Interesting. I liked the aesthetic of the two separate buildings, but there's something about having this whole half of the block developed up to the sidewalk that looks appealing also. I agree with the grocery part, honestly surprised it hasn’t been announced yet. Market District is a little far, Kroger in BD is a little far, isn’t the old Victorian Village GE going to be a Luckys? Pretty shocked that they couldn’t get that built downtown. If the population is 5-10k that more than warrants a store of significant size like the Target you mentioned.

The thought of living downtown sounds pretty cool but once you start thinking about how many inconveniences that would create, it really starts to lose its' appeal. It's no NYC down there, you don't have 100 restaurants, multiple gyms and other services, multiple grocery stores, convenience stores, pharmacies etc. to choose from within walking distance for all of those things one needs to live. You essentially still need a car to live down there and until they figure this stuff out, we are never going to have the vibrant downtown with a sizable permanent population that would make this city so much better and more interesting. I have hope that they'll figure it out though, it's likely just going to take longer than all of us here would like but that's the nature of things these days.

A little more random, but I’d really like a DT C-store, like 7-11 or UDF too. Somewhere to run in and grab a quick, cheap bite to eat. But I think you need the population first, and I’m glad to see the planning that’s taking place to improve transit along with the population growth.

That's a decent size population, but it's a bit spread out. My guess is we'll need to see continued residential growth closer to the core of downtown, i.e. Capital Square. That way the grocery store can tap into a healthy residential population in the evenings and on weekends as well as the office workers during the day. You always want to be close to hotels so you can tap into to the that population as well. The surface lots along 3rd St at Capital Square would be a perfect spot. You've got a healthy amount of office space within a 5 minute walk, numerous hotels within a 5-10 minute walk, the conversion of the PNC Tower and Continental Plaza to residential (both about 5 minutes walk), Grant Medical Center about 7 minutes walk, and many other residential buildings within a 10 minute walk. Additionally, you would have the development above the grocery store, likely a mix of uses, as well as the redevelopment of the Greyhound site just a couple blocks away. If we can see a few of the surface lots along 4th Street between Rich and Broad developed, I think this would be the most viable area.

February 27, 20232 yr I know they probably benefit from CSU and a more urban feel but the Heinens in downtown Cleveland is sustained without being all that close to their core downtown neighborhoods too(although attached to a condo building). Columbus is just so spread out; but you would think a Market District the size of the one in Bexley would be successful in both this area and Franklinton as we speak. So they've probably brought in Pizzuti to run the development. Hopefully they do something with their dreadful looking properties on the south side of 5th on either side of... Fifth!

It is already pretty dense with developmental so filling in the empty lots and hopefully a lot of the one stories eventually, this area could be super lively.

February 27, 20232 yr I'm excited for more retail/foot traffic in the future. I think getting past the 20,000 mark will really be a game changer for downtown and then beyond. We are definitely headed in the right direction, just need a few more years of residents/units coming online to get to that tipping point. I thought I read recently they expect downtown to be at 16,500 by like 2025. But again, something about getting to the 20,000 mark I think will be the "sweet spot" for companies like Target to be more ready to pull the trigger on investing. There was a previous proposal for this lot maybe about 10 (?) or so years ago, that unfortunately went nowhere other than getting the former nightclub building demolished Obviously the neighborhood is a lot more attractive today with everything that's happened on Long St over the last decade, and Pizzuti has gained a lot more experience on what works downtown with their Library Park projects
