December 24, 20204 yr The original intent was to build both towers at the same time. They have chopped it into phases. With the focus now on one tower with probably not as much infrastructure as apartments, I think this should go up very fast. I’ll go with it being done by mid-summer.

February 14, 20214 yr Steel beams are stronger than wood. Those are probably needed to carry the load of the floors above laterally to the nearest vertical column. Ideally you want the vertical columns from each floor to line up from the top floor all the way to the foundation. If they are offset as in your picture, the horizontal beam must be strong enough to carry the weight to the nearest two columns. I'm guessing that steel beam will carry the load of the 6 floors above it so it has to be big.

The wood is absolutely stunning in person. Its apartment units & new retail will add density to the neighborhood, patrons to the West Side Market/nearby businesses, & more riders to RTA. Plus its innovative design sets a new bar for what Cleveland can, and will, be. Dan Whalen is quite the visionary and is truly striving to make larger community impacts and long-lasting Cleveland change through this. Kudos to everyone who helped make this development a reality.
February 20, 20214 yr Looks like the northern/eastern facing units are going to have some spectacular views of downtown. That's half the fun when you live in a place with amazing views. I'm surprised when most developers don't take into consideration the views when the place is built. Just imagine the lake/downtown views the upper floors of the now dead Viaduct building would have had. I'd pay quite a bit more just for the that view. Here's hoping the next developer there will understand that your not building in a vacuum but you have to take in the views as well.

Really excited to see this project come to fruition, and look forward to phase 2 (which is being actively planned) as well as future projects from this team in Cleveland.

The phase 2 renderings have been shown in most of the renderings - it’s the taller building next door, to the south along W25th. Pretty much the same look and feel, but each floor is taller since it is intended to be an office. That’s also the main financial hold-up: offices aren’t eligible for the kinds of tax abatement that are critical to funding new residential in Cleveland. When is the last time I-71 turned a profit?

March 4, 20214 yr They'll be watching to see how phase one leases - and, hopefully, it will be a mad success, quickly leading to a green light for phase 2. And a second Intro would rise quickly. It was a cool surprise to see that an even taller version of it may be forthcoming. That Ohio City skyline is going to look a lot more grown up in a few years if you include this project, throw in BridgeWorks and hopefully, future development. Now, if we could somehow get that Viaduct Tower back into the state of play!

Thanks @Boomerang_Brianfor making us aware of this podcast with Dan Whalen and a deep dive into the Intro project. For some, maybe not a lot of new information - but especially for those that are not as close to the project - a really excellent interview. If all Cleveland developers brought Mr. Whalen's passion and commitment to excellence vis a vis "Intro" - the city would be very fortunate. His comments about the need for Cleveland to take a more proactive and creative role in supporting the West Side Market (paraphrasing that) were interesting. I'm not in the best position to comment on the West Side Market other than as a visitor - but it is certainly a wonderful national attraction for the city, not to mention just being a super-cool way to enjoy the food and culture of Cleveland. (At least one major travel website ranks it in the top 10 of greatest food markets in the United States.) I'm just not sure how it is faring over the last few years and specifically, coming through the pandemic. But when you think of the synergy between a soon-to-be thriving "Intro" and the landmark WSM just across the street- it's a perfect anchor for a distinctive and dynamic Ohio City. I hope that Cleveland's local leadership and the citizenry do everything possible to support and expand this great institution. It's really exciting to see all the development going on in the area and the possibilities for the future in/around Ohio City seem incredible. Importantly, when you look at any new significant Cleveland development projects, such as an Intro - you're reminded that they are not only valuable on their own merits - but perhaps especially in how they benefit their neighbors. I think the Intro project is going to be one of those that is even better in reality than it looks in its best renderings - especially in terms of the energy it infuses. Right now I see a 4-story structure (towards the intersection with W. 25) and then a 1-story area (with elevator shaft sticking out) reaching up to Lorain--that will be one seamless bldg, right, that wraps around to the W 25 side? Found it! @NorthShore647 posted it about a year ago. I'm finding the picture references in that post are loading painfully slowly, so I posted the two key images that answer your question. To answer the question, the building is all one structure, a slightly crooked V. There are two covered pass throughs on ground level. In the east leg, the pass through is close to the Lorain end. On the West25th leg, the pass through is close to the base of the V (towards the south). There is no pass through along the south face of the structure. When is the last time I-71 turned a profit?

March 21, 20214 yr Perhaps historically, but downtown firms also wanted to be by the courts and jail. If the Justice Center moves to Kinsman, that could be a factor in firm relocations. The whole point of a centralized civic district ecosystem is proximity, and that move can't excite crim defense firms trying to justify downtown leasing prices. The Justice Center will remain downtown, at least partially because of all the law firms being downtown. (And we most likely will learn more about the specifics this year - the operating costs of the current Justice Center necessitate moving as quickly as government can move, which admittedly isn’t very fast.) The current plan is to move only the jail to some other location. They are still discussing where that should be. When is the last time I-71 turned a profit?
