I noticed this morning that the Kroger logo has been removed from the north side of the Kroger building. Could they be replacing it with the updated version of their logo that has been in use since 2021?

I can't say on the new sign but I used to work for the company that is replacing it. American Sign Company. What a toxic workplace.

There are now some interesting coved pieces of the terracotta facade going in, I know it's not the biggest or most impactful buildingĀ  going on downtown but I'm impressed with the quality that's going

Some work has started at the former Chase Bank in Dixie Terminal. The space is still listed as available on CBRE though.

Ā

Nothing to see here. GAIG is temporarily using this space as an employees break room while other building renovations occur.

I was hoping they would just use the Kroger text and not the cart part of the logo. Oof.

Could they add some of the Kroger characters?Ā

Hopefully while they are working on the signage on the base they irreparably damage the brick and need to replace all of it.

Why are these big time Cincy companies soooo bad at addressing the tops of their buildings? The cart logo will be awful if it happens. But no worse I guess than the abomination that Fifth Third placed upon their gorgeous International a few years ago. That Fifth Third crown absolutely wrecks the vertical aesthetic.

Kroger and Fifth Third think "we don't need no stinking artists, hold my beer. " Kroger thinks it should make shopping for food fun, like Disney World. 5/3 seems to think, if the public can't read the name maybe the logo will work and if they don't get the logo maybe sprouting wings will get some attention. More is always better.Ā

Those can be inflatables out front! Better yet, they should have an annual Kroger parade with each character as a balloon!

Lol at calling the 5/3 building gorgeous but their new roof an abomination.Ā  Some of the faux architects on here are so hyperbolic.Ā Ā

Architects don't get to decide if a building is beautiful or not...witness pretty much anything being built lately. The person viewing it does, and it is my opinion the sign-free version of DuBois Tower/Fifth Third is beautiful in its simplicity and for it's ability to represent it's era of design and construction. Standing in front of the wider side and lookin straight up, seeing those lines of stone and glass converge and disappear into the sky as if the building never ends is an incredible visual sensation. The signage atop destroys that aesthetic. It's also just too busy in general when viewed from afar.Ā

Now that's my opinion. Any architect or otherwise is free to disagree, but they can go "faux themselves" if they feel it necessary to glibly toss out fake architect labels to others.

Pretty much every other supermarket is/was more fun than Kroger to go to. Bigg's, Remke, Big Bear (RIP), IGA. Not Giant Eagle though -- still boring. The whole thing is so boring.

Does anyone else not care if a grocery store is "fun" or not? I'm there to get a pork loin and cat litter and get on with my life.

It matters more when an area is under-retailed so therefore the supermarket is the only place to buy basically anything except gas station items.

Agree. I like the new Kroger signage! Now build another HQ tower and make it 40+ stories!

I think the Fifth Third Bank topper actually looks good at night when they light it up in different colors, but it looks terrible in the daytime due to those grey vertical stripes in the white section:

Ā

Downtown Cincinnati Texture

Ā

Also I noticed that they originally installed those green "wings" on the left and right sides of the logo, but removed them sometime in late 2021 or early 2022.

The signage would blend better if applied on the roof with a decent setback. It wouldn't have destroyed the buildings verticality while also increasing it's overall height.

yeah but this is perfection. Its a beautiful building withlut the signage.spacer.png

I wonder if the lights on Carew will ever get turned back on after it's turned into apartments.Ā  I'm guessing it won't which stinks because it looked so cool lit up at night.Ā

There has to be some kind of lighting for the Carew.Ā  Otherwise, it looks quite sad in the dark. (and doesn't photo as well!)

Ā

Most of the lights used to turn off around midnight.Ā  It seems reasonable to light it up until 9pm or 10pm after it becomes residential.Ā

Ā

There are ways of lighting the facade without it blasting into people's windows as much as well which hopefully will be investigated.

Yeah I've stayed in plenty of well-lit historic high rise hotels and they have these amazing things called "black out blinds" and "roller shades" that do wonders. The Carew should absolutely get a nice lighting scheme along with a re-opened observation deck with all the public money going towards the project.Ā

My house has up-lighting dusk to dawn. No problems in my bedrooms at all.

Meanwhile, in Las Vegas...

Black out blinds aren't good solution for obtrusive lighting in residential.

Just speaking for myself, as somebody who at times likes to sleep in past sunrise in a dark room... in my humble opinion, black out blinds are in fact a good solution for obtrusive lighting (whether from the sun or electric exterior lighting) in residential.Ā

Rookwood Properties converts ground-floor spaces at downtown's Edgar Apartments

Ā

Construction is complete on an unusual residential conversion project near Lytle Park in downtown Cincinnati.

Ā

Sycamore Township-based Rookwood Properties in July finished the $1.25 million conversion of vacant ground-floor commercial spaces into six new living units in the Edgar Apartments at Fourth and Broadway streets.

Ā

The spaces formerly housed a pair of long-time tenants: Burrito Joe’s, which closed in January 2020; and Newkirk’s Barber Shop, which closed in 2021 after the passing of its owner, according to Chrissie Valdini, development and project manager at Rookwood Properties.

Ā

ā€œWe didn’t have a lot of activity, and we don’t just like to sit around and wait for things to happen – we like to create our own luck,ā€ Valdini told theĀ Business Courier. ā€œWe started brainstorming what we could do with these commercial spaces, and this is what we decided on. It’s incredibly unique.ā€

Those Street level units are a no lol. Seems part silly/ part desperate for the owners to build those in, def a cash grab in a tight market.

5 of the 6 ground floor units have already been rented while the retail spaces sat empty since 2020 and 2021.Ā  Seems like a smart moveĀ

Of course they're fine when you're sleeping, but being forced to use them when awake, when you've presumably bought a condo in a tower to have a view? Not a good solution.Ā

Seems like it’s still a challenging time to lease round floor retail, so converting those spaces to residential makes sense. Ā The ground floor retail at The Rye and Industry have been vacant since those projects opened.

But you’re missing the point and proving mine at the same time. The fact that the retail space has been empty for years with probably zero interest is why the owners went about the desperate move of building in these odd street level/storefront apartment units that need special glass for security reasons. Then the fact that 5 of 6 units are already leased speaks to the very tight market which I mentioned as well.

Ā

Ive been in this building and most of the units are not all that and dated. Invest in the existing apartments and build a true quality amenity space in the empty ground level for residents along with a cafe (which would do very well at that corner) not cram in the odd ugly units and slap together a community room that resembles a old school Wendy’s. Those pics are ugly and I walk past this building multiple times a week it’s not any better in person.

Maybe if the Albertsons merger happens? Going to assume that the amount of workers in the building will increase so maybe they’ll want to do some renovations to accommodate that?Ā

Unfortunately the Albertsons deal is looking unlikely, we will know in the coming weeks tho. I am starting to hear some whispers of Kroger Office renovations not sure the scope or timeline. I would guess similar to what 5/3rd did which was a floor by floor upgrade and a big redo at the lobby/base.

Ā

The whole idea of a merger like this is to increase the number of stores and increase buying scale in order to gain greater control over vendors (like what Wal-Mart achieved 25~ years ago) while keeping overhead almost the exact same.Ā  In short, after a merger, pretty much all of Albertson's office workers could be eliminated, with almost nobody moving to Cincinnati.
