Can you see Church and State from within browns stadium? Probably not a question anyone really had, but here you go, apparently you can

Photo update from yesterday. I reallyyyy love this development, probably my favorite of all the new apartment buildings going up around the city lately. 
 

The architecture is visually impactful, texturally unique, and playfully captivating. The massive mural and animated plaza add extra levels of coolness. I can’t wait for the plaza to become even more activated, since it’s already so fun to walk through. What an all around fantastic development for CLE!

Ohio City's Church+State gets first commercial tenant

 

The large new development Church+State in Ohio City's Hingetown neighborhood is getting its first commercial tenant, according to a building permit application submitted to the city this week. Great Lakes Health & Wellness will lease 1,769 square feet on the ground floor of the larger of the two buildings -- State, 2865 Detroit Ave.

 

Great Lakes Health & Wellness, based in suburban Westlake, has offered comprehensive chiropractic services since 2004 when it was founded by Dr. Robert Leonard. It is located in the Emerald Square shopping strip, 29540 Center Ridge Rd., at the intersection with Crocker-Stearns Road. Estimated cost to build out the commercial space in the State building is $160,000, the application shows.

What's on the second and/or third floors of Church & State covered by the green bird art---is that parking? giant windowless gym?

^Parking! I love how the mural covers it up and turns something traditionally ugly into a fun and captivating focal point.

I heard that the rumored AT&T that was supposed to be opening, fell apart due to ADA compliance issues. Not sure how true that is due to the development being new so I'd imagine it would be compliant from the beginning, just passing info along.

I agree that sounds strange for the reason you give.  Could they have possibly screwed up handicap parking in the garage in some manner?  If weirdly true a lawsuit against the architect may be in the offering (typical lawyer think here...first thing we jump on).  I would imagine ADA compliance is Architecture 101.

ADA compliance is actually pretty tough, there are consultants who make a good living on reviewing plans.

oh boy.  Defendant number 2.  More deep pockets.  And even more attorney fees to spread around.  Life is good.😉  Actually, my guts says that if AT&T actually did fall through it was for another reason.

Yeah - and from my (limited) understanding, businesses can receive variances to operate while ADA plans are under review and in process

So I have to say - I've been a little disappointed in the lack of retail on the ground floor at this point. I know there's some external factors with the pandemic, but having only a chiropractor in such a dynamic space is a little concerning.

I believe that the intention of the developer was to have neighborhood amenities in the retail space as opposed to high-end restaurants or retail.  I think medical offices was one of the potential uses that they referenced at a public meeting during pre-development.

Corus 45 is opening a location there and a restaurant will be announced soon.

Love that idea. 

 

And I'm not trying to be a downer at all, the development is thoughtful and a net positive on the area. I'm just surprised those tenants are already resolved / in there.

Hate to be a jerk and negative Nancy - because I'm bullish on Hingetown - but how long is the "Let's French" space just going to sit there? I'd heard a restaurant was supposed to open in that spot in 2021.

 

I love Church and State, but the retail element has been really disappointing - hope that changes.

Anyone have an update on this? I'm genuinely curious

Are there plans to re-wrap the parking garage?  The previous wrap was attractive but didn't

 hold up to the weather.

Going back to a post here from @tykapson June 29, 2020, the plan is to change out the artwork every 3-5 years. 

Thanks.  Probably need to rethink the material they use however.

We FINALLY!!! have ground floor retail at church+state, with the likes of Patron Saint just opening. Had to drop my bike off at Joy Machines and was walking across the street for a beverage at North High and noticed it, sign and all! Looked it up and looks pretty cool/trendy.

Also, the flowers in the balcony planters at Q2 look phenominal!!
