I'm no fan of JBAD projects and don't like the weird, angular, metal buildings. If it's not brick in the warehouse district I'm not happy.

There are plenty of other great design firms within a block of that site

We get downtown a lot, and every time I'm sitting at Jackie O's, I look at the stretch of 4th going North and you just know there's going to be a wall of buildings along this corridor someday.  That entire intersection of 4th and Spring and on up to Chestnut will have a whole new feel.

I would absolutely love a 24/7 diner located somewhere near 4th and Spring. It's close enough to Columbus State you would have a steady crowd in the morning, and by the current bars on 4th street to be a late night option.

This is great, a new park in there would be a great catalyst. But hopefully Spring St would be turned into 2-way first -- that would really help to bring nicer pedestrian traffic between the new residential in the area. A whole string of parks to CSCC would make the area feel a lot like the Pearl District in Portland

I guess this goes here. Looks like Abbott wants to expand their distribution center, rearrange parking/drives, and pave their trailer parking:

No, no, and no. Their truck traffic is already bad enough.

I wouldn’t mind them doing this, if they held them to some sort of design standard to make it fit into the area better. That area is going to start filling in with residential and another building right there, should add at least some good visuals.

I want Abbot to leave downtown and go out to at least somewhere by the Airport. All they do is cause chaos with their semis. These aren’t small factories and warehouses - they’re huge and take up giant blocks of the street grid.

Are their trucks really that big of an issue? I work within a few blocks and haven't noticed - I assumed they would just hop on Fourth to 670 and stay out of the downtown area. It would be great if Abbott were gone and this could be reclaimed for the district, but I don't see that happening anytime soon.
Pushing for some degree of streetscape design on the new building and better screening of their parking area between 5th and Neilston would be a big help (and reasonable request) for what will hopefully be a redevelopment of the whole Mt Vernon corridor in the near future.

I live within site of it and have never had an issue.

I think their corner of downtown is nicely out of the way for now. Agreed on getting them to spruce up the campus and be a better neighbor aesthetically and perhaps more eifficient land use and buffer zones but I've never heard anyone complain about the trucks until now. There's so much space downtown that this land isn't necessarily needed or ripe for redevelopment either. Like Rogue, it provides a different type of job that isn't office or hospitality to a core population. If we keep advocating for the displacement of the blue collar jobs to the outskirts, that increases demand for residential outside of the city.  Now, once downtown is filled to the brim, perhaps it's might be a different conversation to have, but we are nowhere close to that.

The problem isn’t the truck traffic as much as it is the trailer drop lot.

However considering what that plant produces it would take a lot to entice them to move in my opinion.

Columbus College of Art and Design's latest project is moving forward

"CCAD plans to turn Battelle Hall into a new Center for Creative Collaboration. The existing building will get interior renovations and technology updates, while a two-story, 10,000-square-foot addition will be built on the adjacent parking lot. An urban park also will be added as part of the project.

Downtown Commission approved the design at their meeting on Tuesday, clearing the way for the project to begin this year.

The Center for Creative Collaboration project is expected to cost about $15 million. Costs not covered by a CCAD fundraising campaign will come from other college funds, including the sale of 161 N. Grant Ave. to the Columbus Fashion Alliance, CCAD President Melanie Corn previously told Columbus Business First.

Construction could start during the upcoming academic year and students could be in the new building by January 2026.

With its location at the corner of Gay Street and Washington Avenue, the project will add green space in a highly visible part of downtown Columbus, close to the Columbus Museum of Art and East Broad Street."

New Plan Calls for More Units, Less Parking in Downtown Apartment Project

The Downtown Commission this morning approved changes to the fourth phase of Pizzuti Companies’ Library Park development. The new plan calls for a building that is the same height and overall size as the one previously approved, but that contains more apartments and fewer internal parking spaces.

Last May, the commission approved a seven-story, 120-unit building for the northwest corner of Oak and South Ninth Streets (they also approved the demolition of the existing 1930s-era apartment complex on the site). The building contained a three-story, 106-space parking garage.

The new plan calls for two floors of parking to be removed, leaving the building with just 30 spaces in a first-floor garage. That frees up space for five new first-floor walkup units and 24 new apartments on the second floor.

I don't recall ever having seen these renderings. Given the title of the document says "Visionary Concepts" I wonder how much of a reality exists of a building being put there.

Yeah definitely just conceptual. I guess it would all depend on who ends up buying it. Maybe Kaufman should look into it 🙏

Riewald Development could start work on Warehouse District mixed-use project as soon as 2024

New apartments could rise in the Warehouse District as soon as the first quarter of 2024.

The Columbus Downtown Commission Tuesday approved a proposal from Riewald Development for a seven-story, 131-unit apartment building on East Spring Street. The project will include about 2,000 square feet of ground-floor retail, which Riewald Development founder Jon Riewald said will be a restaurant or bar.

The proposed building is slated for 267 to 281 E. Spring St. and would replace surface parking lots.

"Parking lots are a gap in the urban fabric," Riewald told me. "This project would be engaging at the pedestrian level and a catalyst for other development in the area."

This particular project will replace multiple surface lots!

The building design is impressive for the 5 over 2 style buildings we've seen pop up around Columbus. I'm excited for this project to be completed.

Side note, would love to see Spring St be reduced to 2 lanes with a fully separated bus lane & bike lane along with wider sidewalks and trees.

I would love to see it switched back to two way traffic, also with bike lanes, bus lane and better sidewalks and trees.

City Grant to Help CCAD Convert Parking Lot into Park

The Columbus College of Art & Design will use a $1.4 million capital grant from the City of Columbus to support its plans for the northwest corner of Gay Street and Washington Avenue.

First proposed in March, the plan calls for a major renovation and addition to Battelle Hall, an 80-year-old building that was covered with large, beige panels in the 1970s.

The two-story addition will extend the building into an existing parking lot, while the rest of the parking lot will be converted into a public greenspace with paths, trees and a variety of seating options.

Seems like it's a bad time to invest in retail spaces. We have no idea what is going to happen in 2025 and if things actually start getting way more expensive for the average consumer like they're predicting, disposable income is going to rapidly start shrinking for the average person. First thing people cut out is unnecessary spending on things like dining out and shopping.

Retail is still somewhat hurting. Take a look at The Nicholas - there's still several spots open.

Columbus State unveils design for OhioHealth Center for Health Sciences

"Columbus State Community College soon will have a new 80,000-square-foot healthcare education hub at the intersection of Cleveland Avenue and Spring Street.

The college released designs for the facility, which is the result of a previously announced partnership between the college and Central Ohio's largest hospital system – OhioHealth.

OhioHealth invested $25 million in the partnership to increase the number of healthcare workers in the in-demand field of nursing. Registered nurses and other healthcare positions make up roughly one in every seven job postings in Central Ohio, according to data from labor market analytics tool Lightcast."
