Much prized property marketed for sale or to land a partner

 

A much-sought and admired site near Lake Erie is being marketed for sale, perhaps to find a joint-venture development partner. The former Westinghouse industrial complex is east of multiple new housing developments in the Detroit-Shoreway neighborhood of Cleveland.

 

Hail Mary pass time is here for owners of the landmark Westinghouse complex on Cleveland's West Side with a move to offer it for sale — likely a means to help land a joint-venture partner.

This feels backwards. Why would they move forward with demo if they don't have a development plan approved yet? Seems unnecessarily risky 

Looks like recent increases in the costs of construction strikes again.  Didn't the same thing happen to that nearby apartment/townhouse project (I believe Geis was the developer) near the Detroit/Lake intersection.  Increased costs without significant public subsidies making it a no go at this time.  We may start seeing a lot more of this in the near future.

That's bad news. I thought MCPC has deep pockets. If anyone could pull it off, it would have been them.

Lending activity is drying up so fast that I would be shocked if several of the projects under consideration don't stumble. Thankfully it seems like the Cleveland residential market is showing a lot of resiliency, so fingers crossed there's a partner for this. I'm sure @KJPhas a much better gauge than I do on how the macro economic climate this is affecting the local market.

I've got more information on Erieview. Something else has happened pretty recently that makes the project viable. I hope to be able to share it very soon.

 

But, yes, this is a difficult time to be pursuing projects. If it wasn't for TIF financing, tax credits or other incentives, many of these projects never would happen.

There was work going on here up until Monday. It is difficult to see with my little crappy camera, but that pile of debris around the top center of the stream is all the pieces parts from the smaller of the two buildings. Not much has been going on with the tower sionce at lease April.

Probably more to do with the inflationary costs of construction. If you think about it interest rates aren't all that high compared to past decades. I think developers just got spoiled with the super low rates. 

 

This project seems like a winner considering the neighborhood and lake views. If IT can't get done l think a lot of the more speculative developments will really just quietly go away.

The demo is consistent with the development concept I reported which was to build a new parking garage and warehouse for MCPC where the western two-thirds of the foundry building stood. The seller now has to find someone who buys into their development plan for the site because the demo is tailor-made for that plan.

A bit of a double post, since you guys beat me to some very recent pics, but I’m not letting these go to waste 😂

There was a relatively small crew working this morning. 

 

I will figure out how to get this camera to zoom in one of these days... or, just get a real webcam instead.

I assume this project was not pursuing historic tax credits before given the amount of demolition. With a sale, the new owners could potentially pursue historic tax credits because they were not responsible for the demolition (assuming the building is still eligible for the National Register).

I think there's real potential for a small, street-based retail development in that space. The density of Gordon Square and Battery Park alone could support it.

A walk through Gordon Square tonight had me hyped about the potential for this development.

Personally I’d love to see a combination of retail / food hall / co-working / concert uses. They could program this to serve basically every conceivable use at every conceivable time of day and it would be successful because it’s an inherently interesting space. People would love to hang out and linger because we all need third spaces, especially during the winter months.

The density of the surrounding area would easily support whatever they wanted to do here, and would make the surrounding 1-mile / 15-minute walk radius a more attractive place to live and invest. Let’s get it done.

Saw a bulldozer and an excavator moving dirt around this site this afternoon. It was only two or three guys from what I saw so I'm not sure what this indicates about the status of the project.

Oh, just remembered to mention this. I saw a geotechnical drilling truck on the site yesterday with the drill tower(?) set up. Not sure what that signifies at this stage considering how long the site has been sitting idle.

Now that we're Ohio City residents, and walk the dog almost every day past this site, I think about it a lot. Has there been any movement on this, or any ideas percolating about what to do with it, @KJP?

All the SIM City talk of developers building lakefront highrises on the BKL thread had me thinking about this project. 

 

Driving the Shoreway later evening it's wonderful to see the sunset coming through the unbricked window openings (though still covered).   It will be lovely someday to see this project seen to a completion with lights on in those windows, and some of the better views of downtown and the lake!   Crossing my fingers for news soon.

Damn, that's an impressive use of the property.

They did all the bulldozing and then nothing for a while now which is a bummer. Been looking forward to this one.

Also some demo on the existing taller building including removing the old windows.

Westinghouse property owner and developer Michael Trebilcock says those renderings posted on the AODK site are the original concepts they played with at the start of the project and are no longer relevant.
