July 28, 20204 yr They cant get this built fast enough. Despite it's novelty and cool urban aesthetic, anything to help generate foot traffic for the Westside Market is a huge positive. The status of this great Cleveland landmark has me concerned. It's too much of a treasure. Edited July 28, 20204 yr by Frmr CLEder

So in reality, seems like a 2022-23 opening. Something to look forward to...

August 21, 20204 yr Sure, graffiti can be fun, original, even compelling, but a lack of graffiti is not an indicator that a community has no soul. Graffiti ≠ Soul Graffiti = A graphic expression of personal, economic, political repression; a lack of opportunity to be seen or heard via sanctioned means; A symbol of frustration; a lack of access to approved personal orcommunity artistic expression. Opinions may vary. I mostly take offense with the idea that people who choose to live in areas that are free of graffiti are in fact desiring to live in a place with no soul. To say so is to use "other" as a verb.

September 1, 20204 yr I remember however many years ago, when RTA came out with those beautiful aspirational TOD renderings of what could/should go on this site. Everyone was so excited, but I never thought we would see anything like that. As much as I wanted it, I didn't see a fully leased retail plaza, no matter how ugly or misplaced and autocentric, being torn down and replaced. Then out of nowhere this came along, and is actually happening - and imo, even better than what was imaged before. I'm still trying to wrap my head around all of it. It almost doesn't seem real.
September 1, 20204 yr Author This is bigger than the aspirational TOD concept. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
September 2, 20204 yr yeah that was a busy strip plaza from jump street. its hard to imagine something money making like that getting pitched out. it took a very creative idea and a real leap of faith about the site to buy it out. i think the thing that really makes it surreal though is the speed in which its happening. i would say its lightening speed for cleveland developments, but the fact is it really is fast for anywhere. next comes the fun part, the height and all the woody wood. Not working from the office/cycling past this daily will have me out of the loop! Looking forward to all the photos of this going up. Walking over/watching the Lumen go up was one of my first major ground up experiences and man that was awesome to just walk over there and see the progress. This one is going to be extra cool with the wood...I may just have to spend more time in the office just to see this haha PS- the beacon was super cool to witness too, but just not the same! Talk about a good time to have moved to Cleveland lol lots going on these days.

September 30, 20204 yr Ascent in Milwaukee has already broken ground?: https://urbanmilwaukee.com/2020/09/25/friday-photos-foundation-work-underway-for-worlds-tallest-timber-tower/ Intro: 9-story 350,000-square-foot 290 unit. Ascent: 25-story 284 ft tall 493,000-square-foot 259 unit. It will become tallest in the world when complete (by a whole 4 feet). The building will sit on a 6-story concrete base. But they technically won't break the record as Mjøstårnet is the worlds tallest all-timber structure at 280 feet, where all floors are supported by timber beams, even if the floors are not made from wood (still counts). Ascent technically loses about 60ish feet since there won't be any timber in the 6-story base. We have a bit of a head start, and that 6-story base will buy us some time, but we should have the record for at least a few months before Ascent passes us up. But a record is still A record! Their render looks a similar size to one of the apartment components of Circle Square, and that road network looks similar to Euclid Avenue between E.105 and MLK. Someone should talk Midwest into tweaking their design and defending our title!?

You're calling the NYT lazy? Lol. Well, they must have had all of their investigative reporters on the huge presidential tax story that just came out and all of the other huge stories they break. I thought INTRO gained a floor to 10 stories in the latest iteration. Perhaps I'm thinking of the as-yet-unbuilt office component.

Then I was confused at why I didn't see a Neo-Trans article tied to it and had to take a second look. Also, might we still be able to claim the title of "largest" if not "tallest"? Or is there a project somewhere in the country with more square footage?

October 28, 20204 yr Tuned into a fantastic webinar this morning hosted by the Greater Cleveland Partnership on INTRO. It featured a panel consisting of various project team members such as Dan Whalen/Harbor Bay, the Port of Cleveland, and Binderholz (the timber company). There were several really interesting takeaways: -The first shipment of Austrian timber will be arriving at the Port of Cleveland in a matter of days (from Antwerp) -LEED Gold goal, and apparently this will be CLE’s first large residential building to achieve this -Unit interiors (walls/ceilings) will be 50-60% exposed timber (a very beautiful light wood) -Transit proximity is a draw for potential retailers

October 28, 20204 yr 52 minutes ago, Cleburger said: Why are they using timber from Austria, rather than USA grown? The No 1. obvious guess is because it’s cheaper. But I also think it may have to do with availability of the building material itself (which in turn affects cost). This isn’t a popular method of construction in the US yet, so domestic availability is probably both elusive and costly. Just a guess. Edit: This article states that the material allowing this type of construction was invented in Austria, so it’s fair to assume they have bigger and more knowledgeable supplier market there. https://www.vox.com/energy-and-environment/2020/1/15/21058051/climate-change-building-materials-mass-timber-cross-laminated-clt Edited October 28, 20204 yr by Enginerd
