The fence and park are owned by Columbus Rec and Parks, it’s up to CRPD to allow access through the fence. CRPD is responsible for any new or rehabbed walking paths.

I kind of figured the fence/access has more to do with the city owned park than the developer.

 

Could look at it two ways, as a resident in one of those buildings, it may deter too much loitering on their front steps/property since the access will be limited, on the other side of the coin they will have to walk the little extra distance to the end of the fence to enter the park when they want.  I like the idea of an access point but I don't think it's a huge issue if there isn't.

 

That park already is very "gated" even on the other side of the park.

It's going to be hard to beat the Children's Palace thing lol.

 

The only thing I question are the balconies. I like that they are apparently going with some metal railing rather than glass/whatever, but if they were even partially or halfway inset they would look so much better. I can't help but think of the Kaufman Commons building on it's east and south side. They just jut out there into the void kinda and look awkward to me.

For me it works on this one, since it is still over part of the structure and isn’t just out over top of people walking by.

Yeah the entire darker part of the building being inset is one saving grace and will likely make a difference. I would still be happier about it if they were partially inset, but it is not that big of a deal.

Don't know if anyone has done this comparison recently, but the redevelopment/impact of the Neighborhood Launch master plan has been ridiculously transformational in this area. Yes it's taken 15+ years, but considering the rate of development in Columbus that's pretty amazing. New NBBJ building proposed for the site in pink.

It’s easy to look around and see all that could still be done and get disappointed, but good lord downtown has come a long way! Thanks for sharing that.

It's absolutely important to remember how things use to be. Really easy to get wrapped up in the "new" in this city that we forget to appreciate how far things have actually progressed.

Columbus' Warehouse District could get 7-story mixed-use building

 

“The proposed building, slated for 267 E. Spring St., would have a two-level parking garage, 2,000 square feet of ground-floor retail and apartments. Riewald Development founder Jon Riewald said he hopes to land a restaurant or bar in the retail space; an announcement could come soon.
 

"This is at the intersection of several neighborhoods," Riewald said. "Spring Street has kind of been a sore thumb, and development hasn't made its way there yet. Our hope is that this project can be catalytic for the area."
 

Riewald plans to be back before the commission to secure a certificate of appropriateness sometime this summer and break ground either late this year or early 2024. He said he's "full speed ahead" on the project, and working on securing financing now. 
 

"Columbus has 220 acres of surface parking lots downtown," Riewald said. "They destroy neighborhoods, so it's exciting to replace some with more density."’

Some of that really is just blow-up plastic furniture. And what you did to that word! LOL!  I literally cackled.

Having looked at it up close I am convinced the blue building(Edwards Tower)under construction is going to be hideous. I just have that feeling ya know? ugh. Is that whole east wall going to be blank?

Pictures do not do this building justice. If the whole thing is going to look like the bottom, it will be a jewel. We need little "jewels" like this scattered around representing what used to be in our downtown. 

From a beautiful swan to an ugly duckling and now back to a beautiful swan.  I guess being uglified saved it from the wrecking ball at least.

Yesterday they were acid washing more of the paint off the limestone and it looked great!

Connect takes a long ass time to complete projects, but damn do they usually turn out awesome. I hope they start on the front street building soon.

I have said before that they probably left the east side blank for future development of the OEA building. Maybe edwards has some insight that we don’t? I would love to see that building replaced with a 20+

C State has sooo much parking. It’d really help that section of downtown if they actually start filling that space in (along with CCAD and State Auto).

I sat in the lot most of the day yesterday. It was completely empty. The one on the East side of the garage should've never been built - they even have lots across from "the View" as well. Way too much parking.

Also who in the world drives to the different buildings???

I think if CSCC truly wants to move forward and expand they need to go the Clark State route. If not, I just can't imagine how they'd expand like this. Currently I think their best bet is selling the lots between Long and Spring to private developers and just call it a day.

I do not like the new plan too much. Build a garage or two and wrap them with residential/other uses on those two big parking lots-make the smaller strip parking lot between them a greenspace/elongated pocket park,  keep the park planned on Cleveland as well, and let individual developers in so the area does not have an "artificial" look. Other than that I don't care where they put the educational buildings as long as spaces get filled in and are of course very pedestrian and transit friendly. 

To be fair, before covid and the advent of on-line classes, the parking lots were full. It is a commuter college after all. Moving forward, maybe CSCC realizes they do not need as much parking and are looking at new opportunities?

I hope that's the case. There's a lot of great opportunities for an "innovation district" out that way that would work well with CCAD/CSCC/Franklin

Very true. I just hope they get it right.  That is a huge area of parking lots and the potential...*sigh*

They did a great job on this. I love the shelving wall!

This is such a great addition to downtown!!!  And right in an area that has been building up and so much more in the pipeline!!!  I'm planning to go tomorrow!!  Love Jackie O's!!!

Some interesting tidbits from today’s Dispatch story on the opening of the TP apartments:

 

Topiary Park apartments rise from the ashes after 2020 fire

 

“Encova announced the apartments in 2017, when the company was still called Motorists, and started construction the following October. At the time, Motorist officials said they planned to add additional buildings on land the company owns along Oak Street east of South Washington Avenue.

 

Kessler said the company is now moving forward on those plans.

 

"It’s still in the works," he said. "We have a grand vision for the Oak Street corridor. We have all these surface lots just sitting there. That's not doing anything to help lift the neighborhood. We want to make a lasting impression. That started with phase one, the Residences at Topiary Park, with several phases to follow. Those phases were put on hold, but we're now starting to revisit that vision, and put together some plans." 
 

Kessler is also encouraged by development in the area and around the park, which he called "one of Columbus' best-kept secrets."‘

Encova Realty's Residences at Topiary Park now open, 3 years after fire

 

Three years after a fire gutted apartments being built by Encova Realty, the first residents are moving in.

 

The Residences at Topiary Park at 65 S. Washington Ave., includes 92 apartment units across five floors. The building is on a surface parking lot in between the Encova Insurance office building and Topiary Park.

 

John Kessler, the realty company's executive vice president and chief strategy officer, said the day of the fire is "burned" into his memory.

 

"We're so happy to be at this point and to have come back from that," Kessler said.

 

The fire was set in the early morning hours following a night of downtown protests related to the murder of George Floyd, but was ultimately determined that the fire was unrelated to the protests.

Looks like some soil borings are being taken today in the north end of the parking lot on the NE side of Fourth and Spring, just south of the fire museum. That lot has been deteriorating for years with little upkeep, so I've always assumed it was waiting for redevelopment. 

Wooof, looks like it should be a hotel out in the suburbs.

I don't think it's bad. Nothing ground breaking, but it meshes well with the surrounding buildings and it's somewhat secluded so no need to go all out with the design. Seeing all these surface lots getting wiped out in this little area of downtown is awesome to see. It's really turning into a nice little residential area.
