Looks like the document has been taken down...did anyone save a copy?

 

taestell[/member]  - That's weird. I haven't noticed the HCB pull down a packet from their website like that before. Did anybody attend the March 7 meeting? I wonder if there was some reason the packet need to get updated/removed? I believe Urban Sites owns all of the buildings from The Drinkery to Japp's and plans to convert the upper floors to office space.

Does anyone know the name of the building at the NE corner of 15th & Vine? It is the 5-story historic building just south of the Crossroad Health Center.

That's one of the best looking buildings in the city. Obviously the plans mentioned in that article never happened since it's still vacant as is the cluster of buildings between it and Kroger.

 

Something amazing could go into that ground floor when it's opened back up. And those upper floors have extremely high floor-floor dimensions so the building itself is taller than everything around it, even its five story neighbors across 15th and across Vine and several down 15th. It's a huge building though so I'm curious when it will finally see its day.

And in order to do so they apparently have to close Japp's Anex. Though I've never seen that confirmed. It seems suspicious to me that the ONLY way to get people to the upper floors is through an occupied business (even if the staircase originally was there) when you have an open storefront directly next door. If you're going to be modifying a structure anyway to move people vertically why not use the vacant space instead of the viable business that has been a staple for awhile now.

 

Does anyone have any information that's official on that?

Every time I look at that building I think it should be a hotel. It has the size and beauty to be a great, large (but not too large) hotel in Over the Rhine.

 

Kaldi's had to close around 2010 after a 20-year run so that an elevator could be built in its space to serve new condos above.  Michael Redmond & John Back reopened Japp's around that same time (it was formerly Cue from around 2007-2009) with use of the annex falling under a different lease agreement from the main part of the bar.  They had to pay the landlord every time the annex was used and they had no long-term right to use it.  So it's like being a month-to-month renter but with a lot fewer rights.  I don't know if that's how the lease is now but that's how it was originally. 

 

Their original lease of the Neon's space had other issues and I don't think that the lady ever sold them the building.  I know that they were considering a lawsuit over the condition of the building which was caused by its lengthy period of abandonment.  Basically the lady didn't do even cursory maintenance and the back of the building suffered water damage from leaves clogging a gutter.  She was trying to get the Neon's ownership to do like $30,000 in work to repair rotted joists. 

 

This is why you want to own buildings and not get stuck in these situations where you build a business but the landlord has all of the power. 

 

Japp's reopened in 2011 and it was open for at least a few months before they started using the annex. The main issue with that space is that the two storefronts share a bathroom. So because of that, there was some issue about the liquor license where they couldn't have a different bar in the other half.

Urban Sites' new apartments at 12th & Main will be available soon. At least one of them is $2/ square foot.

$1500 for 745 sq. ft. is a little more than I would have expected, but I think they'll find someone willing to pay that.

One of the units in this building is on street level on E. 12th, with the bedroom windows looking directly out onto the sidewalk about 15 feet from the front entrance to Neon's.  When I lived next door in the Belmain, weekends could be pretty miserable - and I lived 4 floors above street level.  I cannot imagine how awful Saturday nights will be in that bedroom.

 

I have a feeling some poor somebody who is new to the neighborhood is going to come tour that unit and sign a lease before anyone tells them to come back and check it out on a Saturday evening.  They really squeezed in the units on this one.

It is confirmed that Japp's will need to close for up to a year for the construction upstairs. I bet that it will never reopen as "Japp's Annex", it will probably be some new concept (maybe from Wellmann but maybe not).

This unit is directly adjacent to the retail space.  The retail is on the corner of Main and 12th, and this unit is sort of behind the retail space, between it and Neon's and directly on 12th.

Well the concept of "hey there's this empty room we can fill up with people" seemed to work pretty well, as does the "big patio with a few tables" concept at Neon's.  Meanwhile, the bars with "concepts" they built from scratch in Walnut Hills and Covington close down before closing time.  The bar stools are up on the bar and the bartenders are leaning against the bar looking at their phones. 

 

 

That's too bad, it could be a fun spot when you are in the mood for it.  I really enjoy the non-annex part of Japps though, really cool aptmosphere.

 

This will be a great project to get more vibrancy in the area.  Also, what is going on again above the Mixx Bar, is that more office space by Urban Sites?

 

It seems one of those lots on the block with the Davis Furniture Building may need to turn into a type of parking ramp to help with what appears to be more office users coming in.  I know it's right on the streetcar loop, and another ramp is going in under cutter, but it is looking more necessary.  Maybe I am all wrong.  Thoughts?

Meh, a new parking deck wouldn't be preferable. In a few months it'll be a short jaunt on the streetcar from one of the country's largest garages to directly out front of all this office space. Between the new one under Cutter, easier circulation because of the streetcar in the near future, etc. I don't think it'll really be ideal to utilize what is one of the largest potential locations for a huge mixed use developments for parking.

Cheapside icecream?  From the same owners as cheapside?  What's the details on  that

You basically have everything that's known. Owners of Cheapside opening up an ice cream place on Main.

The Alms & Doepke garage is directly adjacent to these buildings, and the Ziegler Park garage will be done in a few months. There is no need to build another garage at the Davis Furniture site.

The davis furniture building would make a perfect botique hotel.  If otr is to become more nationally recognized as a tourist destination we need some quality onsite otr hotels

As of yesterday 15th and Race has some structural steel up for the first floor ceiling/second floor floor. Between that and the Jose Garcia project infilling a gap across the street and the scaffolding now up at the 1500 Race building this block is feeling a lot more like a construction zone. Hopefully soon the Terry Boling designed three unit building to fill half the big empty lot on the east side of that block will move forward as well.

taestell[/member] - thanks for the photos. What fish-eye lens are you using that lets you capture 180 degrees? It's cool to see the full streetscape, sidewalk-to-sidewalk.

Each of these was made from 5 or more photos stitched together in panorama editing software. In addition to the 16 I posted to UrbanCincy, I have been taking more at various places around OTR that I know will go through big transformations in the near future. So in a couple of years I will come back and take the same photos and do another one of these before-and-after posts for UrbanCincy.

Are there any renderings of the Jose Garcia race street project? I'm looking online and I can't find anything

But the Monthly Brewery district occurred yesterday and took place in the historic Bellevue Brewery.

 

Apparently they discussed how plans are moving forward to redevelop this space as an "event space"  for artists and music. They are also bringing the upper apartments back up to code in order to have residents again

They had events in there for many years.  They may have started in the late 90s but there were definitely regular art events there in the early and mid-2000s.  The apartments were also occupied at least as recently as 2011, when I went to a party there, walked out, and was promptly mugged. 

It was in one of the HCB packets at some point in the past, but that's the only place I've ever seen it. I couldn't tell you what packet it was in though.

Yep, two buildings north of the parking lot.

Now that I look again looks as if the CHAPEL part wont fit, hopefully they blend it in nicely somehow.

I'm hearing, "rumblings", that those empty central parkway lots across from the Emery are going to be seeing development very soon. Can anyone confirm?

There was talk a year or two back about a developer wanting to "court" Kroger into building a grocery store as part of a development on those lots but that was basically all we heard.

 

The Business Courier mentioned that there's a major development announcement this week in the CBD and it sounded like something we know very little about, so it's very possible this could be it.

The former Smitty's buildings have had access doors cut into the backside as of today. Looks like they're close to starting to clean things out and get ready for construction.
