Cleveland: Playhouse Square Development - East 14th and Prospect (Frangos site)

This morning I saw, what appeared to be, surveying equipment set up around the surface lot of e14th and Prospect.  Not sure if it has anything to do with the Lumen.  If not, could it be that another development is in the works for PHS?

East or west side of 14th?  The lot on the west side is used by the Residences at Hanna.

Interesting.... It could just be that they're replacing the concrete, but I like to stay optimistic. Skyscraper! Skyscraper! C'mon, chant with me!

That lot is owned by the Frangos Group. The son took over the company last year. At the time, they said they were looking to do more real estate development, but I wouldn't hold my breath.

I had taken some drone photos above that lot for Frangos a few years ago. They wanted to get an idea for what the views 300-400' above that lot would look like. 

 

Did the same for Playhouse square where the Lumen is going up, so there's hope!

Probably drifting off topic but that is such a huge blank slate. Since E. 14th is my route to 77 I am doing this path often. It always seem that things just end abruptly at Prospect. What a different feeling it would give to Playhouse Square to have buildings continue towards Carnegie...

And I didn't notice that, last June, Travelers Building LLC (aka Damon Frangos), bought the building under that same name. The building is located at 2261 E 14 St., almost right up to the intersection with Carnegie. There is a sliver of property owned by an advertising company out of Parma that still has that land on which a large billboard sets. Other than that, Frangos now owns the entire east side of East 14th Street, from Carnegie to Prospect. And they own the west side of East 18th up to the new Salvation Army Zelma George Emergency Family Shelter. 

 

Frangos also owns and continues to list for rent/redevelopment 2215 East 14th St....

I was on the top floor of the parking garage across the street this morning, and there was survey equipment set up there!  aimed right at the lot

Four downtown towers are in the works

 

In April 2017, through paper companies Prospectus Holdings/II, Frangos acquired 17 parcels southeast of the intersection of Prospect and East 14th. Then, in June 2018, through Travelers Building LLC, Frangos bought two parcels hosting the former Travelers Leather Goods Manufacturing Co. Terms of those deals were not available.

The purchases added to three parcels Frangos acquired in 2000 under the name Caton Court LLC and one parcel acquired in 2007 as 2200 Prospect Parking LLC. So now Frangos owns 3.23 acres of land bounded by Prospect, East 14th, East 18th and the Salvation Army's Harbor Light complex. The site is less than a block south of The Lumen tower, under construction.

On June 8, 2018, as Frangos closed on the last property acquisition in that block, the company's Twitter account posted "DOWNTOWN CLEVELND [sic] DEVELOPMENT - THE BIGGEST SURPRISE IS YET TO COME - 2020."

In his March 9th blog, KJP unravels a possible development scenario like Columbo on the trail of a killer - let's hope that Frangos' land acquisitions along with some other very interesting clues are showing us the location of one of the next Cleveland residential high-rise projects.

A mid-rise at best would look good in this spot something the size of the market plaza project or the EDGE that CSU has. 

I would prefer tall-but-slender structures of 12-15 stories, or even in the mid rise range, over a massive 100 ft tall wall here, especially with it being across from the cemetery. Looking up E14th, it just has a better look imo.

Looks like the plan went well beyond the lots that have been previously discussed. Glad to see some sort of vision for this area.

We kind of have a similar outlook I was thinking no taller than 10-12 stories.

Why is the WRL wanting to turn the site into another arts district? How many theaters does Cleveland need...or am I missing something? I hope they do something more sensible than what I see in their drawings as the building models look dated.

@KJP what would it take to loop the WFL back through this area?  What this area ever part of such conceptions?

Great article @KJP.  I don't know if this is proprietary info, but how many views do your blog posts usually get?  I'm asking because I wonder if the real estate companies  and owners discussed in your posts get a chance to read your articles.  I'd imagine your articles make the rounds in the Cleveland real estate and urban planning world.

GCRTA planning work in about 2000 settled on extending the Waterfront Line through this site on a route along East 17th, on a dedicated right of way on the west side of the Salvation Army' Habor Light property, underneath I-90 on East 14th, then along Community College, East 30th, to return to the existing Rapid transit system.

Thanks. I don't take myself that seriously. It's just a blog. Most of the articles get a few hundred reads but that Tower City tech hub article got 2,000 so far. A few more got nearly 10,000 hits. The biggest one I ever did was of the Phantasy Theater in Lakewood closing and that got 30,000 reads.

Now, that's impressive.  Must be more Goths in Cleveland than I thought!  

To be overly precise, it was 29,405 hits (so far). The article is titled "Lakewood commercial conversions continue" -- just in case anyone was interested. ?
