The Downtown Commission this morning approved plans to build a six-story apartment complex at the southwest corner of Gay Street and Grant Avenue.

 

The 71-unit building, which will have a 21-space parking garage, will be built on what is now a surface parking lot. The project is being spearheaded by the Finance Fund, a nonprofit developer and lender. Finance Fund also developed the nearby Vera on Broad project, which holds 114 units and has a 153-space garage.

 

First brought before the board in 2023, the project has had several reviews, most recently in December. The approved plan incorporates some changes encouraged by the commission, such as larger windows and a larger cornice at the top of the building.

This is an abomination that should have been axed. Shame on the commission for approving. Value-engineering a project to death is not a cost-saver.

This design is an abomination. Nothing about the windows make sense. This is an outright horrible building. Turned from the most promising design other than Topiary park to the 2nd worst only to lose to Gilbert.

Thought the same exact thing when I saw this article. They didn’t even change any of the windows, it looks exactly the same.

This is in an area surrounded by hundreds of apartments.  There should be no reason this building shouldn't have at least one retail space incorporated in the design. 

The townhomes on 3rd appear to be wrapping up and are listed for sale. Love infill like this, but I hope it doesn’t hinder future development of the Firestone property next door. You know some of the residents will complain about a building outside the windows on the north side.

Hopefully whoever buys here understands that development could and probably will happen next door. I would hate to spend almost 900k on a condo and live right next to a tire shop.

People are weird and think they deserve a view. The lot to the east will probably fill in at some point also.

not to mention your within walking distance of Freedom a la carte, Wolfs Ridge, Jackie O's, Pins, Slammers, all of gay st, capital building and a short bike ride from the Scioto Mile and Arena District. Plenty of entertainment, businesses, food within walking distance of your place. Now give me a grocery store!

Don't mind that it's not a 30 story tower. Decent size infill and removing a surface lot is a huge win. Do I prefer for this to be different size buildings tightly mixed in with several businesses and shops, of course, but that will come with time.

Yeah the survey is decent for ideas they have. I was sure to add that it should be on a parking lot and should have some form of retail/restaurant space. Also mentioned that something 5 stories or shorter would not be appropriate for a downtown hotel.

Come to think of it, my guess is that Columbus State is interested in a hotel more for their own benefit as an incubator for their burgeoning Hospitality Management program. What better way to get hands-on experience in the industry than by having your own on-site hotel. It can also be a revenue source, especially during major events dates for the city (Arnold, Quarter Horse Congress, etc.).

Oh, that's an excellent point. I didn't even think of that. 

 

The NE corner of Long and Spring would be my top choice for a location, unless they already have plans for something else on that surface lot.

 

Also, I really wish CCAD would put more effort into developing/redeveloping some of the land they sit on. Especially the areas outlined in red below. You are an art and design college for crying out loud. If you are going to have surface lots, at least let your students design for art features for them.

A few years back,  CCAD had planned on building two dorm buildings identical to the one in the picture.  Unfortunately the building I have circled in blue was supposed to be demolished. I really hope that doesn't happen!

Just build around the damn things, I hate how every developer just wants demo these buildings. We aren’t New York City, we have plenty of empty lots, we don’t need to tear down old buildings.

Anyone know anything about either of these spots? Drove by tonight and saw the Edwards lot was empty of all the materials that had been stored there and looked cleaned up.

This other spot on 4th has fencing and wrap along it. I haven’t seen anything about the lot filling in, anyone have insight?

I'm not sure if this is just a proposal but I found this for the site on Gay Street.

Hopefully just a proposal because that ground floor is terrible. In reality, Matt and Tony's should move to the ground floor and then that corner should be developed also. This design was from 2018, so hopefully it isn’t what will actually happen. 

Iirc, the original plan for the site behind Matt and Tony’s was that six story building with condos. Idk where things stand with that, but I’d love it if some smaller condos more affordable than the other Edwards ones were built there. The 4th and Long site is staging for the renovations at the old Telhio building, where an LGBT care center is going in.

Service, which was founded in 2020 to support restaurant industry workers, plans to convert the former Columbus College of Art & Design building at 145 N. Grant Ave. into its new innovation kitchen and a restaurant called The Line.

While the article states that the restaurant would host a variety of programs in the culinary arts, the existing façade is screaming for it to become a diner. Something akin to CM's Cap City Diner would be fantastic and should be able to fit a lot of what CCAD hopes to achieve with the program.

Grant has the possibility to be pretty decent, and should 100% resemble Gay St with the streetscape 

Demolition, Redevelopment Likely for Downtown Office Building

The one-acre parcel at 195 N. Grant Ave. that holds a vacant office building will likely be redeveloped, but don’t expect plans for the site to be released anytime soon. The Columbus Metropolitan Housing Authority (CMHA) purchased the property last month for $4 million.

 

“Our goal for that [property] is to plan a future mixed-use redevelopment that will have commercial and multi-family above it,” he added, explaining that while it’s possible that the existing building could be incorporated into the new development, demolition is more likely.
 

When asked if the new project would be similar to the redevelopment of the former United Way headquarters site on South Third Street, which is also being led by CMHA, he said they’ll be looking at a range of possibilities for the site.


“It could be like [that project], 80 to 100 units, or it could be a little bit bigger depending on how the markets work out,” Scarlach said. “That asset we’ll probably start figuring out in the next couple years, in the meantime we’ll make the parking lot public.”

Or.... hear me out? Partner with community organizations who might need or find the space useful for rent? 

 

But Alas, the city will permit the demolition of another building for a parking lot as a holding place. But I suppose the good news is Spring Street will have more surface parking which it desparately needs........... or something like that.

They aren’t demoing it right now. They are just saying the parking lot that is currently on site will be opened for public parking. I’m actually happy they are sitting on the property and maybe they will actually build the 12 story plan here.

Ah. I read it as they will likely demo it sooner than later if they determine they won't be incorporating it.

I think they are just saying they are waiting to do anything with it. Would guess they are just trying to get some properties downtown, since everything is so expensive. I’m fine with them waiting, but yeah, seems like it could possibly be used for something in the meantime. 
 

It’s such a large property, I don’t have high hopes it will be utilized to its full potential.

Sorry for the crappy quality, had to screen shot from the commission video. The glass block will be replaced with see-thru glass block to allow more light to come in.

$54M apartments near Columbus State campus teed up for federal financing

A $54 million workforce and student housing complex on the edge of the Columbus State Community College campus has landed a key piece of financing.

The joint venture of developer Columbus-based Woda Cooper Cos. and the college's real estate arm received conditional approval for $3.56 million in federal affordable housing tax credits. It's also in line for a $3.5 million federal loan.

“It’s great to see this worthwhile project get the tax credit support it needs to become a reality,” Zach Woodruff, executive director of Columbus State Community Partners, the college's independent real estate affiliate, said in a press release.

Columbus Museum of Art secures $3.75M for historic building's copper roof replacement

The Columbus Museum of Art has secured $3.75 million in public funding to replace the roof of its historic 1931 Elizabeth M. and Richard M. Ross Building at 480 E. Broad St.

The funding includes $1.5 million from the Franklin County Board of Commissioners, $1.25 million from the state of Ohio and $1 million from the city of Columbus.

Construction is expected to start this fall on a new copper roof.

The project comes as the museum marks the 10th anniversary of its Margaret M. Walter Wing. Since opening in 2015, the Walter Wing has expanded the museum’s capacity to host contemporary exhibitions and traveling shows.

I’m hopeful that someday someone donates 100s of millions and they can add on. I love the museum and would love to see it grow.

Couple quick checks on progress at Jaycee Arms- from yesterday evening.

For those familiar with the site, parts of the old brick wall along S 5th St and along Main St began to come down yesterday
