I just texted my Fiancé to see if we could switch our wedding venue😅. I was shot down very quickly but this looks like it will make a beautiful and engaging setting!!

i can’t get over how handsome and cool this project is. its a stunna.

 

i feel bad they bought their wood at the top of the market though. lumber prices fell off a cliff last month back down to normal. a good sign of the economy and supply chain rebounding i hope. i’m sure they are well aware lol, but they should probably order ahead now for phase two.

They purchased the lumber for Intro well over a year ago.

 

Keep in mind you're looking at futures, the recent drop won't be reflected in retail prices until the Aug/Sept orders are placed.

Riding the old 21 or 20A CTS bus lines as a teenager through Ohio city did I ever imagine the transformation that would occurr. That part of W. 25th St. was bums, crime and almost every business closed or with steel gates/bars on every dilapidated business. 
Now we have parks, breweries, restaurants, apartments , retail and new buildings like Intro ! 👍

Had dinner with the wife at Avo last night (I recommend), so snapped a quick update shot while walking to the car and also while passing through the intersection of 25/Lorain.

Line between Tremont and Ohio City blurs with more investment

 

A café to be owned by INTRO's developer will take the most prominent space in the still-building $145 million project in Cleveland's Ohio City neighborhood. The café, to be called Leaps & Bounds, will fill out a 3,328-square-foot ground-floor space at the corner of Lorain Avenue and West 25th Street, across from the West Side Market.

 

Dan Whalen, vice president of design and development at Chicago-based Harbor Bay Real Estate Advisors, confirmed the café's occupancy in the nine-story-tall mixed-use development. He also confirmed that Harbor Bay will own Leaps & Bounds. But he wasn't ready to say much else about it, yet.

I like the townhouses for W20th, but its a bit frustrating to see he's going to be tearing down 5 existing houses for it while he's sat on the vacant wasteland south of Smith Court for what, 10 years now? Having that block developed mixed use with some "town center" style shops along Abbey would be great though.

I don't love the glass box at the corner of 25th and Lorain, but I'm glad this project really is succeeding and not having issues finding tenants for the retail spaces.

Is the Starbucks Reserve still part of the project?  It was originally slated for the Leaps and Bounds space.

Look for residential leasing to start after Labor Day and the retailing spaces to be 100 percent leased by opening day.

Hmm...while the pricing is not out of line compared to a number of new more upscale buildings coming on line all over the city, the "starting" prices do seem to be a bit higher.  For example while there are two bedrooms units well over $2600 in just opened Euclid Grand, starting prices for a nice sized 2 bedroom (over 1000 sq feet) begin around $2200.  The studio starting price seems especially high.  Wonder how big they are?  Fingers crossed leasing goes like gang busters to encourage a quick thumbs up for a Phase 2.

Beautiful! It’s funny- our perception of the glacial pace of projects here in town, endless delays, snags, etc. And then “suddenly” transformative projects like this erupt out of the ground and become reality. Bring on the second phase!

This is seriously the sexiest building I’ve seen. Love love love the reflective glass. Did I mention how much I love the reflective glass? So classy and complimentary.

I agree with whoever upthread said he liked the orange.  It echoes the old Cleveland brick factory look . Maybe I'll eventually  like the gray better, but I don't think so.

Yeah they are laying in brick of various grey shades. I meant to get a picture of that but I blew it. BLEW IT.

The orange definitely pops but against the more historic nature of the neighborhood? Perhaps not. This could be great in the FEB developments.

The orange is cool but also looks like an unfinished building! I’m looking forward to when this looks like a finished building! 😉

It could be, I really don't know. Based on my experience with concrete, though, it looks like expansion joints at the end of the brick. That could give off the illusion of a panel as they're building that area out in small, rectangular sections. I would imagine tying the entire 11 story structure together with a continuous wall of brick may not be the best approach. 

I would really like to know, too, honestly.
