I agree that 12th and vine would make for the perfect boutique hotel location. Hotel guests would have abundant parking across the street and would be adjacent to a street car stop and would be in the center of many otr bars/resturaunts/etc. 

 

Hopefully 3cdc has a similar vision. Adding a few boutique hotels would also be great for otr street engagement. You typically have hotel guests in and out at various odd hours helping create pedestrian safety during late afternoon hours and busy side walk engagement.

The parking lot to the north  from the new apartment building in Pendleton going up would be a good spot for a boutique hotel as well. 

Perfect boutique hotel location in OTR is the Jackson Brewery.

That would be a great building for a hotel, but there’s not much within walking distance yet. I think 12th & Vine is just about the perfect location, if the developer can get approval to build a hotel of a significant size. Based on current guidelines, I think you could technically get a 6 story building approved for that site, since it would be right next to a 5 story building at the corner of 12th and Jackson. Not sure how many rooms that could fit.

I think the best chance of attracting a solid hotel developer and getting something built is to build new along Liberty (ideally at Vine) or along Central (ideally at Main). Those corridors would stand the best chance of going 6 or more stories and getting in a viable number of rooms that would make for an economic impact in OTR. It's overdue frankly. 

 

The Jackson Brewery building would have maybe 25 rooms with a single window that has a view. Not many people would pay for a room that faces north and not many people will want to walk up a hill to get back to the hotel after dinner. I like the 12th and Vine site because it is a viable idea given that 3CDC controls it. 

 

Findlay Playground's "temporary" closure is now in it's 14th+ month.  It should be a huge scandal by this point.

do you have any crime stats to know if it has worked? Definitely should have heard about plans by now even if crime is way down around there. Perhaps there was a waiting period to see what happened with the FC garage. That playground is one of only a few viable sites to support parking so perhaps CRC was told to wait.

CRC held a series of meetings throughout November and December. The gist of it is that there isn't a lot of money available for any improvements, but there's hope that funding will become available soon-ish. So it seems like it's still in an wait-and-hold period. 

Remember when they shut down the Mt. Adams Incline for repairs?

Relocate Crossroad Health Center to another location in the neighborhood and you have the perfect spot for a new hotel development. In my mind, 12th & Vine is too small for a hotel development. The issue with the the hotel site at 210-212 W 12th Street is even with the two buildings to the West added on to it, you could only build about 44 rooms. Most boutique hotel developers are looking for 90+ rooms minimum. 

There is room on the former Kroger site for a 120 room hotel along Walnut with a Mercer Commons size apartment building and parking garage facing Vine.

Except the property isn’t owned by one party so its not as simple as what can fit.

That's neat..hopefully that's true as it is has a really high profile development site potential.

 

Though, I feel this will once again put fuel to the fire regarding gentrification..especially if 3cdc does the tactic of taking a social service and shipping it off the outskirts of the west end (which they have a recent track record of doing).

A number of historic redevelopment projects in Over-the-Rhine and Pendleton got a boost last month when the Ohio Development Services Agency awarded Ohio Historic Preservation Tax Credits to Model Group.

If (like the other relocated social services), the organization is bolstered, the capacity and reach is widened, the facilities modernized, and the awareness elevated, I’d be all for it. It would be great for Crossroad to stay in the neighborhood while getting their facility up to date. Anyone can go their for service but currently it is not very approachable.  

 

All of the social services that have been relocated have been strengthened because of the moves. Crossroad is probably overdue for a refresh as well. 

I have also heard some stories recently about doctors located in Class B/C office space in the CBD that are getting kicked out as the buildings are being renovated and turned into hotels or other uses. With the growing downtown/OTR population, it makes sense to retain or even expand the number of doctors in the area. I wonder if it would be possible to build a new medical office building somewhere in the core that could house both Crossroad's services and also market rate physicians, dentists, optometrists, etc.

^ this is very true. I work out of the Gwyenn building on 6th street. The dentist who is located in the same building is retiring because of the ensuing redevelopment.  A Lawyer in the building is having a hard time finding comparable office space a rate they find reasonable. The Gwyenn has to be one of the least expensive office buildings downtown.

Tons of small businesses have been booted due to the various hotel redevelopments.  Fountain News, Simon Says, etc.  Batsake's could get the boot if the Terrace is redeveloped.  

The block bound by Main, 12th, Clay, and Central Parkway is probably the best location for a hotel in OTR. On the streetcar line on the border of OTR and DT, near the casino, Pendleton, Court Street. Could even include residential development in the same tower. 

Circled all the locations that I personally think would be good for some boutique hotels. Didn’t circle the old kroger site due to 3cdc already having a plan for it.

We acquired this old farmers exchange building in 2018 to create a mixed use development consisting of a 3,000 sq ft commercial loft space, six one-bedroom apartments.

The development is flanked by another building that will become four smaller one bedroom units suitable for students or starter accommodation.

 

1618 Walnut St

 

 The smaller building at 1618 Walnut St. is a long-vacant three-story structure built in 1914. It requires significant structural and mechanical improvements, as well as work on the historic fabric, such as repairs to decorative exterior features and interior stairs and woodwork. The plan is to create two smaller apartment units and one larger, two-story apartment.

This former warehouse has been converted into a 22 space parking garage and staging area to support other developments on the block for the short term.

The land adjacent to The Crown Brewing Company is under development to become a new neighborhood bar and outdoor focused event space.



We are using interesting objects and construction materials personally sourced and imported from the UK, India, Indonesia, South America and Europe, to bring something dramatic and truly unique to the city.

 

 

I also believe they are bringing a Beer Garden to the old proposed Hen of the Woods location on Main Street...but that could be a different developer.

There are a few others as well that didn't make sense from a tax credit standpoint. We're really hoping to help transform the area around Grant Park over the coming years.

One Northcrown partner is involved in that as well but it's a separate thing - and it's not really a "beer garden" but I'll leave it to that group to announce their plans when ready!

The grade beams for Somerset got poured today. You should start seeing walls go up very soon. We can't wait for you all to come check it out once we open!

Looks good.  I'm jealous because I owned a similar plot of land in the west end and thought about doing a bar w/beer garden but did not have the $ means to do it.  I'm sure I still have the drawings I made on my computer somewhere.

Sorry if this throws things off topic but what building/buildings in OTR would you like to see rehabbed but have not been yet?

This was the Plasterers Union Hall before it got sliced and diced into a series of churches. I'd love to restore it.

I would like to see the former school building at 1525 Elm Street, which currently houses the Cincinnati Health Department, converted into condos or apartments. If the city played its cards right, it could actually make a profit by selling the building (instead of their typical "sell a building to a developer for $1" move), and use the revenue towards the construction of a new office building somewhere else in the urban core for the Health Department and possibly other city functions. This would also allow the big parking lot behind the school to be developed -- this is valuable real estate since it's directly across Central Parkway from the new FC Cincinnati stadium. You could easily put a mixed-use building with ground floor retail + 3 or 4 stories of apartments at that location.

The Roofing & Sheet Metal building at 1541 Elm Street is one of my favorites. I would love to see it become a large restaurant on two floors. Or maybe a double concept space that's owned by a single entity with a smaller bar space on part of the first floor and a restaurant upstairs and in the remainder of the first floor.

Honestly would not surprise me to see this happen after the stadium is built. I’m sure they want to try to gobble up as much land close to the stadium that they can get. I’d love to see this whole stretch of central parkway filled in.

Was there a plan for it a few years ago? I remember seeing some sort of billboard in the lot behind the building showing some renderings but it has since been taken down. Would be great to see it developed with some townhomes on that empty lot. That Cell phone store across the street needs to go.

Urban sites is actively marketing that site for commercial space on their lease now page on their website. 

 

I'm guessing urban sites won't redevelop the site until the can sign a tenant for the space...which is kinda tricky since that area isn't the most attractive part of otr currently..might take a few more years imo. 

 

3cdc owns that plot of land where the cell phone store is. I'm guessing we will eventually some large scale development at some point. Probably once the liberty street diet is finished, which is scheduled to start this spring. 

I believe the Roofing & Sheet Metal building is owned by UrbanSites but I don't think they have a specific plan for it yet.

The Wielert's building is by far the one I want most to be renovated.  If someone doesn't make that into a beer hall it will be a huge missed opportunity.

I was told at one time this was a bathhouse. Never seen that confirmed anywhere I don't think.

I believe so..ive seen some work being done and a coming soon banner.

The Wielert has had that banner on it for a couple years now.  Sadly I don't think 3CDC is going to do anything with it until they figure out what they're going to do with that entire block.  Since they don't even own all the land on that block I don't think we'll be seeing any changes for another couple years.  

There has been some work happening inside of Wielert's at the same time that 3CDC has been working on Meiners and Behlen. I assume they are just doing basic stabilization / interior demolition work, as they have not announced anything for that building yet.

Yes.  As the rest of the neighborhood densifies, open public green space will only become more important. That doesn't mean we can't get creative on integrating parking and development, moving assets around, etc.

I don't agree. 

 

Cincinnati isn't this dense mega city the size of NYC or Hong Kong. 

 

Cincinnati already has an abundance of parks from Eden park, Sayer Point, Smale Riverfront park, Piatt Park, Washington Park, Ziegler Park, Bellevue Park..not to mention the abundance of pocket parks through out the city. 

 

I say one of those parks needs to go. Preferably Findlay Playground. Build a dense mixed use structure that can help anchor north of liberty development up on Vine. A Mercer type project, with necessary parking, retail/resturaunts/bars would be a huge catalyst for speeding up development in NoLi.
