To limit risk, to access more capital, to leverage each other's strengths, etc. It's not uncommon at all.

It sure makes sense for the location. I'm always catching folks looking at wayfinding outside of my building on gamedays wondering where to go/directing them around the area. Obv you have the Clevelander/Thirsty Parrot over this way but it's definitely a deadzone on that side with Brickstone closed. If they can have some deal with parking and a meal voucher the connection to the garage could pay off. A bunch of residents wouldn't hurt either...

August 12, 20213 yr The portion of the skyline visible from the home plate camera at Progressive Field is not very impressive. So yes, adding a couple new towers of decent height in that area would be nice.

August 13, 20213 yr If this ends up being designed / programmed anything even remotely similarly to the Artisan going up right now in University Circle, I’d totally be thrilled. Seems like a solid mix of residential / parking / ground floor retail with a dense and glassy/modern tower. Plus balconies. Downtown needs more apartments with balconies, IMO, especially on this site overlooking the stadium.😂 I could totally see something like this fitting in here though.

August 13, 20213 yr I may be wrong but it is my understanding that the city has a policy (maybe it is even more legally binding than a "policy" but I really don't know) that a party must develop a parcel within 5 years in order to secure a demolition permit for parking downtown. In other words, the parking is suppose to be temporary as the developer puts its house in order to start building. My question is..has this ever enforced by the city and if it is what is the penalty? Monetary fine or at least should not the parking rights lapse? I am not aware of this penalty ever being enforced (if such an arrangement does indeed exist) In this case it is going on 7 years since the spag house was torn down and not only do we not have a development project going forward the developer is trying to sell it.
