    There are now some interesting coved pieces of the terracotta facade going in, I know it's not the biggest or most impactful building  going on downtown but I'm impressed with the quality that's going

I think we have to wait and see Hard Rock's plans for building a hotel. The original Horseshoe casino was designed with the ability to add a hotel tower on their existing property. However, Hard Rock might want to revisit those plans and buy the Greyhound lot as part of that project.

A Dallas-based company is betting big on downtown Cincinnati with its local data center, which it recently renovated to provide upgraded amenity space for its hundreds of clients.

 

DartPoints, an operator of colocation data centers and provider of related services, held a ribbon cutting to unveil its renovated data center Feb. 8. The data center represents the company’s continued investment in downtown and offers a glimpse into its plans for meeting the future of artificial intelligence.

 

“Downtown is the heartbeat of Cincinnati,” Ben Baker, senior sales executive at DartPoints, told the Business Courier. “You have everything here … the infrastructure is here for us. The power is here.”

Haven't dropped by in a long time but thought you guys would like to see this, for better or worse.  700 Vine St.  Wish they would have given the Hustler store a full rendering.

Is there still a possibility of more floors or is this the final rendering? Just glad something is finally starting on this section of Downtown.

I mean that looks like a pretty typical 5 over 1 construction so they couldn't make it much taller without switching construction types and despite inflation wood construction is still the clear cheaper option.

I can't believe I'm saying this, but I wish this would have been a superblock.  It is typical wood frame construction, so this is as tall as it will get unless they scrap the project.

Not sure what you mean by "superblock", but I'm glad that Oneida Alley is being maintained. The surface parking lot north of Oneida is owned by a separate entity. Hopefully, it will also get redeveloped at some point.

They could make it moderately higher with slightly increased costs as a 5-over-2, which is permitted under the building code, as well as adding some top floor units with a loft or mezzanine area so long as the average roof height remains less than 85' 

Interesting because the taller development I had heard about previously was for the former Jean Robert Table site across the street. This area is going to blow up in a few years.

I wonder if we will see a plan for Midtown (roughly 7th to Central Parkway w/in a couple blocks of Vine) come to fruition. 

Converting Vine to a 2-way through the CBD and redoing the streetscape would do a lot to make the area feel updated. 

Court street is coming along, needs more residential fill-in. The blocks spanning 7th/Vine could easily fit 500+ units without being that aggressive on height. 

Any word on Vine/Race 2-way?

ProKids debuts new downtown Cincinnati headquarters

Local nonprofit ProKids has moved into its new downtown headquarters, ushering in the next 100 years for the legacy organization.

 

ProKids is now located at 222 W. Seventh St. – a parking garage with sprawling ground-level space. ProKids’ rent is free, and its lease extends 100 years.

 

“All of this is poised to be a multi-generational home,” Tracy Cook, executive director of the nonprofit, told the Business Courier.

We ended up acquiring this. Will convert into ~160 apartments. Construction should start early fall. Hoping to do some streetscape improvements along 7th, working with DOTE on some preliminary plans for a significant road diet between Vine and Walnut.

CIG Communities buys downtown Cincinnati office tower, plans residential conversion

CIG Communities plans to convert a nearly vacant office tower in downtown Cincinnati to residential units.

 

The developer purchased the former URS office building at 36 E. Seventh St. from Neyer Properties at the beginning of March for an undisclosed price, Gregg Fusaro, partner at CIG Communities, told the Business Courier.

 

The 200,000-square-foot, 27-story tower was 77% vacant upon closing, according to a CIG news release, which characterized the property as “prime yet underutilized.”

On April 22, the Historic Conservation Board is scheduled to review a proposal for 118 W 9TH ST. The project description doesn't say much but sounds like a pretty extensive rehab of the old church. The property was marketed for sale and it looks like it changed hands in early 2023, bought for $350,000 by an LLC based in Springboro.

New look for former Saks building in downtown Cincinnati overhaul unveiled

 

The Cincinnati Center City Development Corp. will share the profits from redeveloping the former Saks Fifth Avenue store downtown with the city of Cincinnati, officials said as they unveiled new renderings of the project.

 

3CDC expects the profits to be 5% to 6%, well below the 20% return on equity that an institutional investor would look to get on a downtown office project, said Adam Gelter, 3CDC’s executive vice president. Sharing the profits is appropriate given the city will sell the building for $1, he said. The city will get 40% of the net profits, including if the building is sold.

 

The project – whose price is now $30 million, up from $23 million last summer – is complicated, expensive and limiting because the existing building shares the basement loading dock with the Hyatt Regency hotel next door and the Hyatt ballroom is on its roof.

The sole remaining downtown CVS location has reduced their pharmacy hours to Monday-Friday 9 a.m.-5 p.m. (closed weekends), making it impossible for anyone who lives downtown but works in another neighborhood to get prescriptions filled there.

 

The sole remaining downtown Walgreens is slightly better, with hours of Monday-Friday 8 a.m.-6 p.m., Saturday 9 a.m.-4 p.m. (closed Sunday).

The CVS I use in Hartwell also axed weekends which makes it very hard to fill prescriptions there. The Finneytown location also closed the actual store its just a drive-thru now. They put all the local pharmacies out of business and are now closing all of their stores. 

Probably not enough pharmacists to go around.

I wish Kroger had put one in the downtown store.

There were rumors of Kroger putting a pharmacy and Little Clinic in the ground floor of their office building. I haven't heard anything in a few years so I don't know if there's any still chance of that happening.

several CVS and Walgreens have closed along the Colerain Groesbeck area. I remember many drug stores were going up about 10 - 15 years ago for all of us boomers. I guess we didn't make it.

The number of pharmacies (CVS, Walgreens) in a CBD is a great way to learn about it. Cincinnati has Walgreens, CVS, and a Kroger (w/o a pharmacy). Columbus CBD has none but High Street in SN has Kroger, UDF, etc.

Columbus had multiple CVS downtown but they all left during the pandemic.  The High @ State CVS was the last to go almost exactly two years ago.  The closest downtown pharmacy is, yes, a CVS just across the highway near German Village and the Brewery District Kroger.

Cincinnati City Council votes on 3CDC-Saks deal

Cincinnati City Council approved an agreement to allow the Cincinnati Center City Development Corp. to redevelop the former Saks Fifth Avenue building downtown, transforming it into an office, retail and restaurant site.

 

Council voted 8-1 to exempt improvements to the site from property taxes for the next 30 years, an exemption valued at $161,249 a year initially. 3CDC will have to pay taxes on the property as it exists today.

 

Vice Mayor Jan-Michele Lemon Kearney voted against that ordinance, reiterating concerns she has about minority and women developers not getting enough work in the city.

City council aims to clear path for $47 million residential conversion at Atrium Two

As seen in the restaurant thread it was Mi Cozumel that’s putting in a new place. I’ve heard a lot about them over the past couple years some friends of mine rave about them but I’ve never been. Very interesting location as Boca Restaurant Group’s Nada Restaurant is on the other end of the block. Will see how that competition plays out.

It won’t compete too much with Nada. Mi Cozumel is more of a generic type Mexican restaurant with super fancy/expensive drinks and eccentric decor . It is good food though. Will prolly do well in that location with tourists.

Mi Cozumel is good, but it’s just generic Tex-Mex found everywhere like the “El Rancho Grandes” around the region. I don’t think it will interfere with Nada at all. Taqueria Mercado on the other hand at 8th/Walnut, there will be some competition there as its menu is very similar.

Update now that I've visited. The equipment is advertised as being for ages "13+" and definitely seems geared towards adults working out. That being said, my kids (ages 5 and 7) had a blast on it. Way more fun and challenging than typical playground equipment, so I'm pleased with it! My one critique/suggestion is they should plant a large shade tree immediately to the southwest of the equipment. In the summer, this is gonna bake in the sun (like anything that isn't shade protected, but even more so because lots of the equipment is metal). Perhaps more trees are planned but it seems like the landscaping has been completed in this area, so I'm worried there aren't any immediate plans for more trees.

 

Overall, the park looks lovely and seems like they've done a great job with the design. The rubber walking/running track is a bit odd and I'm not sure how well used it'll be. But my kids liked it for doing timed running laps, so at least it works for that purpose!

The University Club in downtown Cincinnati has wrapped the biggest and most expensive renovation in its 145-year history, fueling gains in membership.

 

The club at Fourth and Broadway streets completed a massive renovation of the bulk of its third floor, creating a bar/lounge area, adding a balcony and installing a golf simulator. It has also added a section of 36 private wine lockers for members.

 

The project was completed in November 2023.
