The door was open and I could see there was some work being done inside. I didn’t get any pictures, but I think this is an improvement from the last time I drove around there. Guess it might not be dead.
September 19, 20222 yr I hadn’t realized the first floor was going to have the coffee/beer shop. Progress is looking good! Developer creating 'middle-income' apartments downtown at Broad and Grant “Residents are starting to move into the Vera on Broad downtown, a middle-income apartment building developed by an affordable housing developer. Stauf's Cup of Joe concept, which serves coffee, beer and wine, will open this fall in the ground floor of the building. Its space is about 3,000 square feet. Finance Fund also moved its offices into the ground floor of the building. Upstairs are 14 apartments, eight of which already are leased and occupied, said Jeff Mohrman, executive vice president of real estate at Finance Fund. Behind the 1929 building, a new five-story building is rising. That building will have 100 apartments and a 130-space parking garage. Mohrman said they intentionally wanted to build more parking spaces than apartments so that students from the nearby universities or businesses could park there, too. The new building will have an amenity deck on the fourth floor with fire pits, grills and seating. Residents could move into the newly constructed building in 2023, Mohrman said.” https://www.bizjournals.com/columbus/news/2022/09/19/vera-on-broad.html
September 19, 20222 yr The lobby of the old building is awesome. I poked my head in there a few weeks ago.

September 25, 20222 yr 1 hour ago, columbus17 said: Probably near its final height now Yep, looks like it. It’s about 10 stories shorter than what should be built along Broad, but it will still be a nice addition in terms of height. The south side of Broad doesn’t have a ton of height so every little bit helps.

September 27, 20222 yr Preschool planned for old Town Street mansion “Developers plan to convert an old mansion on East Town Street Downtown into a preschool, according to a plan presented to the city on Tuesday. The proposal calls for converting the 1850s-era mansion at 538 E. Town St. into the Sprout Early Education Center. Sprout plans to convert the building into a preschool after adding a small addition to a narrow wing connecting the Town Street building to the carriage house. A playground would also be added in the rear where a parking lot now sits. The Downtown Commission approved the change Tuesday, after some members expressed concern over traffic at the site during drop-off and pickup.“ https://www.dispatch.com/story/business/2022/09/27/downtown-mansion-could-become-preschool/69511954007/
October 1, 20222 yr Couple more shots of 195 E Broad, from 9/30. The elevator core might be topped off now.
October 1, 20222 yr I don't believe these renderings and video from Kephart of 195 E. Broad St. have been posted: https://kephart.com/take-a-tour-195-east-broad-street/ I'm all for the height and additional residential units, but man is that an ugly building. Only in Columbus do we design a new building to emulate an existing parking garage (and then put additional floors of parking in the new building for good measure).

Pretty sure that one is still happening and was approved. Probably waiting a bit to start it. I think they are finishing up the white Hanes building renovation first.
October 1, 20222 yr Yes this building is ugly, but I do think these are particularly bad renderings. I'd expect the final product to look marginally better in reality

They should’ve went with a more appealing color, but that really does look better than some of the original renderings we had. I think, with the historic facade worked in, the street level will look really nice. Just don’t look up 😅

At least the ground floor along Broad is somewhat attractive. And as bad as it is, I don’t think it will be worse than the Kaufman building on The Commons. The white portion isn’t bad but the rest is horrendous.

Warehouse District building will be transformed into hub of activity with new tenant “Center Square has leased a 33,000-square-foot building at 225 Neilston St. that currently houses the Ohio Department of Health's Office of Vital Statistics. The building underwent a renovation in 2004, according to previous reporting by Columbus Business First. The company plans to turn the building into a destination space called The Kee, which is expected to open in July 2022. The Kee will be an indoor-outdoor event venue with a restaurant, bar and a lineup of games, according to a release from the company. “We’ll rent space and offer an onsite catering option for private parties, weddings and corporate events," he said. "We’ll also offer an array of recreational activities like duckpin bowling, giant Jenga, sports simulators, pool, ping pong and more – alongside delicious food and drink, from our all-day café, craft-cocktail and juice bar,” he said in the release. According to Nestler, the company selected Columbus because of its population growth and the Warehouse District because of its historic character and its proximity to the Short North and the Arena District. “There’s nothing like The Kee in the Columbus area, and we’re pleased to help bring this modern-day community space to the Warehouse District,” said JLL's Davis in the release. “We’re also looking forward to the upcoming development of this historic neighborhood. With retail numbers on the rise, we see this new space playing a significant role in the area’s growth.”’ https://www.bizjournals.com/columbus/news/2021/10/06/warehouse-district.html I was on Neilston late last night and a couple of the windows at 225 were left uncovered, so i snatched a few pics of the progress being made at The Kee

Overnight, it was set on fire and rendered unsalvageable. John Kessler, executive vice president and chief strategy officer, remembers waking up the morning after the fire and seeing the smoke on the news. He rushed down to the building, but it was too late. It took the fire department days to put the fire out. Wednesday marked a rebirth for the project, celebrated with a ceremonial beam signing. The new building is set to open next April. The Residences at Topiary Park, at 65 S. Washington Ave., will include 92 apartment units. In all, the rebuilding of the apartments will take 15 months. Kessler declined to disclose how much the development cost, but he said it cost more to build the second building.” https://www.bizjournals.com/columbus/news/2022/07/14/encova-rebuilding.html

October 28, 20222 yr Edwards Tower (10-23-22) Vera on Broad Topiary Park Crossing Residences at Topiary Park North Oak Court apartment building boarded up prior to demolition for Library Park's 4th Phase
October 28, 20222 yr The sad thing is the Edwards building will look better being constructed than when its finished.
October 28, 20222 yr Really love how Vera on Broad fits so seamlessly into the streetscape. I'm also very impressed with how quick Topiary Park Crossing was able to go from concept to construction - I'd definitely like to see more of that! And so happy Encova rebuilt the Residences at Topiary Park. They look great (again) and I hope Encova will continue investing into the neighborhood.

I think they were legit trying to match the parking garage behind it.... It's basically the same structure with windows. Elevator cores on the front face, a curved corner at the very top, and super linear facade breaks; I cannot piece together any other reason a new build would be designed like this. It is a choice, that much is for sure 🥴 https://kephart.com/take-a-tour-195-east-broad-street/ Edited October 28, 20222 yr by DevolsDance

I feel like they could have made it look similar, but just added bigger modern style windows. Maybe we will all be surprised and it will look better in person.
October 29, 20222 yr I agree, but I can't figure out why you'd design a new building to match a parking garage. Like unless your business is building parking garages and this is your version of the longaberger basket, I can't wrap my head around it. I understand design preferences are subjective and everyone has their own opinion, but mine is this building is particularly ugly, like hipster trying to be ironically ugly, ugly.
October 29, 20222 yr They needed to cantilever the portion above the garage like 80 on the commons and get rid of the stupid curves. That garage is ugly enough.

Unfortunately they went t*ts up and now it is akward but still I like it. This thing though looks awful and it does look very "parking structuresque". Just awful and I agree with the rest of the derision regarding it. *What happened to the giant apple they had? I would want that in my yard lol.
