    There are now some interesting coved pieces of the terracotta facade going in, I know it's not the biggest or most impactful building  going on downtown but I'm impressed with the quality that's going

It seems like an odd location for a corporate HQ. Although, I know they like to have visability and being able to plaster their logo on the front side of the building visible to all the cars passing along FWW and people walking to Reds and Bengals games will be priceless for them.

Gotcha. And that’s interesting about city club part 2* I haven’t heard about budget issues. The first part of the project has had very high occupancy since opening and they’ve already been awarded tax credits. On top of that the company that owns it is pretty healthy from what I understand.

I still can see nice big signage overlooking the highway and GABP on this too. That would attract a lot of eyeballs on a daily basis.

 

Do you know if the glass building on 3rd was included in the deal?

I totally understand what PR is going for. Right now, their offices are in that odd structure that was built to accommodate Delta Airlines Reservations operations. I'm so glad to see this cluster of our history saved. Its pretty much the last group of buildings that exemplify our commercial center at a time when Cincinnati was indeed The Queen of the West.

 

Just wondering....Is this the first piece of the puzzle to putting together an expansion Northward for the convention center?

No, they wouldn’t need this property for a north expansion. Taking 6th street along with the buildings along 6th st would be a large expansion by itself. If they decide on going north for the future they wouldn’t need the pure romance building until a very far off expansion decades from now

It's not. The owners of the glass building sold the historic ones to Pure Romance.

So what’s to become of the original pure romance building? Would love to see that converted to residential and become an apartment tower.

I do not love the move. For a company of their size, it just does not scream corporate HQ. THey ave nice buildings and glad they will be put to good use, but it does not scream growing company to me.

How many employees can these buildings even fit? Seems like not a lot... did they let go of employees?

The new space will be 40,000 sq ft, so this is not a downsizing. This is about building a new type of office space for a workforce that will be working from home 2-3 days per week and giving them an interesting workspace that makes them want to make the commute the other days. If you look at the renderings, this looks more like a hotel than a traditional office space, with a variety of different sized conference rooms and seating areas, a library-type space, dining areas, etc. Way more unique and interesting than the former Delta call center that they occupy now.

Lease. It's owned by the City.

Does anyone know if 830 main is going ahead with the additional infill build? I know they are converting the historical building to apartments, but I see they just submitted a application for a crane.

Last I read they were moving forward with the conversion and would come back to review the infill at a later date

I haven’t heard anything about it but doubt we’ll see anything in the next few years (they stated that if the first one did well then they would do the second one). Also apparently The Blonde was named that because of the mural that is currently at that location. So if they do the second tower than would it still be called the blonde since that mural will be covered up?  I guess they could call the second one The Brunette.

I heard they have no plans to do the other tower. Maybe they'll change their mind now that the Blonde is currently 100% leased.

Just an update of the demo work at Western Southern HQ.

That better not remain empty for a long time, because one of the things I always liked about that corner of Downtown was that it felt really complete alongside that side of the park. This feels like someone knocked a few teeth out of the city's smile.

How many hotels does downtown Cincinnati have at this point and how many does it still need? 
 

I know there is still the elusive convention hotel which will probably have the most rooms once that gets going.

 

Then there is the boutique otr hotel going on central parkway. 
 

Then finally the Hard Rock Hotel. 

 

Just curious if we are reaching saturation point with hotels yet. Or if there is even any way of knowing? 

The Gywnne Building is a great one to turn into a hotel. The Convention Center and OTR hotels will do fine because of the specific niches they are targeting. I wouldn't be surprised if we see some of the other hotel proposals turn into other things. The Tri-State/Traction Building could easily become apartments. The Third and Main hotel proposal is becoming office space for Pure Romance now. I'm not sure if a Hard Rock Hotel is really needed and wouldn't be surprised if it doesn't get built — I heard that they were previously considering a partnership with another downtown hotel rather than building their own.

All the new hotels are relatively small.  The Westin, Hyatt and Hilton are all around 500 rooms each.  Most of the new hotels are around 125 rooms. Looks like the Gwynne will be 168 rooms.

Hard Rock looked into the partnerships Dan Gilbert had originally put in place with local hotels, when it was Jack. They are keeping them in place for the time being, but internally they want a hotel on property to keep high rollers on property spending money in the hotel, spa, restaurants, etc. They have been looking at three different options for a hotel tower, location, size, and amenities.

That makes sense I imagine  that finding a partner hotel doesn’t bring in the same amount of revenue as a hotel directly connected to the casino. Especially if you want your customers to drink, then a partner hotel doesn’t really make much sense revenue wise.

Im guessing they probably want it to be on the casino property…that makes the most sense. But I would love for a hotel to go across the street instead. I hate that eyesore of a parking lot.

Scoop? I guess a bit but been out there Hardrock is buying the Greyhound Station and putting the Casino hotel there.

I could see that. My only question is how would you make it connect directly to the casino since that whole lot is right next to the parking garage? I’m just adding that they would want to hotel to directly connect instead of having to walk across a parking garage.

What would be cool is if they used the land in between and created a mixed use Mall aka liberty center.

Talk of a casino expansion that would connect with the hotel.Would build another parking garage.

I always thought that a small e sports arena could be built. Not sure how betting laws work with video game tournaments like that but it would be very interesting. 

Yes a sports betting site and esports area are in the works 180-240 room hotel 14-16 stories range and casino expansion.

 

Anyone catch the Ohio historic tax credits supposely announced today? 2 Cincinnati projects.The PG hotel and Price Hill Warsaw project but no word on others yet.

The original casino agreement said a hotel could not be built for X amount of years.  That was back when downtown hotels were hurting.  

 

Hard Rock said a hotel is "phase II" of their takeover, with phase I just being a rebrand and refresh of the existing casino.

The employee drop off area just south of the casino building and parking garage. over 50% of the rooms would have city views that wouldnt be blocked. The tower can be directly connect to the casino building and the existing parking garage. Plus the property can easily connect to the second floor where the new music performance space will be located. 

I agree that's a good site, but I also feel like the better view is looking north/northwest toward Pendleton, OTR, and Mt. Auburn. Would love it if this somehow spurred development between Court, Eggleston, and Reedy.

If Hard Rock doesn't give us a guitar shaped hotel, we riot.
