September 26, 20231 yr Riewald Development could start work on Warehouse District mixed-use project as soon as 2024 New apartments could rise in the Warehouse District as soon as the first quarter of 2024. The Columbus Downtown Commission Tuesday approved a proposal from Riewald Development for a seven-story, 131-unit apartment building on East Spring Street. The project will include about 2,000 square feet of ground-floor retail, which Riewald Development founder Jon Riewald said will be a restaurant or bar. The proposed building is slated for 267 to 281 E. Spring St. and would replace surface parking lots. "Parking lots are a gap in the urban fabric," Riewald told me. "This project would be engaging at the pedestrian level and a catalyst for other development in the area." October 12, 20231 yr First Look: Topiary Park Crossing A ribbon cutting ceremony was held this morning for Topiary Park Crossing, a five-story apartment building at 497 E. Town St. The building holds 98 apartments that are being offered at several different price points – 25 units will be held for households making 60% of the area median income (AMI), 25 units for households at 80% AMI, and 48 units for households at 100% AMI. For a single person in Columbus, 60% AMI translates to an income of $41,700, and a studio rented at that level of affordability will go for $1,042, according to the latest AMI and rent limit numbers. October 17, 20231 yr See inside Topiary Park Crossing, new workforce apartments in the Discovery District New workforce housing in downtown Columbus is a tool for economic development, according to Columbus Downtown Development Corporation CEO Greg Davies, who called the new Topiary Park Crossing development a "proof of concept." The Topiary Park Crossing apartment complex at 497 E. Town St. held a ribbon cutting ceremony last week, showing off 98 units, including studios as well as one- and two-bedroom options. Davies said the $23 million project, which is the first the organization undertook as sole developer, proves there is a market for affordable housing downtown. He said the CDDC has had nearly 30 inquiries about renting the apartments since last week. "We demonstrated it can be done," Davies said. "Building more housing downtown means that it can become an option for more people." Half of the apartment units will serve residents making 100% of the area median income, a quarter of units will be priced for those at 80% AMI and the remainder for those at 60% AMI. Rents start at about $900 a month. The most expensive units will be about $2,000 a month. October 19, 20231 yr Columbus State's new chief real estate development officer has big plans for the college's surface parking lots Zach Woodruff hopes to usher in a new era of growth for Columbus State Community College in his new role as the school's chief real estate development officer. He's leaving the city of Whitehall, where he serves as city administrator and has held several different positions over the last two decades. I think it made sense to do that in this context -- having it right up against the sidewalk would look out of place. The way the sidewalk jogs back to the street at the intersection is really awkward though. No idea why they did that.

The upper floors are a greenish gray that is a bit greener in reality than the photo seems to show. But all of that brick was repainted to this new color, so I'd imagine that's final. It feels like it's missing a cornice or some element at the very top of the walls to make it look complete.

December 20, 20231 yr Developer scales down plans for downtown apartment complex A downtown Columbus project that would redevelop a surface parking lot has been redesigned with fewer units and less height. Nonprofit Finance Fund is proposing a 70-unit, six story building at 347 E. Gay St. The project would replace a parking lot next to a mixed-use building Finance Fund also developed. The developer first presented the Gay Street project as a seven-story residential building with 78 units. The new version of the project was presented to the Downtown Commission on a conceptual basis, meaning no action was taken. Jeff Mohrman, executive vice president of real estate at Finance Fund, said the project has been scaled down because questions raised by the Ohio Housing Finance Agency prompted the developer to reevaluate which tax credits it would seek. I wonder if they think it will never be anything much more than that. Or maybe the property owner owns the Firestone building and would make plans in the future to build a certain way? either way it is strange to have windows on that side, and hopefully it doesn’t stop a future development from happening on the Firestone site.
