Since it's a slow development news day l'll bite. If Geis is already a developer why would they partner with a different developer? Also how likely is it that anything gets built? Timeframe? And finally, are we still looking at something in the range of 15-20 stories?

    Here's what a potential 17-20 story condo building could look like in the space provided. This is the North Bank Condo tower in Columbus.  

  • In fact it's more common than not, especially on big projects. And if everything works out here, this is going to be a biggie. 😉

All I can say is wait to see what, if any, TMUD applications are submitted for this site. Never hurts to fish for better deals in the meantime.

I believe @roman totale XVII was saying the opposite - the sign was added sometime between yesterday morning and night.

Developers partner up with each other for a lot of reasons.  To limit risk, to access more capital, to leverage each other's strengths, etc.  It's not uncommon at all.

It sure makes sense for the location. I'm always catching folks looking at wayfinding outside of my building on gamedays wondering where to go/directing them around the area. Obv you have the Clevelander/Thirsty Parrot over this way but it's definitely a deadzone on that side with Brickstone closed. If they can have some deal with parking and a meal voucher the connection to the garage could pay off. A bunch of residents wouldn't hurt either...

The portion of the skyline visible from the home plate camera at Progressive Field is not very impressive. So yes, adding a couple new towers of decent height in that area would be nice.

It’s Geis, so you’re probably not far off!

Whatever the height, it would help fill out E 9th st, which I count as a win.   

If this ends up being designed / programmed anything even remotely similarly to the Artisan going up right now in University Circle, I’d totally be thrilled. Seems like a solid mix of residential / parking / ground floor retail with a dense and glassy/modern tower. Plus balconies. Downtown needs more apartments with balconies, IMO, especially on this site overlooking the stadium.😂

 

I could totally see something like this fitting in here though.

High-profile downtown property hits the market

 

One week after a major renovation was announced for the home of the Cleveland Indians/Guardians, a highly visible and potentially attractive property nearby hit the market in downtown Cleveland.

 

The offering was announced this week with a large sign set up at the northeast corner of East 9th Street and Bolivar Road, across the street from Progressive Field. Geis Companies owns the five parcels being offered, originally acquiring them through two affiliates -- Downtown Investment Group LLC and Geis Prospect Huron Garage LLC, county records show.

I may be wrong but it is my understanding that the city has a policy (maybe it is even more legally binding than a "policy" but I really don't know) that a party must develop a parcel within 5 years in order to secure a demolition permit for parking downtown.  In other words, the parking is suppose to be temporary as the developer puts its house in order to start building.

 

My question is..has this ever enforced by the city and if it is what is the penalty?  Monetary  fine or at least should not the parking rights lapse?  I am not aware of this penalty ever being enforced (if such an arrangement does indeed exist)  In this case it is going on 7 years since the spag house was torn down and not only do we not have a development project going forward the developer is trying to sell it.  Is this going to turn into a mini Jacobs lot?

It’s a shame the condo tower isn’t going in. Really no good buying options downtown still.
