Are you talking about the room with the stadium seats or another room? I think there are multiple halls in there. The big Beatles cover band that plays every year around New Year's sounded fine.

Perfect example of a diverse venue. It's pretty much a premier venue in the city for dubstep, country music and weddings. Such a weird combo of offerings and I think it's great. Not to mention the place is just cool as hell being converted into a venue from an old church which gives it even more points in my book. The Bluestone is what others should be looking at as an example when they are considering opening a new event venue.

It does look really nice. It appears they also have some alternative music coming up, so seems like it covers everything. I didn’t even know it was converted and just randomly saw a show ad somewhere for it. 
 

it gives me the same type of feel as a venue in Toledo that I used to go to when growing up. It was called headliners and it had really big shows, but also had a small stage venue space. They had all kinds of music and genre didn’t matter.

Just great to see a space be used for something so diverse and do so well. They host an event for everyone it seems. Plus, they're clearly killing it and have a pretty healthy looking calendar for the upcoming months and that obviously isn't even accounting for private events.

If you go to third floor of the main library, you can get a pretty cool view of Topiary Park and the surrounding projects.

Go all the way to the top floor and then walk to the back of the building. There are giant floor to ceiling windows looking out over the park. I'm sure there are other cool views of downtown if you explore the third floor as well. 

 

You could also go to the top of the floor of the Grant Hospital Orange Garage at 393 E Town. It would give you some pretty good views of a lot of different projects. You can just walk right into the main lobby of the garage and take the elevator to the top.

This is going to be quite the adventure! I'm also going to head down Broad to look at the PNC plaza progress. I was going to swing by Madison's but someone just posted that not too long ago so I assume much hasn't changed.

Thanks for the pics. They really look to have done a good job with Topiary Park-such a good idea for that old parking strip. I would imagine they would be really popular. This area is looking like a big success to me and I am glad to see it.

Historic Downtown Warehouse Building Facing Possible Demolition

 

An emergency hazard order has been issued by the city for a pair of connected buildings at the corner of Neilston and Naghten Streets Downtown. The buildings – one four stories tall and the other six – contain about 100,000 square feet of space and are over a century old.

 

The emergency order means that the buildings need to either be demolished or repaired immediately.

 

“Advanced deterioration has occurred in the structure,” said Anthony Celebrezze, Deputy Director of the city’s Department of Building and Zoning Services. “The owners are to remediate the threat immediately. Once they pay for their permits they can move forward with a demolition of the structure without any further review.”

 

The city arrived at that determination after bringing in an independent structural engineer to examine the buildings last week. Neilston Street between Naghten and Mt Vernon Avenue was closed off earlier this winter after bricks from the parapet of the six-story building fell onto the street.

Walker commented on this with pictures he took from February 23 of when the brick fell off. The owner still hasn’t cleaned up the mess that is in the road. It’s been 6 weeks, I’m guess their plan all along was to let it fall into disrepair so they could demo it. 
 

I feel the company needs a daily fine, until they clean up the mess. Then if they don’t they should be stripped of the property. 

This was intentional. I don’t get why these places don’t just buy the parking lots instead.

Because the families that have been ranking in dough for generations oj parking lots won't sell them.

Parking revenue downtown has been down since the pandemic and I don’t see it going back up. The company that owns this building already owns a bunch of lots in the area, which makes this even worse.

A passive income with low taxes and little effort is still more valuable to some of these people. It's kind of like oil wells. TV or Song royalties, etc. It may be old and run down. Some months you make a couple hundred bucks. Other months you might rake in the dough but it's still income. Many if these lots have had the same owners for many decades so they are long paid off.  As of yet, developers aren't really itching to pay bank for empty lots so a lot owner that just receives checks occasionally from the management company is still content. 

 

Any who, I will whole heartedly forever boycott this developer and be beyond mad if they don't do right by it. Maybe they should sell the building to a developer who will do right, or sell some of their lots ans use that income to save these buildings but I will again die on the hill of accepting the loss of half a city block. This would be one of the most substantial losses in downtown of recent memory. Probably Moreso than what LC took down. 

 

This is the city being lazy and giving the developer the easy way out. What a joke. And spare the 'you don't know' or 'we can't say' sympathy for demo because it takes very little to look elsewhere and see buildings in far worse conditions that are rehabilitated into stunning apartments, commercial space etc. And again, from my own knowledge and experience in this area, there is no way the whole thing is irredemable. Period. There's truly No if ands or buts about it.

Yeah, this building doesn’t look bad from the outside, I don’t believe for a second it can’t be saved. I’m not really optimistic about the outcome of this. 

Asbestos removal work has started and the plywood in the window openings is being removed.

Amazing what was under all that awful cladding. To bad we can't seem to have more of these renovations to older buildings.

Mad about the hotel on Spring and Union Station for sure. If I ever get a hand in this city I will meticulously rebuild those as best as I can. We need to get back to building GREAT buildings!

Fun fact about the Chittenden Hotel (the "hotel at Spring")...the current occupant of the site, William Green Building, pays homage at the top!

I will say this, if Hackman actually builds something transformational, like they say, I will be able to forgive them a lot easier. If they just build a bunch of 4-5 stories like Jeffrey Park I will hate them forever. 
 

Based off the current multi-use properties they have, I’m not going to hold my breath.

Completely agree, I do wish Parks would have allowed at least one new gateway along this side of the park. I guess historically there was not one and there are no formal "paths", but it would have been nice addition.

Topiary park was in a lot rougher condition than I thought it would be in - would love to see it improved.

Just looked up how much these are renting for, holy crap, hopefully they rent like crap and they decide to sell as townhomes ha. I’m sure they will rent out fine, they look beautiful.

I think they would be better as townhomes. Such a great location-very unique. They will probably do well either way I agree on that as well.

 

*can we have some more of "this" along some other streets or parks in the city?  This looks almost as good as Neighborhood Launch-which we also need more of.

 

*They are going to brick over the front walkway, right? That will certainly help.  Also when they get the shrubs and groundcovers in it will have that more finished look(I guess because it will be finished lol).

These are some of the nicest apartment buildings I've seen go up in a long while.

My one criticism is they are a little flat. I wish there was a more defined setback between the visually different sections, closer to 3-5ft rather than the 8-12 inches currently present and perhaps some more height differentiation, an entire floor's worth for a couple of them.

 

To me it looks like they tried and made the effort to scale but it wasn't quite enough to make it entirely successful IMO.

Yes it is not perfect(I think Neighborhood Launch/Gay St. looks a bit better) but It is still really good.  It worked out better than I thought it would.  And it has had to overcome adversity like burning down and having to rise again like a phoenix.

 

Does anyone know if they are going to brick over the walkway along these? Are they going to put in shrubs/groundcovers etc.? That really helps NL look so good. These things do matter. 

 

* I can kind of imagine if these were there 125 or so years ago that the stretch along here would be a popular promenade with ladies pushing old fashioned baby carriages and people strolling to see and be seen along the park(which would have much better access).  We really do need more stretches like this that can evoke that imagery-a place nice enough that people would be almost subconsciously drawn to it.
