In 3CDC's July monthly report they mentioned progress on 'Phase 5'.  Does anyone know where these 19 buildings are located and when they are expected to be finished?  I was just wondering considering the size of the phase seems rather large, what with 70 condos and 23 apartments.  Is this a long term deal?

Take a look at the difference in the last ~4 years of the section of OTR bounded by Race, Elm, 14th, and 15th just North of Washington Park. Not sure when Bing's images were taken (guessing based on the progress of 14th and Vine which spanned 2008-2009), but Google's image was taken this Summer and the change is astounding.

All of the street sign poles/light poles/parking meter poles on Main Street are getting painted black (they were a dark green color). Just like the white poles downtown that got painted black before the World Choir Games.

A company called 2414 MORGAN DEVELOPMENT has been buying up property in the vicinity of Walnut and Liberty.  Go search on the auditor's website for more detail.  I hope they can do something with these rather than just be another company that sits and waits things out forever.

 

They have a website (http://2414morgandevelopment.com/) and active projects in other cities so here's to hoping they're the real deal.

Wow- Kinda crazy.  They did just buy ALL that property.  Really hope they aren't speculating and just holding it.  They don't have a big project history but the few things they have on there look pretty nice.  Also, the address they have is of a construction company just outside of DC.

All of the properties they have recently purchased were previously owned by Faith Fellowship Ministries Inc. whose address was 1614 Walnut.  This sounds like it was a package deal as opposed to strategically buying individual properties.  Still, it's a pretty good mix, some of which have LOTS of potential, others that have decent potential.  Here's to hoping a plan gets put together soon.

Those properties were once owned by Sign of the Cross housing.  They sold everything in 2005, much of it to this church in DC.  I have been wondering about some of these.  18-20 Findlay in particular are severely endangered and need roofs.  Fingers crossed this group will do something.

This new group seems to also be based in DC. Hmmmm.

The old Rhino's space is reopening, possibly by December.  Plan is to be a neighborhood sports bar with no food service, with early opening hours on weekends (7A) to catch international soccer games. 

 

Storefront is being opened up and renovated to historic standards, while the rest of the building is being renovated as apartments.  Bar area otherwise will be pretty much the same as the Rhino's layout.

 

Seems like this is a needed type of establishment, and will add more life between Vine and Main Streets.

Interesting. Any word on who is doing this, and what its name will be? Dan Dell, who is now involved with The Drinkery, used to own Rhino's.

I have seen some photos of the inside of the Rhino's building... I think December is probably wishful thinking. It's a pretty rough shape all over, particularly the upstairs which will become apartments/studio space.

Do they have permits and drawings? I'm in the process of rehabbing a building on Republic. It took me nearly two months to get permits.

I believe the December date was for the bar only, not the residential renovations.  CAGIS shows the permits applied for but not issued yet.

The two guys done "RhineHaus" (nee Rhino's) are not doing the apartments above. They are leasing the bar space.  Most of the work that has to be done on the bar is cosmetic, so I don't see a problem getting it open in December. It is essentially a shotgun space, like "Milton's South."  It will a fill a void in OTR for this type of establishment. It is not Danny Dell.

fwiw 'rhinehaus' will be all one word and lowercase. the owner (jim daffin) is the developer and has plans and drawings ready and will be working with pater architectural restoration to redo the storefront in an historically correct manner. all the windows will also be replaced with a replicated design.

 

the guys doing the bar are opening up the space a bit. kinda fun that rhinehaus and Rhino's are homophones.

I saw somewhere that Eli's BBQ Was going to open up a location on 14th and Vine? or something right near there.. anyone else heard this?

 

 

^^^ THAT would be epic. And there is certainly a shortage of cheap, fast-casual food options in OTR and no shortage of unelased storefronts up near 14th/Vine area.

Elias Leisring is opening a second location of his wildly popular Eli’s BBQ in Over-the-Rhine at Vine and 14th St. In addition to his signature pulled pork, smokin' ribs, and killer 'cue sides, the new location will include beer, wine, and liquor. Leisring says no crafty cocktails—his bar menu will go cowboy hard, serving canned beers and straight up mixers. The cash-only restaurant will seat about 40, and weather permitting, another 30 in the outdoor courtyard. Leisring expects to be open seven days a week with later hours than his Riverside Dr. location, and is shooting for an opening date of January 2013. elisbarbeque.com

While I am super excited about a new quick-casual restaurant, especially bbq... cash-only restaurants are dumb. but that's just my opinion. I rarely frequent cash-only establishments simply because I rarely carry cash. especially in the city.

I've talked to the property owner/developer as well as one of the bar owners. The building sold on September 10 and the buyer is a developer who is handling the project and leasing out the bar space - as well as the three 2bd/2br units in the upper floors.

So, did the 2 actually buy the whole building? And are responsible for the renovations and development of the upper floors?  Restaurant and realestate seems like a lot of work!

A friend told me today that CORE, who has completed several projects in OTR and DT, is relocating their HQ from Anderson to OTR. He mentioned they also just bought 3 blocks of buildings. Could this be connected with that large acquisition made by that 2414 MORGAN group?

Goodness, they've got some ugly buildings in their portfolio online.  Still, the Righteous Room building turned out nice.  Hopefully this means they're turning a new leaf.  Regarless, new business in OTR is always good news.

Had the opportunity to ride the 46 bus up to Liberty from 5th street at lunch time today and walk back down (for a meeting, not for fun, lol). The amount of construction/renovation/building work going on from 14th up to Liberty on Vine is pretty incredible. Gave a real sense of vibrancy to that area.

CORE's new construction projects look pretty bad, but their renovations and their residential new construction are alright/pretty good. Perhaps being surrounded by OTR's landscape will improve their designs.

On behalf of the board of Emanuel Community Center we want to thank you for supporting the work and mission of Emanuel Community Center. For 141 years Emanuel Community Center has responded to changing needs of the Over-the-Rhine community. Emanuel Community Center’s Board of Directors has recently completed a strategic evaluation on the sustainability of existing services based on the needs and demographics of the neighborhood. This is to briefly share with you the impact of this review on our current operations and future direction.

 

The Board has concluded there is declining market need for our current services and programs. The research shows that while there is interest in early childhood education, and community programs, it is not sufficient for Emanuel and its partners for financial sustainability. Given this market situation, we have decided to discontinue services in both of these areas by the end of November, 2012. Emanuel will temporarily close our facility on Race Street to prepare for future opportunity.

 

Going forward, the Board is working to develop a new opportunity to continue to serve the OTR neighborhood. We are in a period of evaluation to determine how to best fulfill this goal.

 

The Emanuel Community Center has been able to make a difference in the community due to your support. We appreciate your past support and look forward to continuing this support as we develop our new direction. We are fortunate to be have been a part of the historic tapestry of Over-the-Rhine, and will be back to inform you of our future direction once we complete our process.

Christ Emmanuel is one of the partners involved in CityLink, so as much as they are closing this particular community outreach center, it would seem the people and money involved would still find a place in CityLink, but I could be mistaken.

I was pleasantly surprised to find work being done on the building immediately north of the Cincinnati Color Building on Vine. The old pass through had always been interestingly quirky, but I always hoped it would one day be removed. I assume this was done to allow the patio space between the two buildings to be fully developed at the true width between both buildings, as I have not heard of any plans to rehab that building at this time.

While all evidence is anecdotal at this point as to whether the idea was truly conceived in this building, the creator of the World Series, August Hermann, sat with Boss Cox at this location every day while he ran the city.

The political leader of Cincinnati from 1891 to 1916 George "Boss" Cox (1853-1916) met with his lieutenants at his personal table at Wielert's in order to plot his strategy. They met everyday at 5 P.M. One of his associates was August "Garry" Herrmann who while holding various political offices, was head of the Cincinnati Waterworks and was also president of the Cincinnati Reds from 1902 to 1927. He was baseball's first commissioner in 1905 and has been called the "father of the World Series".

 

 

Finally, they properly fixed Wielert's (green building) doorway! I've been waiting years for someone to do that.

 

I hope they use some brick and/or a wrought iron fence to separate the outdoor bier garten/patio space. In my head I imagine that looking nice.

The space south of Wielert's is going to be a biergarten for Kaze (in the Color Building). There will be a full outdoor bar (the poles will support what I believe to be a sheet metal ceiling). As for Wielert's, last I heard was that 4EG was the beauty contest winner to develop that space, although the Neon's group was also rumored to be the frontrunner. Nothing formal has been announced, so we will leave it at that.
