February 13, 200718 yr Okay, I haven't been down there in a while. Did they rehab the entire west side of the 1200 block of Vine? It definitely does look impressive, although I wonder if there's an option for those who aren't looking for raw loft design.
February 13, 200718 yr ^The project goes about halfway up the block. Then there are some OTR Community Housing (Restoc) owned properties up the rest of the block. I also heard that they have one good tenant lined up for one of the storefronts.. an eco-friendly homegoods type store. The prices seem reasonable, which is great. They seem to be following Urban Sites success with the "raw loft" look which helps keep the prices down. However this is limiting if you need an elevator, separate bedrooms or insulated walls (instead of bare brick). I think 3CDC's whole future in OTR depends on how well these sell.
February 13, 200718 yr I wouldn't guess that this would flood the market since so many people still question living in OTR, but people that question the safety of the area are probably going to be wishing they bought in when there was still "doubt". I could be wrong, but these are freakin sweet regardless!
February 13, 200718 yr Author They have done a miraculous job with that corner of OTR. I especially like the striking colors they chose for the Duncanson Lofts. And don't forget that the Art Academy's project is right across the street from those lofts as well. They are right in the sweet spot for pricing too, especially with included secure parking. I can't wait till most of OTR looks this good!

February 16, 200718 yr Model Management is currently rehabbing 1528 Pleasant St. I can't find a good photo of it, but it's a turn-of-the-century brick multi-family. They've also started on 1537 Pleasant St. The plan is by Wichman Gunther Architects and I believe there will be three apartment units. They are working on 1714 Republic St/1713 Vine St as well. This is a former Downtown Property Management property that needs a lot of work. 1700 and 1706 Logan St are also seeing work. (1700 and 1706 Logan) None of these buildings were in condemnable shape. So this seems like a continuation of the effort Model is putting into keeping up its investments. All of these rehabs are likely affordable rentals. I don't know what part 3CDC is playing in these rehabs, if any, which is why I'm posting them here.

March 3, 200718 yr There might still be hope for 1500-1502 Vine St. This is one of the derelict Vine Street properties identified by Charlie Luken in his messages to B&I in February 2005. Later that year it was declared a public nuisance. I don't believe anyone's lived here (legally) for quite a few years. The owners, Big Dog Holdings, have already applied for a permit to demolish the six-story building, after holding it for two years and doing absolutely nothing with it. At the eleventh hour, a possible sale of the building has come about and the demo permit is on hold. I posted a year or so ago about the pending demolition of 1426 Republic St. Well, it's still there. But I would expect to see it come down soon. LAST POST (2/28/06) 1925 Vine St has been condemned. Aside from the obvious structural defects, the building was also a hangout for drug dealers and whores and the request to barricade it came from District One police. Pre-prosecution regarding demolition or rehab is currently in the works. (My money's on demolition.) Interestingly, the auditor's website lists the year built as 1850. It's quite a handsome building--I hope it's saved.
March 3, 200718 yr OTR is losing way too many of its historic structures. 1925 Vine is a wonderful building that occupies an unusually shaped lot. Once it comes down it will forever be a surface parking lot.

March 5, 200718 yr ^^^^I'm going to be keeping my fingers crossed for 1500-1502 Vine. I have long time admired this building,if this structure is lost the sad truth is not many would notice. IMO this building is simply irreplaceable, if you are not familiar with this structure then please take some time to drive or walk by it. Imagine the facade beautifully restored. I don't think they get much grander than this in the whole of otr, if it can be saved I think its transformative power is such that it could send the current otr renaissance into full fledged rebirth.

We will be on the West side of Vine in the Duncanson Lofts building, occupying both spaces of 1213. The folks behind this project have done an amazing job and hats are to be tipped to Kathleen Norris for the fantastic work she is doing in securing good tenants!! Each and everytime we have made a visit to the new site, the energy we feel in the neighborhood is amazing! We look VERY FORWARD to becoming a part of OTR!!

March 12, 200718 yr That is nice! I read an article about a few scattered across the United States, like in Boulder, that have been a fledging success. At competitive pricing, 'green' stores and items can be real showstoppers. On a side note, Krogers now carries a lot more 'green' products. For instance, I went shopping for laundry detergent and found some 'green' items that were comparatively priced. Kudos!

March 17, 200718 yr Gateway Quarter: I stopped in the sales office at 12th and Vine today, and Jim Moll said that they just sold the 15th condo (out of 107) and they haven't even started listing it on MLS. They are mostly selling in the buildings on 12th, because they are the most complete (and they have a model unit). They are going to have a ribbon cutting Weds March 28th, 10:30 am, and all the buildings will be open for touring that morning. Someone here should go and get a few pictures. By the way downtown was hopping today. Sunny weather, St. Patrick's Day Parade etc. Tower Place Mall was very busy.

He has taken over the old Alchemize space at 12th and Walnut and will be opening up a new bar concept for Cincinnati. Designed to fit into the neighborhood and welcome the local residents, the arts and theater groups, and people of all walks of life. This is great news as it will offer one more place to help build "community" in the Gateway Quarter........I believe he is calling the new place "Below Zero" but don't quote me on that. I keep hearing buzz of other prospects in the retail spaces also. Keep your fingers crossed. The business part of the neighborhood seems to be filling as quickly as the residential sector. This project is a definite win for OTR as well as the entire city of Cincinnati.

March 19, 200718 yr Sounds pretty cool. I would love for the Main St area to get more calm - hang out places. I love that kind of place (not much of the dancing type). And I don't think there are too many good places like that. Oh and I like the name: "Below Zero"...but "Sub Zero" would have also worked for me. Was that a fighter in Mortal Combat?? If so then I say stick with the "Below Zero" and stay away from Mortal Combat ties. :laugh:

March 28, 200718 yr These photos are all from two weeks ago, 3-13-07. Looks like they're doing great work on the exteriors of all these. I really think in three or so years if the street car is running people are going to come down and wonder where all this stuff came from when it's been there since around...1850. ^I'm really glad this building was saved from ruin, it's an interesting variation in the style from that era. It was looking terrible for the past ten years. The sidewalks and street need work on 12th. Due to the lower traffic it'll probably be easier to restore brick or cobble streets to the side streets in OTR than the north/south streets.
March 28, 200718 yr ^Personally, I really like the restored/exposed old cobblestone on Elm Street in front of Music Hall, but it was difficult to get done, and there are some people opposed to it because it is so bumpy. It is not very handicapped friendly. If I recall correctly, Mary Ann Olding (who led the charge to save and rehab Memorial Hall) saw the cobbles exposed when the street crew was in the middle of a re-surfacing project, and she raised money and got support to repair it back to the cobbles.
