Largest apartment development in Marysville's history gets rezoning approval

 

The southern gateway to Marysville is getting a new mixed-use community geared toward Millennials and empty-nesters in a project that will create 856 multi-family units.

 

The 107-acre Robert Weiler Co. project is called Woodside.

 

The Union County development will include office, commercial, retail and entertainment businesses along Columbus/Avenue Industrial Parkway. It's near the city's new Innovation Corridor.

Honda demonstrates 'smart' intersection that warns drivers of jaywalkers, red light runners

Honda Motor Co. has fitted a downtown Marysville intersection with cameras, computers and artificial intelligence that can warn equipped vehicles of a jaywalker out of sight around a corner or a speeding car about to run a red light.

 

But engineers could not predict how much time and money it will take before every intersection is similarly "smart" and standard equipment in a vehicle includes phone-sized displays that flash a warning and politely announce, "Pedestrian crossing; check your surroundings."

 

Honda R&D Americas Inc., the carmaker's research arm, demonstrated the system to Gov. John Kasich and other officials Thursday. There's still a lot of research to be done, and the carmaker has started talks with city officials and the Ohio Department of Transportation on other places to test smart intersections.

We don't get a ton of development news from Marysville - the county seat of Union County - which is located about 33 miles northwest from the center of Columbus and about 16 miles northwest of Dublin.  So its a shame that Marysville made the news this week for this unfortunate update to a multi-million dollar renovation project that just got underway in its downtown (or uptown as they call it).

Historic Marysville theatre building collapses amid $3 million renovation

 

Part of a historic movie theatre in uptown Marysville collapsed late Thursday night, raising questions about the future of a multi-million dollar renovation project.  A large portion of the rear of the Avalon Theatre was damaged when a deteriorated support truss crumbled, executive director of the non-profit Marysville Uptown Theatre Sara Barr said in a video posted on Facebook.  The truss was known to be damaged and was scheduled for replacement, Barr said.

 

Renovation work began in April after the non-profit began a revived effort in 2017 to raise roughly $3 million to transform the long-vacant theatre into a cultural and performing arts venue.

 

The group behind the Avalon Theatre renovation says they intend to rebuild, after assessing what can be saved of the original building.  The front facade looks relatively undamaged - so hopefully they can salvage that and build new behind it.

Obviously disappointing, but from the pictures it doesn't really seem like there was much there besides a fascade anyway, the inside just looked like it had been gutted and was at this point just an empty brick rectangle. Maybe there is something special (woodwork, original ticketbooth, etc.) about the lobby that could be saved, but it will probably be easier for them to build new anyway.

We can't blame this collapse on Mother Nature.  According to the non-profit restoring this theater, a deteriorated support truss discovered during the beginning of the renovation, and was scheduled to be replaced, gave way before they could replace it.

Marysville's 33 Innovation Park lands new industrial building

“A Pennsylvania developer is planning to construct a new industrial building in Marysville.

 

Innovation² will be built by Hardy World at 33 Innovation Park, which is located at the epicenter of the Beta District in Marysville. The nearly 123,000-square-foot, Class A industrial facility will rise on 9.8 acres along U.S. 33 and Industrial Parkway. It is expected to open in spring 2023, according to marketing materials supplied by the project's leasing agent, Lee & Associates. 

 

Innovation² will feature 16 dock-high doors, two drive-in doors, 104 auto parking spaces and 38 trailer spaces. It also offers build-to-suit office and building signage opportunities. The leasing agents for the project are Mike Spencer, Todd Spencer and Alex Kuniega of Lee & Associates, which is one of the largest commercial real estate brokerages in central Ohio. 

 

When complete, Innovation² will join a pair of other new industrial buildings at the site. These include an 84,000-square-foot, multi-tenant office and warehouse facility that opened this year and a 112,000-square-foot Class A industrial building that has yet to be completed. Innovation² also will be located near Moriroku Technology North America and Sumitomo Electric Industries.”

The company, Coastal Ridge Real Estate, plans to build the homes in the high-end Jerome Village neighborhood in Union County, suggesting that demand for rental homes is economically widespread.

 

The development will feature Coastal Ridge's "Stillwell" line of homes, which the company launched this year in Sarasota, Florida, and Round Rock, Texas. The homes will range from 700 square feet to 1,300 square feet. Called Stillwell Jerome, the development will feature one-, two-, and three-bedroom homes with first-floor private entries and individual backyards. Except for the smallest homes, which will be duplexes, the homes will be detached.

 

Rents have not been announced, but "will be in line with market rents for the area," said Coastal Ridge Co-founder and Managing Partner Andy Lallathin. The first homes are expected to be finished next year.“

ScottsMiracle-Gro to consolidate distribution operations into massive Marysville warehouse

“ScottsMiracle-Gro is building a 1.3-million-square-foot warehouse on an 84-acre Marysville site that will allow the horticulture company to consolidate some of its distribution operations.

 

The building is about 70% complete at 12575 Industrial Parkway, about two miles southeast of Scotts' headquarters.

 

The 40-foot-tall building will include 10,000 square feet of offices, 120 truck doors, and 230 trailer parking spots.

 

The Dublin firm Crawford Hoying developed the site for Scotts. Contegra Construction, based near St. Louis, Missouri, is building the facility.”

Pioneer Development to construct $8 million spec building in Marysville

“A new spec building targeting suppliers of major companies such as Honda, Intel and Scotts will be constructed in Marysville.

 

Pioneer Development, an Austin, Texas-based commercial and residential real estate development and investment firm, plans to build a 55,000-square-foot facility at 14711 Industrial Pkwy. near U.S. Route 33 in southeast Marysville.

 

In addition to Honda, Intel and Scotts suppliers, the facility could also attract other manufacturing, automotive and agribusiness companies located nearby, as well as electronic vehicle and smart mobility technology development and testing activities along the 33 Smart Mobility Corridor, according to a press release.

Connolly Cos. begins construction on new mixed-use building in Marysville

“Connolly Cos. began construction this week on a mixed-use building that will offer new commercial and residential space in Marysville.

 

The developer, which is based in Marysville, broke ground on what it is calling the McCulloch Building at 124-134 Emmaus Road. The 16,000-square-foot building will provide up to five spaces for retail, office or restaurant tenants as well as 11 apartments. It will sit on a vacant lot Connolly developed as part of the Green Pastures subdivision in Marysville.

 

Neighboring businesses include CVS, Truitt and Truitt Optometrists, Donato's, Pathways Credit Union and Stir Fresh Asian Canteen.

 

Connolly said in a release that the Green Pastures neighborhood is designed to provide a variety of living and shopping options, and that the McCulloch project is meant to add to that mix.“

Marysville Plaza Shopping Center to be redeveloped as mixed-use complex anchored by 240-unit apartment community

The former Marysville Plaza Shopping Center is being turned into a mixed-use complex anchored by a 240-unit apartment community along with new commercial buildings.
 

The new development, called VC Center, will include three-story walkup apartment buildings with one-, two- and three-bedroom units. It will also have what Vision Development founder and President Brent Wrightsel described as "carriage houses" built above parking garages, as well as a separate apartment building with more two- and three-bedroom units. Additional buildings include a clubhouse and fitness facility.

 

In total, VC Center will have more than 14 buildings and space to develop new commercial facilities on the outparcels. A Wendy's location fronting West 5th Street separates the outparcels, which could be developed into restaurants. Wrightsel said discussions about how the parcels will be developed is ongoing.

Good - we need to see more of these conversions throughout the region. There are so many underperforming strip malls.

Yeah all the surrounding areas would be smart to start planning development like this. I don’t think this one is out of this world, and isn’t a true mixed use development, but they can change it as it goes.

Brad DeHays' Connect Real Estate plans $81M project near the heart of Marysville

 

A Columbus firm known for its adaptive reuse projects is planning a large mixed-use development in Marysville.

 

The $81.4 million project from Connect Real Estate's Brad DeHays will redevelop about 17 acres just outside of Uptown Marysville. On the site are the recently vacated Marysville Water Treatment Plant, a scrap yard and grain silos. The site straddles the creek just north of the city's core.

 

DeHays, known for urban projects like the Municipal Light Plant and the redevelopment of Columbus' old trolley barn, said that this site was attractive because of Honda's significant investment in the community.

Honda plants 85,000 trees in Union County to reduce its carbon footprint

 

"Honda says it has planted 85,000 trees near its Union County factories as part of its effort to reduce its carbon footprint.

 

The trees were planted on 100 acres of Honda-owned land along the Flat Branch Creek near its Marysville Auto Plant, East Liberty Auto Plant and Auto Development Center. Honda is calling the area the Honda Power of Dreams Forest.

 

The trees are native to Ohio. They include Hazelnut, Hickory, Maple, Oak and Sycamore."

Fischer Homes announces $150 million project in Marysville

 

"Fischer Homes is starting a massive project in Marysville.

 

The Erlanger, Kentucky-based company's affiliate, Grand Communities LLC, is building the $150 million residential development called Skybrook.

 

The development will go up on 120 acres and include 345 homes built over eight years. Thirty homesites have been sold to date, according to a press release from Fischer Homes."

Marysville removes multifamily housing as a permitted use in its mixed-use district

 

The city of Marysville has approved a zoning code amendment that will make it harder for developers to build multifamily housing in certain areas.


The ordinance, which received unanimous approval at a Marysville City Council meeting this week, removes multifamily as a permitted use in the city's regional mixed-use district, which is located at and around the intersection of Route 33. It is now listed as a conditional use, meaning extra approval will be needed to build this type of housing within the district.

 

By making multifamily a conditional use, developers will have to apply for a permit and will likely need to meet certain requirements set forth by the city. It also requires a public hearing and majority approval by the Marysville Planning Commission. Permitted uses do not require special approvals and are considered a right, assuming the other conditions of a particular zoning district are met.


Council initially wanted to completely remove multifamily from the mixed-use district, but the planning commission recommended it be listed as a conditional use. Planning commission documents state, "it appears that this request from city council is in response to the many multifamily units that have been added." It also notes the "quantity of recent applications."

'Transformational' Marysville project set to move forward after landing key approval

 

A Marysville project that aims to combine new construction with adaptive reuse of historic structures is moving forward.

 

Connect Real Estate's Water and Light Development near Mill Creek in downtown Marysville has garnered zoning approval and is finalizing drawings to submit to the city for review and permitting. Connect Founder Brad DeHays said they will work with the city on final design, utilities and traffic approvals over the coming months.

 

The project includes housing, dining and entertainment, event space, coworking and office space as well as recreation. A potential hotel and additional commercial uses could come in a future phase.

Connect Real Estate's Water and Light Development near Mill Creek in downtown Marysville has garnered zoning approval and is finalizing drawings to submit to the city for review and permitting. Connect Founder Brad DeHays said they will work with the city on final design, utilities and traffic approvals over the coming months.

 

The project includes housing, dining and entertainment, event space, coworking and office space as well as recreation. A potential hotel and additional commercial uses could come in a future phase.

Amazon eyes another data center campus outside Columbus

 

Amazon is looking to develop another data center in central Ohio.

 

The company intends to develop, construct, and operate “one or more data centers," with documents suggesting up to two buildings will be erected within the Marysville Innovation Park.

 

According to the Journal-Tribune, each facility could total 500,000 sq ft. The 55-acre+ site is located at 14684 Industrial Parkway in the eastern portion of the Innovation Park development alongside Rt 33, near Contract Building Components and Nissin Transport.

 

The company is set to invest $1 billion in the project – known as Project Cosmos – with the first building set to begin operations in 2027.

Marysville City Council on Monday approved an agreement with Amazon Web Services that will result in the company investing $1 billion there by 2030, according to the city. Amazon's investment will create at least 25 jobs at the new facility that is expected to open by 2027 at 33 Innovation Park, southwest of the Scotts facility.

 

As part of its investment in Marysville, Amazon plans to provide more than $15 million to the Marysville Exempted Village School District and city over 15 years, according to the city. Amazon will also support infrastructure improvements benefiting the 33 Innovation Park.
