The neighborhood organization requires voting members to live between boal and liberty hill so I have no idea what the original basis for that is. I can understand why the neighborhood organization would restrict voting. But Prospect Hill is on the National Register of Historic Places which the City of Cincinnati, adopts: Prospect Hill Historic District Generally bounded by Liberty Street, Sycamore Avenue, Boal Street, Channing Street, and Highland Avenue (Mt. Auburn) National Register of Historic Places -- Listed Sept. 4, 1980 (No. 80003078)

September 1, 20177 yr I think what is commonly overlooked is that liberty and Milton streets are quite long streets and for whatever reason are almost perfectly intact compared to say boal and ringgold. I'm not sure why that is. I remember reading that boal and ringgold are part of the national historic district but not part of the local historic district hence the demolition that occurred. Hence they reason why the lower basin of prospect hill is protected.

As I recall you were not using either the Auditors site or Cagis. Not everything is about Google. But, apparently I did not consider your reading skills. I said there were about 40 attractive houses on Milton and Liberty Hill. They are mostly all depicted in the slide show I linked. Maybe there are a couple more certainly not more than 50.

September 1, 20177 yr I agree that beauty is in the eye of the beholder. But, I did count everything I saw that was generally period correct. I can accept that a two car garage facing the street and huge multi pane Anderson view windows can be loved by someone. Even in an historic district. I stand corrected. I'd like to add a shout out to 3CDC, however, for buying the Short Market at Sycamore and Liberty. Someone had to do it. Glad they stepped up.

I've checked on availability of that property a couple of times and only recently it came up for sale. The owner came up with a price in May or June I think and before I could think about it, 3CDC had it. I think it was spontaneous. I didn't really want it but it was a nuisance to the neighborhood and clearly valuable in the future. I'd say they just want to control development and will sell it to the right proposal. ----------------------------- I checked this. The market closed pretty close to April 30, 2017 because that was the day I wrote Mr. Abdullah. He called a few days later and did not have a price. He came back in another couple days and his price was about $110,000 more than 3CDC actually paid him. It was sold 90 days later. That is why I think it was just spontaneous on the part of 3CDC. For the benefit of the principals here, if you have a plan for that incredible corner, this would be the time to pitch it.

Very dimensional and interesting facade and unique response to the way to what im sure are setback rules without breaking the street front with full gaps with the neighboring buildings. It is smaller than the neighbors in floor height but i think that also helps it look better in that it stands on its own, especially with the windows on either sides being at different levels. those front room side windows are another cool detail making the usually forgoten or dull sides part of the design. It even has the look of a storefornt at the street though that may be used as a 'porch'. If this doesnt sail thru the review board and neighborhood criticism I'm entirely clueless on what would make them happy.

September 8, 20177 yr I don't think I've ever seen the address put into the cornice of a building. It seems to always be the year of construction. I agree that's a bad idea. Also, I'm not a fan of those center doors/windows. They look out of place. And I imagine people would much rather have the full width of the lot in their unit and remove those side windows.

September 8, 20177 yr I agree, between the cornice and rails it looks too post-modern to me. Reminds me of the building at the corner of 14th and Vine. As usual it will all come down to quality of materials, but if that cornice is flat hardieboard or eifs, it will look very cheap.

September 8, 20177 yr Which is also an ugly post-modern building. This is why I prefer to just do simple, modern infill and not try to imitate history. I agree with the comments above that "If this doesn't sail thru the review board and neighborhood criticism I'm entirely clueless on what would make them happy", but unfortunately I'm not sure that's a good bar. Faux historic architecture never looks good when built next to real historic architecture, look throughout Cincinnati or for the worst example look at the Campbell County Courthouse in Newport. There is a reason the Jose Garcia projects get praised here, they're simple and look good.

There's literally been infill project after infill project announced in the span of a few months. It's interesting because north of Liberty is still infested with crime yet I'm sure the developers are seeing an emerging market appear. It's quite interesting to say the least especially when other side streets like republic, Dunlap, etc. are not seeing the same level of activity.

September 14, 20177 yr Liberty & Elm (Freeport Row) is another project that received final approval back in May and nothing has taken place at the site since then. There was that big controversy at the last minute and nothing since.
September 15, 20177 yr The Taste of Belgium OTR building was repainted earlier this year, and two other buildings on Vine (the Mica 12/v building and the Senate building) are currently being repainted. This was the first block that 3CDC fixed up about 10 years ago, and the paint was starting to get pretty faded on these buildings. So it's nice to see that these buildings are already being freshened up.
