along the South wall?

Geez, how much are Lackman Lofts going for? That much Rookwood tile sounds expensive

 

 

Eventually I would expect this to become a destination, when I worked at a paint your own pottery studio on "the upper west side" I occasionally had people coming in looking for Rookwood. It would have been great to send them to the factory.

I really hope this does become an attraction. It would be cool to see them sell it retail at the warehouse or open a shop at findlay market.

There are more pending contracts within the Quarter in that price range now (and up to 300,000) than any other price point. 

I'm a little dissappointed that the Cincy/Dayton dealer is not located in the city.  With Rookwood's obvious dedication to the urban core, it would be nice to see a dealer that's actually in the city.

 

Perhaps there wasn't anyone that could really handle it in the city, which then I can understand.

 

On the other hand, perhaps they envision that in a couple of years, they'll be selling directly from their facility/showroom.  If that's the strategy, I think it makes sense.

Some photos from the gorgeous Falling Wall project located at 1419 Main Street and done by Urban Sites.  Most every unit is two stories tall and each unit includes their own private rooftop deck.  The walk-in closets for these are enormous and the finishes are terrific with every bit of space being used wonderfully.  The name Falling Wall comes from the artistic elements incorporated into each of the units where a prominent wall has been put at an angle to give it an appearance of falling - very neat.

I love that shower, although I can't help but think "WTF?" when I see that exposed conduit and junction box in the lower-right of the pic. I have to assume it's there for a reason, but at least they could have painted the damn thing.

Condos that range from $199,000 to $305,000.

Gotcha.... $305,000 won't even get you a closet-sized studio here in Manhattan. I need to move back to Cincy ASAP.

You get the option of renting a dedicated, secured parking space accessed from Clay Street with these units as well.

Are there any landlords or management companies that specialize in OTR apartments? If I move back to Cincy for grad school next year, I'll be looking for a large studio or a 1-bedroom for less than $600/mo. I'd mainly be looking at Clifton and Hyde Park/Mt. Lookout, but I'd be willing to consider OTR as long as there's some trees outside my windows and I'm on a safe, quiet block.

It's pretty amazing what that neighborhood is becoming... While growing up in Cincy, I wouldn't have touched OTR with a 10-foot pole.

But I'm at least willing to see what's available out there.

I'm hoping to take a week-long trip back to Cincy next month, and I'll have to do some poking around within that area.

 

Clifton would be my most logical choice based purely on location, but I'm slightly worried about ending up in an undergrad ghetto or next door to a frat house. I think Mt. Lookout is probably my #1 choice, although part of me wouldn't mind moving back to my hometown of Fort Thomas as well.

Even Prospect Hill may bridge the gap for you.  Views, redeveloped, great little neighborhood just outside of OTR and there is plenty of rental.

I'm going to UC for a Masters of Architecture starting next quarter, and live in University Heights (adjacent to campus).  If you don't want to be in lobbed in with the undergrads and frat houses, look up along Ludlow Ave. in what is actually "Clifton."  A lot of professors and older grad students tend to live around there. 

Yeah, the gaslight area is pretty appealing. Being close to DAAP, Skyline, and Burnett Woods are added bonuses. Prospect Hill looks interesting as well... I'll have to check it out next time I'm in town.

I live in the gaslight, a block from Ludlow and LOVE IT.  ha.  There are a lot of young people and the walk to DAAP is great, although uphill.  You really can't beat the convenience of Ludlow.

Experienced Over-the-Rhine developer sees bright future for neighborhood, business

Many people have seen and experienced the urban renaissance occurring in Cincinnati’s historic Over-the-Rhine neighborhood.  These changes have been most notable in recent years with the activity taking root in the Gateway Quarter, but there is additional activity in other parts of the neighborhood as well and one local company is leading the way.

 

Urban Sites has specifically concentrated their efforts since 1985 towards urban redevelopment projects in Over-the-Rhine.  Over this time the company has worked on roughly 35 sites throughout the neighborhood including rental properties, loft-style condominiums and unique business spaces - one of which is their own headquarters at 1429 Walnut Street.

 

Kris Sommer, property manager for Urban Sites, says there is more and more interest in Over-the-Rhine and that many people are surprised to see how much has changed once they finally come to check things out.

 

“There is still a lingering question of 'Is it safe?' but once they experience it, they see another world.  People coming in from out of town don’t understand the negative perceptions that they hear,” says Sommer.

 

Over the next six to eight months Urban Sites will welcome four new renovated properties to their collection that will add 34 loft-style condominiums to Vine and Main streets in Over-the-Rhine.  Many of the units boast private rooftop decks, exposed brick walls, original hardwood floors and, in the case of Lackman Lofts at 1237 Vine Street, contemporary Rookwood tile installations around fireplaces.

 

Named after the Lackman Brewery, Lackman Lofts boast Rookwood tile fireplaces, rooftop decks, balconies and a rich history, as some of its primary selling points.  Six of the seven units are priced under $155,000 making them great options for young professionals or first time home-buyers.

 

It is great for young people given the tremendous value and location says Sommer.  “I would much rather live in Over-the-Rhine than Downtown because the views are so much better and unique…you can see 360 degrees around you from the rooftop decks,” states Sommer.

 

Over on north Main Street is Falling Wall which gets its name from the innovative design features Urban Sites worked into the final design where some walls feature an angled or falling appearance.  Each unit here has their own private rooftop deck and other unique design features like the “floating” cabinets in the kitchens.

 

Further south along Main is the Good Fellows Lofts, now open and currently housing its first occupants.  The Belmain is a little further down on Main and will introduce its 16 units sometime this fall.

 

The future looks bright for both Urban Sites and the neighborhood where they do their work.  “There is a whole lot of potential and the streetcar would be absolutely phenomenal for the development of the urban core and would make Over-the-Rhine rival any other neighborhood in town in terms of desirability.  The people who are coming down now are definitely going to be the winners,” Sommer concludes.

 

You can come tour these units and more at the upcoming Gateway Expansion Tour on Saturday, May 30th from 12-4pm.  The tour will start at the Gateway Quarter leasing office at the southwest corner of 12th and Vine streets.
