That really helps NL look so good. These things do matter. From the photos above it's obvious site construction is not yet complete. Trees go in first and then shrubs, perennials and groundcovers. It looks like there's a concrete base waiting for pavers of some kind, probably on a bituminous setting bed. They'll be flush with the landing on the right (marked with the red line) and the drain. Right now the sidewalk will not drain since the drain is above the sidewalk. Also, that drain cover should be switched out to an ADA compliant grate - the openings are too big.

I looked at it and came to the same conclusion I just wanted someone to verify it lol thanks. And good catch with the grate. I will hold off on a final grade for these until everything is complete-but the landscaping and the pavement will undoubtably improve the look. Overall this is much better than I anticipated. I thought the bay window sections would be problematic but they are not. Compare this to Columbus Commons. What a difference good design and consistent quality materials make. It is so easy to complain on here, but we need to give praise when it is earned I think. I think it has been earned here, especially coming back after the fire and all. This was an almost perfect response to what to do with that parking lot fronting the park-they really got it right on this one. Edited April 17, 20232 yr by Toddguy

They are here to stay for decades I am afraid. The best we can hope for is some future "facelift"-and that the facelift(just like with so many people)does not go horribly wrong and we end up with something worse.

These things do matter. * I can kind of imagine if these were there 125 or so years ago that the stretch along here would be a popular promenade with ladies pushing old fashioned baby carriages and people strolling to see and be seen along the park(which would have much better access). We really do need more stretches like this that can evoke that imagery-a place nice enough that people would be almost subconsciously drawn to it. They put in shrubs a few days later after I took those pictures, they look good!

April 20, 20232 yr These look really nice. However, is there not an entry to the park on that side? It's odd to have these nice new apartments facing a park, but separated by a multi-block long fence.

April 21, 20232 yr Seven Story Building Proposed to Replace Surface Parking Lots on Spring Street If built as proposed, the 30,000 square foot building located at 267 E. Over 8,000 square feet of the first and second floor would also be devoted to residential amenities, including co-working and fitness spaces. Edited April 21, 20232 yr by VintageLife

Shame its so short though.

There are so many empty lots and crappy 1 stories in this area. There are plenty of spots for some 10+ In the future.

I'd place this in the "Hilton" class of projects.

That’s 130+ res units, one more surface lot kicking the bucket, and more retail. Hopefully the momentum continues up both directions of Spring and motivates Hackman to get their butts moving on their properties. Hope it gets built!

Then you have the plexiglass looking windows with no framing, the exposed balconies, and the fact it looks nothing like its renderings. Not to mention the original proposal (also ugly to me) was 17 floors that they nixed to twelve because "we don't have apartment demand".

April 21, 20232 yr Agree with everyone else this looks much better than expected I also like that it's a new developer and someone spun off from Pizzuti (experience with quality work)
April 21, 20232 yr I will add, if the buildings that replace the 4 and 6 story warehouse buildings, that are most likely being demolished, look like this in a way, I will be happy. They will need more height, but if they did something similar it would look great.
