November 23, 2024Nov 23 More on that... CSCC Releases Updated Visuals of New Downtown Healthcare Building The OhioHealth Center for Health Sciences at Columbus State Community College’s (CSCC) main campus in Downtown Columbus is slated to officially break ground in the fall of 2025, and representatives with the school released new renderings today to better show the final product. The building was first announced last summer, and will replace a portion of the surface parking lot at the northeast corner of Spring Street and Cleveland Avenue. The new 80,000 square foot building will help support and expand the school’s popular nursing and healthcare programs. December 10, 2024Dec 10 I couldn't remember if we saw updated renderings for Artem on Gay but I saw this on the Ohio Housing finance page. Sorry it’s pretty low quality.

This is completely unacceptable to not incorporate at least one small retail space in this project. We can do better than this for our downtown! Sorry for the scribbles on the map but, in this entire section on Grant, I believe there are only two retail spaces. Subway being one, and the other being a hair salon. With a total of 3 new developments along Grant the city should at least push for the developers to add retail space. It just seems like a dead zone when you walk this area. 10 years from now, this area of downtown could have thousands of new residents. (Red square is the new development) two purple squares are retail spaces. December 10, 2024Dec 10 The renderings could not have been worse. Once again Columbus allowing crappy modern architecture instead of classical design.

December 13, 2024Dec 13 Columbus nonprofit could add new affordable housing on Gay Street Jeff Mohrman, executive vice president of real estate at Finance Fund, said the project could break ground next summer, pending the necessary approvals. "This is an entry point for the Discovery District," he said. Mohrman said he hopes the development would help fill in that part of the neighborhood. Units will be rented to people making 30% to 80% of the area median income. And there will be one-, two-, and three-bedroom units. The project would include 21 parking spaces.

The city needs to block any development over 4 stories utilizing cement panels, lap siding, or board and batten as cladding. It’s not appropriate for structures of that size and looks bad.

Classical architecture and traditional styles does not cost much more than this style of building. Many architects have verified this. The city's architectural guidelines are abysmal. I WOULD NOT rent from any of these developments just because of how terrible they look - not a building I'd ever want to walk home to. The best one is ironically affordable housing - Topiary Park. It looks nice, charming, and has unique character unlike any other in the city, while utilizing color and interesting shapes to play off the greenery of the park.
December 20, 2024Dec 20 Columbus State's new health sciences building tabled by Downtown Commission Columbus State Community College will go back to the drawing board on its proposed health sciences building. The community college and architect for the project, Moody Nolan, went before Downtown Commission Thursday. The application was continued – meaning both parties will have to come back before the body at a later meeting to get a certificate of appropriateness. Downtown Commission members asked to table the college's application because they wanted to see how the building would play in the context of other happenings on campus and development in downtown around the campus. Commission members also asked to see some design and landscaping changes the next time the project comes before the body. Sherry said the building was designed with future development on and off campus in mind.

Yeah I’m pretty confused by this. The project looks pretty good and has a good street scape. They barely had any negatives to say about the crappy project planned across the street from this so yeah it makes no sense.

I mean if they're gonna make it modern, I would like to see more creativity. It definitely won't age well in its current design. That being said, I agree. Others have flown through that shouldn't have. Still believe the city needs to start getting restrictive on modern architecture unless its significantly unique and well designed (not used as value-engineering).
December 20, 2024Dec 20 Downtown apartment proposal from Finance Fund to be redesigned Finance Fund brought its Artem on Gayproject before the Downtown Commission Thursday and the body decided to continue the application, meaning no action was taken. Finance Fund will need to come back to the commission in the new year to get a certificate of appropriateness and move forward with the project. The commission asked for some design changes, such as more variation in the building's color and other changes that might give the building a more residential feel.

Unless the School Employees Retirement System owns the right away of this back alley, I don't see why they can't change the entrance/ exit to the garage to the alley between the new building and the parking garage and keep it off Grant Ave. Also add at least one retail space on the corner of Grant & Gay Streets even it's 800 sq ft. Something to incorporate the building with pedestrians.

I honestly think it would be best to just make it a one way coming in from Gay, but that makes too much sense.

January 30Jan 30 Downtown Market Takes On Ownership Change The Hills Market Downtown will look a little different next month. Located at 95 N. Grant Ave., The Hills Market Downtown will undergo an ownership change and transition to Charmy’s Market starting March 1. The change comes with The Hills Market leadership’s decision to consolidate and focus all operations at the Worthington Hills Market. The Worthington location at 7860 Olentangy River Rd. has been in operation since 1993, followed by The Hills Market Downtown which came along in 2013. The market’s newest owners Sherry and Rezi Bayegan have led the Downtown market’s kitchen and catering operations under Charmy’s Persian Taste since 2019. The duo immigrated to Ohio due to threats of persecution from Tehran, Iran, where they used to own a restaurant. February 19Feb 19 Columbus State health sciences building goes back to Downtown Commission In response to commission feedback in December, the college provided additional context for how the structure will fit in relation to the existing campus. It also updated its planting and landscaping plan, and revised the east and west entries to emphasize the building's main entry points. Columbus State is proposing a new 80,000-square-foot healthcare education hub on a portion of a surface parking lot at 230 Cleveland Ave. The building, developed in partnership with the college and OhioHealth, would feature labs, simulation spaces, classrooms and other amenities. Programs taught in the building would range from nursing to medical imaging to respiratory therapy. The updated site plan also shows a plaza at the intersection of Cleveland Avenue and East Spring Street, a multipurpose event/seating area next to the main entry facing the remaining parking lot, and two patios on the north and south ends of the property.
February 19Feb 19 Artem on Gay At the previous meeting, the commission asked for some design changes, including variations in the building's color and other alterations that would give it a more residential feel. In response, Finance Fund provided updated plans that include facade changes, a larger cornice to cap the building, and window types that are varied and taller, among other alterations.

February 26Feb 26 New Columbus State Building Approved, More Changes Planned for Downtown Campus Columbus State Community College will be moving forward with plans to build a new Health Sciences building on its main campus after the Downtown Commission signed off on the design this morning. The 80,000-square-foot, three-story building will be constructed at the northeast corner of Spring Street and Cleveland Avenue, taking up a portion of the large surface parking lot that stretches for the length of the block. As part of the discussion of the new building, a Columbus State official also provided some information about the college’s plans for the rest of its campus, including the even larger surface parking lot south of Spring Street and east of Cleveland Avenue. “That will be a multi-use development in the future…with the possibility of new college space for advanced manufacturing,” said Kieran Sherry, Executive Director of Planning, Design, and Construction at Columbus State. February 26Feb 26 Downtown Commission Approves Affordable Housing on Gay Street The Downtown Commission this morning approved plans to build a six-story apartment complex at the southwest corner of Gay Street and Grant Avenue. The 71-unit building, which will have a 21-space parking garage, will be built on what is now a surface parking lot. The project is being spearheaded by the Finance Fund, a nonprofit developer and lender. Finance Fund also developed the nearby Vera on Broad project, which holds 114 units and has a 153-space garage. First brought before the board in 2023, the project has had several reviews, most recently in December. The approved plan incorporates some changes encouraged by the commission, such as larger windows and a larger cornice at the top of the building.
