So, in the Work Group PDF they colorized that aerial view to show where the "Gateway Quarter" is.  I noticed this time around that the Kroger Building is shaded too.  What's with that?  There's in no way I would include anything South of Central Pkwy in the Q.

 

Not sure, but it could be a nod to the origins of the GQ.  The Gateway garage (and accompanying condos) was originally built as part of the incentives put forward by the city to keep Kroger from moving their headquarters.  So, in the sense that the garage primarily serves (and was intended for) Kroger, maybe that's why they include it.  Just a guess.

And I don't think they want it to buy all of them, either.  I get the sense they would rather buy and revitalize some properties, with the hope that it starts the ball rolling and others will step in and invest.

Houses can be obtained for very little money or for free (see: OTRADOPT).  The time for individual property owners to step up and do a rehab, is now.  The problem for most people is obtaining the initial financing to do the work.  That's the problem that 3CDC has solved for the developers.  The really great thing, in my opinion, would now be if 3CDC could figure out a way to help with the financing piece for the individual owner/resident.

 

Though I just bought a condo, I would love to do a rehab.  I am seriously considering it, though funds are obviously an issue.

Obviously every situation is unique in terms of the project and the personal financial details, but... you should consider contacting the Cincinnati Development Fund.  They are not really set up for helping the individual owner, but on the other hand their mission is ideally suited to viable OTR rehabs.

I would start with an email to Chad Munitz at 3CDC-  But like I said-- they aren't just helping anyone who owns a property-- 3CDC has about 13 properties (shown in the most recent OTR work Group April 2011 PDF on their website) that they have slated to become single family homes with individual owners.  If you like one of their properties, they will work with you to get the financing and a developer.

There are three that are right next to each other- on 14th between Pleasant and Elm- I would love any of those! But I'm not in the market to rehab-

Looking forward to this.  I am planning on being in Cincy a bit more over the next month, and plan on visiting this gift shop.  City themed gifts and cards are good stocking stuffers or souvenir gifts from me to loved ones, so glad to see this for Cincy (tho you can get some stuff like this...cards mostly...at Park+Vine).

Someone actually came into the Fountain Square Visitors Center a couple of months ago wanting to pick up some authentic Cincinnati fare to take back home with him when he returned to his country of origin for a family visit.  I'm excited that there is somewhere I can send someone who is looking for some Cincinnati memorabilia even if it may not have a Cincinnati food section.

A Tavola has taken off the paper over the windows, and looks to have all the furniture, etc.  I have to assume it's close to opening.  It looks very nice.

 

Also, on the plastic map standers in the GQ, it looks like they have been updated to include A Tavola, Taste of Belgium, and the wine bar opening next to Senate.  It's apparently called Abigail Street and according to the stander will be open in June.

Brandery signs lease in OTR

Cincinnati’s consumer marketing accelerator The Brandery has signed a lease for a three-story building at 1411 Vine St. in Over-the-Rhine.

 

The Brandery will locate its incoming class of 8-10 startup companies in the offices in addition to visiting mentors, consultants and occasionally companies from past Brandery classes. The program begins Aug. 1.

I have high expectations for Date...they seem to be really great people. Stop by Neon's on Sunday and try them out.

The 7 new townhomes at City Home (pleasant st) are going up quickly.  the three at Pleasant & 15th are in framing for the second floors. 

 

John Hueber Homes is doing the interiors of the new 7.  They should be a bit different from the original 5 homes.

I believe this is one of the first Urban projects from this company (I think they are the same developers that founded the Dayton suburb of Huber Heights).

^ The first urban project they did was Westfalen lofts. This is the second, but yes, most of their work has been suburban.  I don't know anything about the dayton project, but they've done a lot in the cincinnati northern suburbs as well.

 

Basically, they are adding 4 more units (same exterior build out as Phase 1) immediately across the street from Phase 1, and 3 more at the corner of 15 & Pleasant.

 

City Home Phase 1B blogger tour is this Saturday before the official Ribbon Cutting Ceremony on Tuesday, July 19. Tour will include Washington Park.

^ Dear God!! I knew about a lot of those things, but to see them all in one place, and with tentative dates it's really quite shocking.  The Gateway Quarter in 2013 will be completely different form today, just like the GQ in 2011 is incredibly different from GQ in 2009.  Basically, in just under 2 years, about 250 more residential units will be added to about 4 square blocks of OTR. 

The amount of investment pouring into Republic Street is nothing short of amazing given that street's long infamous record. For those who don't know, or don't remember, Republic Street was where the 2001 race riots got their start in Cincinnati. The fact that there are sold out condominium buildings at 13th & Vine and 13th & Republic, and new residential projects getting underway this year at 14th and 15th & Republic is unbelievable.

^ Amazing! To think that it was slated for demo and is now going to be the anchor of redevelopment at that end of Vine!!

City Architecture out of Cleveland.  City Studios here in OTR is doing some work on it, but are not the design architect.

Seriously...the Vine St building is bad but the Walnut St building is SO much worse.  Random window placements don't work in a neighborhood dominated by classically ordered buildings.  Also, the random angled roofline is a VERY ineffective way to respect the angled rooflines present in the neighborhood.

 

I was getting pissed about this over lunch a few days ago and my boyfriend say this: "AJ, they're obviously trying to appeal to a demographic that they're trying to lure down there.  The people who care about fenestration are already there."  He's probably right, but it still pisses me off.

^ That's interesting-- I don't have strong distaste for the Walnut street one-- But my problem with the Vine st. one is that it's solid glass-  And if you look at about 90% of the windows in the Gateway Quarter that have been fixed up, they have blinds or shutters and many are closed most of the time.  Someone bought a unit in Trideca and installed a white plastic that covers the entire floor to ceiling window that faces the parking lot. It's hideous!

 

This building will become even uglier because all the shades/blinds will be shut most of the time. 

Additionally-  Census figures for individual tracts & census blocks are available now for Cincinnati on the Census website.

 

The Gateway Quarter has a population of about ~3000 and is roughly 60% black, 35% white.  Additionally, in the two Census Tracts that make up the Gateway Quarter, there are a total of 1000 vacant housing units. Meaning you could move in several thousand residents before you start to encroach upon people who have been in the neighborhood greater than 10 years.

 

I think worries about gentrification are a LONG way off.

Is the glass building supposed to be built upon the parcel that 1314 currently resides on?  If so, why couldn't they bookend each side of the current 1314 structure with this bush league crap?  It might even add to the charachter a little bit by leaving it........And since nobody will miss the current surface lots, it's a win win, right?!?!  Just my o-pin-ion

 

Regardless what we think, we can all agree this project is gonna be a game changer for the Q.

^^^agreed.  As much as I dislike these buildings...I am not going to do one thing to slow down this project.  It will be huge for the neighborhood.

Since nobody else seems to, I'll go ahead and say I like the rendering of the vine street building.  It will boil down to the quality of the finish work, but I have nothing against glass. 

 

With respect to the trideca unit, that is a very expensive remote controlled blind, not a piece of plastic.  Now, it may not look good from the outside, but that's because the windows in trideca, including the two story one at issue here, are clear glass.  I would assume that a building constructed with a glass facade will be using a reflective glass that manages the heat load, while also reducing the visibility to the inside.

 

By the way, I'm a big fan of the historic OTR architecture.  But a healthy neighborhood will eventually mean learning to fill in the open spaces with high quality modern architecture that is not necessarily intended to blend in with the historic.  I think that it is much more likely to be truly ugly, if we insist that all new buildings mimic the old.
