Westinghouse rebirth to be announced ‘soon’

The new owner of the old Westinghouse plant next to the West Shoreway in Cleveland says their development team has made great progress on a plan to revive the vacant factory. But while he’s not ready to reveal any specifics yet, NEOtrans has learned the project will feature a luxury hotel, housing, restaurants and possibly other uses.

Originally, the low part of the complex screamed "indoor recreation" at me.  I suppose part of it could be used for hotel/residential amenities like meeting space, restaurant, pool, indoor tennis etc

This former Westinghouse building in Hamilton Ontario, built just a year apart from each other has recently been renovated into offices. This will probably look pretty close to what is proposed here.

Half of ex-Westinghouse plant to be razed

Planning documents submitted to the city yesterday reveal that slightly more than half of the former Westinghouse plant overlooking the West Shoreway and Lake Erie could be demolished in preparation for the redevelopment of the surviving structures. According to sources familiar with the project, the surviving portions at the plant at 1200 W. 58th St. in Cleveland are proposed to be redeveloped as a boutique hotel, apartments and leasable commercial spaces plus parking.

I know it’s mostly just picking nits, but I wish they would keep the entire facade along 58th. It’s a really attractive brick building. 

^Agreed, and thepart of the facade to be demoed is especially cute. But I'm guessing they need to punch through somewhere for parking access from 58th.  Overall, I'm relieved most of the non-tower facade will be saved. I was expecting the worst.

I don't think this is part of landmarks district of review.  Their review district doesn't extend north into the detroit shoreway neighborhood.  Otherwise Trott would think the building was too tall.

Intersections would help restrict the speed of traffic. But I would still argue for increasing the posted speed limited to 40 or 45, with intersections, since the geometry of the roadway is designed for higher speeds (unlike Opportunity Corridor which has sharper curves). It's not unusual to see roads with a few intersections and have speed limits up to 50 mph, such as Brookpark Road in Fairview Park and North Olmsted.

There are a lot of traffic lights and intersections on Chester between E105 and E55, but no one drives it at "only" 35mph.   Lots of speeding and changing lanes during the rush hours.  Maybe you'll hit a red light, but often not.  That's just one example where intersections have not slowed the speed of traffic.

 

Within the city, we should be building places for people.  And traffic should be slowed if we want to build such places where people want to be, 35mph is probably too high even for that (as on Chester).  45mph speed limits are not suitable for streets designed for pedestrians, traffic lights or not.  If we're going to build residences along the Shoreway, and we raise the speed limit to 45mph, you're building a car-dependent city -- residents will always opt to get in their car to go anywhere rather than walk or try to ride a bike in traffic.

 

 

Krill has a good track record with historic renovations. Also interested to see if there will be any new construction in the plan and what that may look like.

Saw from the Shoreway today that many of the windows on the upper levels are no longer shuttered.  Not sure what it means but it’s a sight I don’t recall seeing in my lifetime.  Couldn’t snap a pic because I was driving.  I can try next week maybe unless someone beats me to it.

That building is going to have some fierce winds to say the least. Sit's within 100 yards of the lake. Feel bad for any of the workers up there. They'll be lucky not to be blown away if it's not boarded up soon

Yeah they're moving on this thing. Every time I drive by I see more and more windows missing. I'm excited for this one. It'll really be noticable from anyone driving on the shoreway

Are there renderings for this project?

I didn’t even know this went through any of the city approval process.

If it's not a registered landmark or doesn't contribute to an historic district in which it is located, then an application for a demolition permit is not subject to more scrutiny than an internal building department review. And nothing more than demolition is occurring here.

Plans for the Westinghouse redevelopment got a lot clearer this week after NEOtrans was able to secure recent conceptual plans for the project. While a luxury boutique hotel and apartments are likely to be the highest-profile features in a pending redevelopment of the former Westinghouse plant overlooking the West Shoreway, a less sexy land use will be the plan’s bread and butter. That use is a planned warehouse for Cleveland-based McPc, an information technology company that helps businesses manage security risks and logistical challenges.

Great news@KJPglad to hear the tower portion is definitely staying. 

Have you heard what their plans are for the old bus garage in Old Brooklyn (371 Pearl Rd, Cleveland)??  Will they put it up for sale? Or do they plan to keep it as well as the other sites?

The warehouse part would be hard to use for much else because of the flat wide footprint. Seems like a great plan. Any idea if the mcpc warehouse will create new jobs?

This is awesome news! A pretty well thought out plan. And the first decent hotel between downtown and Westlake.

Are you telling me that Travel Lodge and Days Inn in Lakewood aren't decent?😄

I would love to see this builder explore the use of glass block instead of brick in the foremost corner  where the building overlooks the West Shoreway and Lake Erie. The continuity of a reflective glass surface might prove to be much more flattering and lively looking, and it is still able to disguise mechanicals (or whatever might be in place behind this portion of the exterior surface.)

Anyone know what is happening with the Westinghouse buildings ?  Wasn't there a developer that lined up a few years ago then it fell apart ?

I worked there at Paramount Stamping before they closed and got to know the complex(what's left).   Drove there a few months ago and saw quite a bit of roof material on the ground that has been flying of the roofs.  Surprised nothing is happening there yet with all the development around it.  It will be interesting to see what happens there ; eventually...

I'd love to see them put another tower, symmetrical with the existing Westinghouse tower, on the south side of the complex.

Demolition looks basically complete, hopefully construction starts soon.
