September 4, 2024Sep 4 62 East Avenue | 686 FEET | 57 FLOORS 62 East Avenue Condo Tower Faces a Tight Squeeze in the Rainey District It’s been a busy couple of years on East Avenue in the Rainey Street District for local developer Pearlstone Partners, with its Vesper condo tower currently in an advanced stage of construction at 84 East Avenue just north of the firm’s completed Natiivo project at 48 East Avenue — and now Pearlstone’s splitting the difference with a third condo tower planned at 62 East Avenue, squeezing into a roughly quarter-acre land assembly nestled between the 700 River and Cambria Hotel projects. Considering the fever pitch of recent growth on East Avenue and Pearlstone’s own contributions to the sudden density in this area, the developers have a sense of humor about dropping another building on the pile — recent site plan updates to the 62 East Avenue project use the placeholder name “Not Just Another East Tower.” While we learned the broad strokes of the project earlier this summer, these recent site plan updates provide us with an updated picture of the planned residential building, which is now set to rise 53 floors or 623 feet, containing a total of 205 residences with a mix of one, two, and three bedrooms. While the building’s dark blue and slate-toned design from recurring Pearlstone collaborators STG Design is handsome enough, what’s really remarkable about the tower is its extremely narrow footprint, occupying less than 100 feet of frontage on East Avenue — it’s a new look for the district, but makes sense considering the rapidly dwindling contiguous plots of undeveloped land around here. In the rendering above, we see silhouettes of the neighboring 700 River and Cambria Hotel towers practically rubbing shoulders with the new building. https://www.pearlstonepartners.com/portfolio/62-east/

October 2, 2024Oct 2 ^ interesting, and likely a good template (and parallels) for my book about San Diego.

November 14, 2024Nov 14 It would be a great mass timber building, and when I first saw it, I thought that is what it was. Either way it looks great.

It’s not really any different than the builds of the 60’s that all looked exactly the same and were mostly under 1,000 sqft. Entire neighborhoods in Columbus all look the same. If it could help build houses that are affordable for a starter home, that is amazing.
March 14Mar 14 Except the framing is already the easiest/cheapest part of home construction. They can't 3-D print the systems.

"So, where there were maybe five different crews coming in to build a wall system, we now have one crew and one robot." eventually it will save a lot of $$$. get ready for rounded corner style houses.

April 20Apr 20 First time I was in Austin was early 2010s. The Rainey Street houses had been turned into bars and it was a chill alternative to 6th Street. I went back a few years ago and the house bars were being replaced rapidly as that clip shows. Still a good amount there, but the vibe is more like an extension of 6th Street than the old Rainey Street.
