That’s how I feel about it. It isn’t anything ground breaking but doesn’t really need to be.

I'm intrigued by the iron looking panels.  It looks like there could be some nice unexpected public artwork almost incorporated here.

I agree as well.

 

The renderings may be underselling the final design. They are indicating a fair amount of brick on the facades with detailing instead of just flat planes of material. Lupton Rausch does good work, especially in that style, so I have high hopes for the execution if this design holds up through the commission.

Isn't this removing the old apartment building on 9th and Oak on the NW corner?

I bet that center lot will either be a garage or another residential building with some sort of amenity in the future.

New phase of Pizzuti's Library Park set to go before downtown commission

 

Pizzuti Cos. will be back before the downtown commission proposing a fourth phase of its Library Park development.

 

The developer wants to expand its downtown development near Topiary Park and the downtown branch of the Columbus Metropolitan Library by demolishing a 1930s two-story apartment building on South 9th Street and constructing a new seven-story, 160,000-square-foot building in its place.

 

The new building would have 120 apartments, a 106-space parking garage, an amenity deck and coworking space.

Pizzuti Cos. couldn't be reached for comment on the project.

I’m preparing myself to be extremely underwhelmed. If it is anything more than a basic plain 5 story I will be shocked.

Man I hate this city sometimes...

I hear there was a killer vintage motorcycle collection in that building. I imagine the bikes came out OK. Didn't want to mention it before for security reasons.

Three Projects Approved by Downtown Commission

“The Downtown Commission this morning approved three development proposals that, when completed, will bring a total of 441 new residential units to the center of the city.

 

Also approved by the commission was a proposal from the Pizzuti Companies to build a seven-story, 120-unit building at the northwest corner of Oak and South Ninth Streets. The new building, which will have an internal parking garage with space for 106 cars, will require the demolition of a two-story brick building that was built in 1938 and once held about 16 apartments. 
 

It’s considered the fourth phase of the developer’s Library Park project, which occupies both sides of Oak Street, between South Grant Avenue and Ninth.

 

The proposal had been before the commission twice before, including about a year ago, when the board denied a request to move forward with the demolition of the smaller building before signing off on the replacement building.”

Pizzuti Cos. moves forward with Discovery District project

 

“Eric Buck, vice president of development for Pizzuti, described this project as a continuation of the momentum built with the earlier phases. 

 

"Being in the middle of a dynamic area that is home to CCAD, the Columbus Museum of Art, the Columbus Metropolitan Library and Columbus State is a tremendous benefit," Buck said in an emailed statement. "The Discovery District is anchored by Topiary Park and will continue to expand with the addition of the latest expansion at Grant Medical Center."

 

Buck said each phase of Library Park has different character and caters to a different kind of resident. The first phase included some adaptive reuse of existing buildings and is the least expensive to rent, the second phase was new-build and the third phase is high-end. This fourth phase would be mid-tier and cater to students in the area or employees of Grant Medical Center.

 

The development will have 415 units once the fourth phase is completed. Buck on Tuesday said they hope to seek permits in the third quarter of this year.“

Pizzuti has really done a nice job with their projects in this area. They aren't the largest or the flashiest, but they're designed well and are adding a lot of density 

 

I especially appreciate the public art they incorporate and hope we continue to see more proposals from them downtown

This is what I care more about. I could care less if Columbus ever has another 30+ story build, as long as we get great density in the core areas. 
 

Would some more 30+ builds be awesome? Sure, but it isn’t what is important for proper city building.

That will come with the construction of a new $85 million, 80,000-square-foot OhioHealth Center for Health Sciences building, planned for Cleveland Avenue and Spring Street to open as early as 2027. Additionally, renovations are planned for Union Hall classrooms and labs.

 

"Across the country, thousands of students are being turned away because there are not enough positions," Markovich said. "There aren't enough seats for them to matriculate. And that might be a function of classroom space, teachers, laboratory space, funding – we're trying to do something transformational to break that logjam."

 

The OhioHealth endowment will aid in expanding and maintaining programs, which include finding healthcare professionals to train the next generation.”

Not construction related, but I thought it was pretty cool that CSCC is working towards establishing a BSRN program too, according to the article. I think that’ll be great for the college, and the area healthcare community!

 

I’m hoping the new building goes in this corner, bc I’m hoping the massive lots between Spring and Long are saved for better mixed use development.

In my dream world, the remainder of this parking lot gets converted to green space, and it can be used for academic expansion in the future, if needed. The lots between Spring and Long get filled in with 7+ story MF, retail, office and green space. And if additional parking is needed, the lots that border 71 get converted to structured parking. 
 

I might be waiting awhile for this, though…lol

New Building Planned for Columbus State’s Campus as Part of OhioHealth Partnership

 

A new partnership and donation announced today by Columbus State Community College and OhioHealth aims to double the number of graduates in several in-demand healthcare fields over the next ten years.

 

As part of the plan – described in a press release as a joint investment of over $120 million – OhioHealth will donate $25 million to the Columbus State Community College Foundation.

 

Significant changes to the college’s Downtown campus are also planned – a new 80,000-square-foot academic building (to be called the OhioHealth Center for Health Sciences), and renovations to the classrooms and lab space in the existing Union Hall.

Rents will start at about $900 a month. The most expensive units will be about $2,000 a month.

281 E Spring St is back to the commission this month for Request for Action. I feel like it changed a bit, but is still looking great.

Agreed. It's unique without being gaudy. It really would be a nice continuation of the progress made on Spring St. Hopefully once built it can serve as a hub for future development in its own right. 

Big big fan of this. Hopefully it's underway soon and I'd love to see more proposals in the future from the same developer 

Riewald Development to return to Downtown Commission for Warehouse District project

 

Riewald Development will return to Downtown Commission with a proposal to turn two surface parking lots in the Warehouse District into a mixed-use building.

 

The proposed seven-story building, slated for 267 E. Spring St., would have a two-level parking garage, about 2,000 square feet of ground-floor retail and 131 apartments. Riewald Development founder Jon Riewald said he hopes to land a restaurant or bar in the retail space.

 

Riewald left Pizzuti Cos. last year to start Riewald Development. He spent nearly six years with the prominent Columbus firm, most recently serving as vice president of development.

Columbus Fashion Alliance Plans to Open Innovation Hub Downtown

 

Yohannan “Yogi” Terrell wants nothing more than for Columbus to live up to its potential as a fashion hub.

 

In 2016, a labor market study revealed that our city was home to the most fashion designers outside of New York and Los Angeles. And while a lot of that has to do with our large corporate headquarters in the retail sector — including Victoria’s Secret, Abercrombie & Fitch, DSW, Express and others — it hasn’t stopped city leaders from shouting that factoid from the rooftops.

 

“We have these assets,” said Terrell. “We have retailers, designers, logistics, The Ohio State University, Columbus College of Art & Design (CCAD), but they’re all somewhat siloed. There’s no real pathway for the next brands to come up.”

This would be great for the area, if they can make it happen.

This project is a bit confusing because I’ve seen stuff that says it is 5 stories, but then I’ve also seen 7 stories. The layout submitted to the commission does show 7, but when introducing the project the lady reading it opened a thing that said 5 stories.

Sadly, according to the filing it is a 5 story and not a 7 story anymore. From the renderings it still looks exactly the same so I’m very confused.
