Does anyone have any updated pictures of INTRO Cleveland? Is there going to be a phase 2 with an office tower?

From what I can tell the most updated photos on the forum are found in the actual INTRO thread.  It has been suggested that the developer has secured some or all the land for a Phase 2 but nothing has been announced.  They probably would seek a TMUD.  It has also been suggested that it will be a taller building but not offices, probably more apartments.

No office tower. Residential. Officially, Harbor Bay says they're waiting on leasing activity to see if/when they will pursue the residential tower. But considering how much they paid for the property last year for phase 2, there would have to be a serious economic downturn for them to not pursue it.

So I was curious about the leasing since we are talking about it. I went onto their leasing website and counted around 212 available units. Looking at news stories for when they broke ground the total number of units is around 300 (297 I think exactly). By that math they are already over 25% leased and it isn't even done being built yet.

 

I don't know what the usual pace is for leases on new construction but I'm hoping it fills up fast so they have more incentive to build that second tower!

 

Also side note: the website defaults to a move in date of 4/1/22 so it seems they are still on schedule for a Q2 opening?

Drove north W25 the other night and you could see a few lights on in the apartments, going to be something when it isn't just 1-2 lit up. With that, hopefully folks invest in some window treatments, you can see right into them hah.

I sometimes drive by it and think, " will someone 50 years from now be posting pictures on Meta of the strip mall that once stood here...?" 

Just toured Intro earlier today. Such an amazing property. There's only 11 two-bedroom units left even though construction will be another two months. They definitely underestimated demand for larger units, but hopefully that just means phase 2 will be coming sooner.

they took the fences down today and I absolutely love how wide those sidewalks are! Love when we get wide sidewalks instead of narrow sidewalks with an extra lane of on street parking.

Yes it’s a Chicago developer and money, but the visionary was Dan Whalen, a product of Willoughby and CWRU. The project is wonderful.

When you say world class signage, the Intro has it covered!  And it's a gorgeous building with a hulking presence.  Can you even picture that shoddy strip mall there at this point?

This building facade looks so good I wouldn't be upset at all if 50% of developers just copy this design for everything they want to build here.

I decided to renew my lease at Halle. Intro is a gorgeous building, but my apartment at Halle and my view are too good to give up.  Plus Intro is crazy expensive.  And I love living downtown.....couldn't leave 

But I do have several good friends moving into Intro as soon as they are allowed, so I'll be there often lol

I was surprised when you talked about moving there - Ohio City is great, but it doesn’t touch downtown in terms of overall amenities. 
 

That said, I love how many people all these new OC apartments are bringing to that area, and we finally have hope for improvements at WSM. It’s a wonderful neighborhood and Irishtown Bend park will be a phenomenal addition.

Dan Whalen is a fantastic salesman!!  Plus Intro is a very cool building.  From the lobbies and public spaces, to the rootop area and the gym, its all first class.  If that building was constructed by gateway or Playhouse Square, I'd move there in a second

Intro's pricing is in the $2.50-$2.90/squarefoot/month range. Pretty standard for a secondary market. Get used to those prices, because it's where new construction is going to be placed in order to be profitable. Beacon and Lumen attracted similar rents (Lumen had some over $3/squarefoot/month). Church and State was close as well with studios and one bedrooms around $2.50/squarefoot/month and isn't quite as nice of a building. Very different from the past, but a reality of new construction these days no matter what market you're in.

Im well aware of market rates, which is why I'm not leaving the Halle.  My apartment is enormous, only 4 years old, and I pay $1.50 sq ft.  Probably never leaving

I recall checking out the Halle Building when it first opened (for apartments...not a department store...I am not actually that old) and was very surprised how low the rents were for the location, size of apartments, amenities and compared to similar renovations downtown.

These rents are very interesting.  It cannot be more than 4-5 years since we were constantly hand wringing about the lack of new construction (at least high rise) in town and the reason given was that new high rise construction would not occur until rents reached $2 a square foot, with many posters reflecting that this could be very difficult in Cleveland.  I know much of our new high rise construction occurred because of some sort of public subsidy or unique circumstance (Beacon did not have to excavate), but it is clear that developers can now command rents well north of $2 with little problem.  Of course that $2 figure is now obsolete given rising construction costs as well as soon to be higher interest rates.

Yep. It wasn't long ago that in most markets, new construction could pencil at $2/sf/month. Then unfortunately the cost of development went up pretty substantially. In general from what I'm seeing for my projects, $2.50 is really the point new construction can work without subsidy. We're actually getting a lot of inquiries from partners who are panicking because their construction costs went up so much over the course of the last two years that they can't get get the rents they'd need per square foot to be profitable. So we're literally helping them redesign newly finished units to add bedrooms and get more rent out of the unit. It's insane. But it's happening all over the country.

haha good deal and very cool -- yeah i would tend to want to stay put with that.

 

for a bit of comparison, we just bought a place in staten island 1100sqft that sounds like your size of apt and in an early 2000s era building -- in all total costs we are paying a little less than double your costs per month. so this is basically the high end of intro money, but its owning. i know owning is obviously off topic in a rents discussion, but anyway its basically the same $ as we paid until now renting in the west village in manhattan.

 

 

I dont want to take this too far off topic but.....was your west village apt rent stabilised?  Mine is in BK Heights.  Just curious

yes it was -- an old 6fl walkup built in 1900.

 

needless to say we have been in there a lomg, long time and so they are gutting it to the studs after we are out, which should be after tonight (still have leftover junk in there to clean out tonight after work -- ugh).
