The southern side of the plaza was designed to provide outdoor reading space, while the northern side was intended to offer more functional program space. July 14, 20222 yr After 2020 fire, rebuilt Encova apartments to open next spring “In 2020, a residential building being developed by Encova Realty was just months away from opening. Overnight, it was set on fire and rendered unsalvageable. John Kessler, executive vice president and chief strategy officer, remembers waking up the morning after the fire and seeing the smoke on the news. He rushed down to the building, but it was too late. It took the fire department days to put the fire out. Wednesday marked a rebirth for the project, celebrated with a ceremonial beam signing. The new building is set to open next April. The Residences at Topiary Park, at 65 S. Washington Ave., will include 92 apartment units. In all, the rebuilding of the apartments will take 15 months. Kessler declined to disclose how much the development cost, but he said it cost more to build the second building.” https://www.bizjournals.com/columbus/news/2022/07/14/encova-rebuilding.html

July 22, 20222 yr Historic Columbus building lands new event space: Genesis Downtown "A new event space, Genesis Downtown, will open this fall on the ground floor of the Standard building at 174. E. Long St. It will feature floor-to-ceiling windows and a "glamorous, but not over the top" design. The Ohio Domestic Violence Network will occupy office space on the building's second floor. The top four floors will house 32 apartments, mostly one-bedrooms, DeHays said. The project is one of several DeHays, known for his historic rehabilitation work, is working on in the neighborhood. The developer is almost finished renovating the 250 E. Town St. building, which was built in 1969. DeHays bought the building in 2018 for about $1.4 million from Franklin University. Wasn’t his original plan to demo this building and build a multi-use building with parking garage covering the whole block? I’m glad this didn’t get demolished, but the property still has a pretty massive parking lot. Hopefully eventually it gets filled in with more units. Put it an underground parking garage or wrap an above ground with walk-up units, like the garage at Gravity 2, to serve the event business.

July 27, 20222 yr So I heard rumors that the rebuild would be of lesser quality, however the actual physical shape, windows, peaks, dormers, etc...all align with the previous building. I was nervous they were going to replace it with something less visually variating and rectangular, so I'm happy about that. Will be interesting to see if they complete it with the brick/stone like before, I really hope so.

I’m sure they know how to work the system to get everything covered. That being said, who knows, I think they will build it the same though, or else it would have to go back to the downtown commission.

I think it's probably more an issue of material costs and labor inflation. Building with exact same materials costs alot more now than it would have originally. I hope they're able to make it work so they can build with the same level of finish, but I understand how even if they were 100% reimbursed for losses that wouldn't allow you to rebuild 100% the same. That said a lot of homeowners policies have an inflation protection provision, but who knows how that works for commercial properties or even if it's enough as inflation has pretty nuts since this burned down.

My assumption is a lot of those material sacrifices could happen in the interior -- any major changes to the exterior would mean the project would have had to go back for permit re-approvals.
August 2, 20222 yr Columbus State plans $15M renovation of former Columbus City Schools building for automotive program “Columbus State Community College is planning a $15 million renovation of a recently acquired property on East Spring Street downtown to serve the college's automotive technology program. The college plans to eventually move the automotive technology program from its current space on campus at Delaware Hall to the building at 278 E. Spring St., which it purchased from Columbus City Schools last year. The project is being funded by proceeds from the college's $300 million bond package, approved by voters in 2020. Since the building was purchased from Columbus City Schools in 2021, it's been used as flex space to accommodate various campus construction projects, Wilder said. It originally was a school district trade school.” https://www.bizjournals.com/columbus/news/2022/08/02/columbus-state-plans-15m-renovation-auto-program.html

August 15, 20222 yr I'm curious as to why they are cutting out brand new windows from the north façade of the White-Haines building (immediately next to this project) if they are just going to get covered up by this new build. Based on the renderings, the building that will connect the two will only be four stories, but the windows they are cutting out from the White-Haines building go pretty much down to the ground floor.
