The article specifically mentions the E Broad tower being 15 stories. Would be nice if it grew a bit, but my guess is it’s more likely it was a typo.
 

I am glad to hear the sky garden is still in the works, though! That will add a lot of beauty to downtown once it’s done.

“The team behind an indoor-outdoor event venue set to open in the Warehouse District next summer wants to create a "modern community center" to fill a void in the aftermath of the pandemic. 

 

"We wanted to create a spot for interpersonal relationship building post-Covid," said Noah Morgenstern, whose firm Center Square plans to open The Kee at 225 Neilston St. in July 2022. "This is a new category. It's a modern community center that will be community driven."

 

The building, currently home to the Ohio Department of Health's Office of Vital Statistics, is owned by Hackman Capital Partners, an active Warehouse District landlord with several properties in the area. Center Square is leasing the building, and will take possession at the beginning of the year.

Damn sounds like this will be more of a community center than an event center for concerts and things like that. Kinda disappointing honestly, we could really use another indoor music venue that can comfortably fit over 4 digits.

It sounds like maybe both? I’d left this quote out yesterday:

Yeah sucks it isn't a dedicated music space. Just means it likely won't be designed to enhance the sounds and have a high quality sound system permanently installed and all that. Sounds like it'll just big a big room and production companies will have to bring all their own stuff for concerts and the sound will likely be okay at best if it isn't being designed with that in mind.

One of the more under appreciated areas of downtown… really neat little pocket over there and a ton of infill over the past decade.

The project would include two five-story buildings fronting East Main Street, each of them containing 60 apartments.  In addition, the project calls for a five-story building immediately west of the existing Jaycees Arms residence, to contain a training center for "well-known existing culinary programs," according to a plan presented to the city.  On top of the two-story training center would be three floors of housing containing 18 apartments.  The proposal did not identify the proposed operator of the culinary center because details are still being worked out.

I’m really loving all the recent proposals and opportunities for new residential units in the CBD, especially since most are aimed at affordability. If the majority of these proposals get built, it’ll really help strengthen our core, and hopefully lead to even more dev there. I’m still hoping CSCC and CCAD will come up with plans to activate the Spring and Long areas, so they’re not just long stretches of ugly parking lots.

I would think once developers start offering some decent money, they will sell the parking lots, or at least work with developers.

Haha so I saw this and immediately thought how terrible and dated it looked, not even all the way to street. Then I realized the 11 story part was the original 1970's building and it all made sense. 

 

Also nice this is filling in some parking lots, but otherwise pretty unremarkable. 

This is also the exact right place to add more affordable apartments -- with our lack of reliable rapid transit, we need to be offering this kind of housing as close to the core as we can to give lower-income people opportunities to live without a car and work downtown. We need a LOT more of this!

I don’t remember seeing anything about this building selling, but just found this on a retail page. Would have liked to see a new building, but renovation is always great also. 

 

Edit: the building is still listed for sale, so not sure what is going on with it.

Renovation is always the better option if the building is in good shape. A TON of embodied carbon in an old building. And an incredible amount of waste when you demolish and build new.

I am all for keeping every ounce of historic building stock that the city has left because we have lost too much already.

Anyone notice the building shown next door on the left side in the first rending?

 

Wonder if that is an actual proposal we might be hearing about...

Good callout. CCAD does own the white one-story building, so I wouldn't be surprised if they actually do have plans to redevelop that lot.

Totally random and I don't know why, maybe it's the windows and the way the entrance has curved glass and awning, but something about this building simply screams diner to me haha  I can already envision the jukebox upon entering lol

The proposed mixed use development around the Jaycees Arms apartment building / 266 East Main was up for conceptual review at todays Downtown Commission meeting. Commission members had positive comments about the project. Here are some additional graphics of the project from the presentation:

I really like it. It’s not a massive build like some of the other projects we’re getting around the city. But I love pretty much any plans to replace parking lots with living and retail space.

I doubt we'll see more height, but it's nice to know they are asking for it. I would like to see them consolidate the two buildings that front Main into one building at the corner of Main and 5th (Red box ) and incorporate the planned surface parking into parking levels in this building. By combining the buildings and the parking, you could easily end up with a ~15 story tower.

 

By combining the buildings, it would free up the blue box to be turned into a small pocket park that would mesh well with the green space on the Franklin campus next door. 

 

The yellow box could remain unchanged from the plan.

I doubt we see any changes in height, maybe they could add a story to get to 5+1, but after that my understanding is that your construction costs start to rise substantially, same with incorporating a parking deck. Likely not feasible to support the increased cost with their mission of affordable housing. 

I drove by Topiary Park today and noticed a few guys were doing some surveying work on the foundation of the Topiary Park apartment building that was destroyed by the fire last year. Hopefully this means reconstruction isn't too far off.

We may see a complex built, demolished and built again in a shorter time frame than the construction of the LC complex at Rich and High streets. Lol.

I just went through there too.  They have signage up now saying Oak Street through there will close tomorrow...  I'm assuming that means we should (hopefully) start seeing lots of activity there after that?!

The trees obscure it a bit, but drilling equipment is up at Edwards’ Broad St project. There’s been a flurry of activity there this week, so it shouldn’t be long before we start to see it going vertical.

Lazarus House renovation underway: See inside

 

Many a Columbus resident can remember the window displays at the Lazarus department store along Town and High streets. Fewer may know that further down Town Street is a grand brick mansion where the Lazarus family used to live.

 

Now, a young couple is working to breathe life back into the home and hopes to invite area residents in soon.

 

Mark Sweeney, who grew up going to the department store, and his partner, Abigail McLean bought the house at 380 E. Town St. in 2020 from their now neighbors. They began working on plans to renovate the house in April 2021.

350 E Broad update. Hopefully the commission turns this down. A 6 story with parking in the bottom would be a horrible addition to this area. It doesn't mention anything about retail or restaurant space. This should at least be a 10 story building.

Wow, that's pathetic. A building at this corner should be no shorter than 12 stories and should have ground floor retail, at least fronting Broad.

It’s a demo and a new build, which makes it even worse. I can’t see the commission being okay with this.

I agree.  An odd choice to demo a five-story building and replace it with a six-story building on what looks like the same footprint.

 

If they renovated the existing building and added a penthouse level, they could get basically the same project for probably less cost and less construction time.

The render and the existing building almost even look the same! It's like they just added an additional story and bigger windows to the existing cube.

I sent an email to the downtown commission about this not being approved. I received an email back stating this is just a request for a demo. I am not sure why they included a rendering of a new building. 
 

Here is the response 

 

“Thank you for the email. I always appreciate emails requesting additional height and density, and am happy to pass them along to the commission. I also share you concerns, and have conveyed them to the applicant for the last several months. However, this case isn't considering that building. They are only coming forward to demolish the existing building. The applicant states that they are having difficulty marketing the parcel with the current building on-site, and therefore wish to demolish the building. If you read the staff report, you can see that Planning does not support this proposal.”
