These photos make me wonder why the 1 story building at Gehring and Abbey is never talked about for redevelopment.  Lots of talk about the greenway site, but not here.  Anyone know why?  It's not a wide lot, but it's an ideal location.

I’m actually a little underwhelmed by the finished product. Undeniably a great street presence but a bit monolithic. And the glass is a lot.  I’d say it looks better than Quarter phase one (and other similar new apartment builds) but a step down from a design perspective from a lot of the new stuff in Tremont and along Scranton.

I have only one question - When do they start Intro 2? 

Due to my obsession with tall urban trees, I also have to point out they planted maples which are (unless some kind of dwarf) going to grow 40+ feet tall over the next couple decades and further create a great street presence.

That’s what happens when these overhead lines are removed.

Just looked at the available apartments on INTRO's website and only counted 29 studios available. All the rest said "Call for Availability". Seems like they are running low already! Great sign to see. Hopefully this means the second building comes even sooner!

I don’t know what this means, but there was construction fencing up today surrounding that little park they built south of the building. I didn’t notice it a couple days ago.

I just used it a hour ago it’s temporary fencing for the dog park

As Intro's construction ends, it's time to get ready to talk about phase two. And despite speculation that Harbor Bay would seek a TMUD credit for it, turns out they won't....

bummer. I was hoping they would kick up the speed for phase two after how quickly phase one got booked up. At least it sounds like they are still 100% on board with moving forward though which is always a good sign!

It's a possibility that Harbor Bay may be kicking up the speed for phase two by not having to wait to find out if they will win in this round or next or the "final" one after that.

I was in Downtown Los Angeles this morning and thought how much this development reminds me this development in Cleveland.   I wished The Flats East Bank had incorporated this vibe. It has a great contemporary presence with a nod to the industrial past.  Build more please!

Maybe the dramatic drop in lumber prices is enough to offset it? Especially if phase 2 will be timber framed as well.

This was one of my initial thoughts.

 

In my mind a development seeking a TMUD is basically bad news for the development. It suggests the development positively DOES NOT have the capital to pull off the project. Does that mean every development that avoids seeking a TMUD has enough financing? Obviously not. But I was glad to see Into II isn't seeking one because it means (at least potentially) that Harbor Bay can pull the project off without a TMUD.

 

The TMUD isn't meant to speed along viable projects. It's meant to allow completion of projects that literally cannot happen otherwise. For a viable, financed project to seek a TMUD would be like kicking a field goal on second down.

Maybe I'm wrong, but I thought that I heard from the City's engineering department that all roadway-related striping is done by contractors and not by actual city workers.

looks like the curbs are in the right place per the city's planning documents, even if striping is done by contractors it's unclear from that statement who hires those painting contractors

FWIW, I saw a city crew striping xwalks today at lunch (on Huron)

Before seeing the schematic I would have said the painted crosswalk is in the right place. I keep seeing this after city resurfacing projects. Why don't they always run the crosswalk from corner to corner? Is it a some type of pedestrian calming measure?? Another example off the top of my head is the crosswalk on the north side of 38th and Lorain. Annoys me they do this.

Did we know there were 3 phases before? The one shown in the article looks like a different parcel from the phase 2 that we knew about

I didn't know there was a phase three out there. But I will have an article about this.

 

BTW, why is this in the Completed Projects section when it's been reported there's going to be a phase two (and now possibly a phase three)?

Which plot of land would Phase 3 even go on? As @BoomerangCleRespointed out, that parcel for Phase 2 looks different.

The land where that building is shown is owned by the West Side Market Tenants Association.  Land at the corner of Gehring and Abbey looks to be privately owned as well.  Looks like the developer only owns the small corner at Gehring and 25th.  I would love to see both sides of Gehring get developed though.  Hopefully it's only a matter of time.

It also gave some insights into its next big construction project in Cleveland’s Ohio City neighborhood. But a spokesman for the developer, Harbor Bay Real Estate Advisors, cautioned that the basic design it submitted was merely a study of how the project’s second phase could be built in an innovative way.

This whole project is such a shot in the arm for that section of Ohio City. Quality materials and design has led to rapid leasing. Looking forward to seeing how the next phases fit in. Will they be identical or complement phase one?

 

This has been so great for the neighborhood that l hate to nitpick, but here goes. The original plan showed two phases aligning with West 25th. Two buildings, similar materials and design running alongside West 25th. Perfect. I don't like that the next phases are further east and off of West 25th. 

 

I prefer urban design that has buildings fronting the street. I don't like setbacks in general. If land acquisition is a problem then l have to give the developer a pass but if they have a choice then build up to the street. I like my cities tight.

I'm with you. The rest of W25th there is right on the street so I would hope any further development will blend with the rest of the street.

This is really an opportunity to give Ohio City its own little downtown, especially if they can get substantial retail development on Gehring.

In general, I wouldn't disagree.  But looking at KJP's aerial and the other rendering, some green space done well might not be a bad thing.  Now that this thing has possibly grown to include a third phase, the phases taken as a whole could be overpowering without some green space.

Normally, I’d agree - but this setback greatly increases the lake and downtown views for apartments at Intro 2 - I’m a huge “view” person - and probably, many others are as well.  So, from a resident standpoint, the setback makes sense.

Plus, we may see a mid-rise on Lorain at West 26th and the redevelopment of Voss into the Carriage Works. And I wouldn't be surprised to see the animal hospital building on Gehring and Abbey give way to something more vertical someday.

Agree. I really loved the phase 2 renderings and would've loved to see that happen, but as I'm sure we all have learned by now you cannot fall in love with them! 

 

That being said, I am not a fan of the reflective glass. Especially at ground level it just looks not very welcoming.

I really love the way the INTRO APTS has totally transformed the area!  But I do hope that there will be a lot more retail in the next two phases. 

 

Obviously Intro is a great improvement over the former Market Plaza in so many ways except for the amount of retail. 

 

Of course I'm sure there will be a lot of spin off development of all types that will just make OHIO CITY a even better neighborhood!
