They have not released any renderings yet. I agree that is the best spot for something and hopefully it is more than 5 stories. I always assumed they owned the lot right at the corner of spring and 4th. I’m hoping one day that is developed into something great.

April 12, 20241 yr I know they pushed an RFP for Spring & 4th a while ago, however I don't know where things landed. The RFP asks were quite run-of-the-mill, though. They wanted roughly 200 beds across a mix of units (studio, one-bedroom, two-bedroom), commercial, and a 1:1 parking ratio. But again, I haven't heard much in a while, so I do not know where the project stands. Some of the proposals were cool with nice heights (I remember them all being 7-10 stories) and quite bold designs for the area. I hope one of them moves forward because that corner needs life.

April 12, 20241 yr I’m super excited for the Riewald project to get going. It’s right next to me, and I think it’ll help to bring a lot more life to Spring St. Next, the city needs to work on making Spring safer. I doubt they’re anywhere close to making it two way, but at least widen the sidewalks, protected bike lane and better pedestrian crossings would be a start. It’s so dangerous rn.

Agreed, parking was the wild aspect for me as well. Pushing for that ratio would actually result in a net increase in parking spaces on this block. Clearly, that is what this area lacks, parking 🙃

With how much the condo units downtown get sold for, I’m surprised we haven’t seen another gay st development happen somewhere else. I think the a street in the warehouse district would be great and some of the area east of ccad and columbus state also. There is so much land over there and would be a great location.
April 25, 20241 yr I'd rather not see more of these condos built downtown like this. Not to argue that they don't look nice and that a few smaller lots here and there can't include them, but I think the majority of the space Downtown should not be built with this kind of very low-rise, low-unit project that would better serve as infill in other parts of the city, such as in the abundance of single-family neighborhoods. I'd rather see the available land Downtown be maximized as much as possible.

The entire block North of E Town St, East of S Washington Ave, South of Oak St and West of Lester Dr would be perfect for a neighborhood launch style homes on any open lots. And to that I have to say I’m not a huge fan of, though the placement at least is around “town centers” with some commercial. I’d say downtown needs to largely follow what it used to be, and leave the density for the main riverfront portion. That’ll also help increase cohesion with neighboring communities and promote homeownership in the area.

We get downtown a lot, and every time I'm sitting at Jackie O's, I look at the stretch of 4th going North and you just know there's going to be a wall of buildings along this corridor someday. That entire intersection of 4th and Spring and on up to Chestnut will have a whole new feel.
