February 23, 201015 yr The other thing is that the Lackman space doesn't have any outdoor area like Righteous Room so the sound will be kept on the interior aside from the drunkenly behavior of those leaving.
February 23, 201015 yr Edale, the units above the Righteous Room were selling before the bar opened -- I recalled "for sale" signs for the units while the ground floor was also "for sale." Residents were complaining about the noise soon after the bar opened, and the developer came back to add additional soundproofing to the interior. But it didn't help when the bar spilled out into the back patio -- a cool feature, but not what the residents signed onto at all. As for the Lackman -- I suppose that is for the better. I was kind of hoping for an eatery, something a little more affordable, since it is in such a prime location.
February 23, 201015 yr My point about the Righteous Room folks was that instead of working with residents via a dialog to see what could be worked out they decided to try and invalidate the entire noise ordinance via the lawyers. February 23, 201015 yr There are things that can be done when residents live above a bar, such as adjusting speakers, not blaring music outside at 3 AM, etc. Many establishments are willing to work with nearby residents. I would even say that most downtown residents understand there will be noise. However, I think it's reasonable to ask that loud music is not blared around the clock.

My sister lived right behind the El in Chicago, and always complained about how insanely loud it was, and I said the same thing. You have to weigh all the pros and cons of living in an area before you move. If you hate the smell of baking bread, don't live above a bakery. Can't stand traffic noise? Don't live on a busy street. Same thing goes with nightlife, imo.

Same thing goes with nightlife, imo. This area of Walnut wasn't a rowdy bar area until RR moved in. You had the Ruby's/Aronoff crowd, not exactly the loudest patrons you could think of. I had a similar experience on Race when Redfish moved out and Sully's moved in - as business districts expand, the new owners should work to play nice with the surrounding residents (their potential best customers), or, as Sully's did, the business will go under when the sheen wears off.

I have never been in the YMCA on Central, but I would guess that it is a bit out dated. I was thinking that the vacant Church on the corner of Race and 15th would be a great building for a gym, and it's owned by the City. Churches can be difficult buildings to find an addaptable reuse for, and because there is probably very little of the interior intact it shouldn't be difficult to modify. I would think putting free weights on the first floor, with 'catwalk' space on the second floor for cardio machines, and a third floor running track would make a lot of sense. With large windows it would have a nice open feel to it. The Gateway Quarter could even work it into the HOA's/ Rent, and make it available to other OTR residents at a slightly higher price. (That way it becomes a perk to buy from 3cdc) Any thoughts? Central Parkway YMCA isn't a state of the art facility but it is a nice gym. I really like the tiled 20 meter pool in the basement that displays a picture of the 1921 world swimming team champions. The Lord's Gym is right at the corner of Race and 12th. Perfect!

March 10, 201015 yr What is going on with the latest series of buildings being rehabbed? Anyone know how many additional residential units are being added with this phase? Does anyone have any photos of it? This phase doesn't seem to be getting as much attention as previous blocks have gotten.

March 11, 201015 yr 1400 block of Vine will include 32 apartments, some of those being studios, 1 bedrooms and 2 bedroom units. The Ace and Smitty's building are not being renovated.

March 13, 201015 yr At night it's pretty young, but honestly during the day, I have seen a surprising number of older middle aged women and mothers with older children browsing the shops on Vine.

April 2, 201015 yr My hopes of 12th Street between Walnut and Clay (near Main) have diminished. A homeless social-service agency has taken up shop in the white building between the condos at Walnut and 12th and the former bar at Clay and 12th. I noticed something was up last week when a flood of people kept entering/exiting the building, and when I kept getting panhandled for money while waiting for my garage door to open at the Emery (off of Clay). Last night, I found a few homeless people inside the Emery's lobby and shooed them away (it's a secure building, so I'm not sure how they got in). Ugh. Build CityLink!

April 2, 201015 yr Part of the development incentive of a streetcar is that its fixed transit, and you can usually develop with less parking. I would rather developers plan on fixed transit service and wait a bit to make sure its imminent, which I am sure many of them are currently doing. This, as opposed to squandering density. This project is not as complex as the subway. I am usually a pessimist but I don't see why the streetcar would fall apart now.

April 18, 201015 yr ^ The article says he'll probably declare bankruptcy, so I'm assuming it's pretty much over. Very sad story, and really interesting to read about this guy's passion and resilience. That being said, you have to acknowledge that he opened up a luxury boutique gardening store in a transitional neighborhood where most resident don't have yards. So these things happen. And it seems like he's pretty open about the fact that he knew this could happen going into it. Obviously, promoting OTR sounds like the primary reason he got into Outside in the first place; however, part of me wishes that he'd have given his business a shot in Oakley or even East Walnut hills. I bet he could have found much more success.

April 18, 201015 yr I was talking recently about what people think should be down there at this stage in the neighborhood's development. Some things thrown out there were: Laundry Convenience grocery Bank Cheap food A couple more bars, perhaps a wine bar or store I thought about that. Basically the same kinds of things you see pop up in cheap strip centers at county road intersections when new subdivisions go in at the developing suburban fringe.
